{"id":112845,"date":"2020-11-11T09:00:37","date_gmt":"2020-11-11T15:00:37","guid":{"rendered":"https:\/\/centrourbano.com\/?p=112845"},"modified":"2020-11-10T22:57:20","modified_gmt":"2020-11-11T04:57:20","slug":"industrial-3t2020-recuperacion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/industrial-3t2020-recuperacion\/","title":{"rendered":"Sector industrial cierra el 3T2020 con buenas perspectivas de recuperaci\u00f3n"},"content":{"rendered":"<p><em>De acuerdo con CBRE, la tasa de vacancia de espacios industriales se situ\u00f3 en 5.3%, por debajo del mismo periodo del a\u00f1o anterior, que fue de 5.7%, impulsado por la nueva oferta<\/em><!--more--><\/p>\n<p>El <strong>mercado inmobiliario industrial<\/strong> de la Zona Metropolitana del Valle de M\u00e9xico (<a href=\"https:\/\/centrourbano.com\/2020\/10\/02\/mantiene-ritmo-actividad-inmobiliaria-industrial-en-valle-de-mexico\/\" target=\"_blank\" rel=\"noopener noreferrer\">ZMVM<\/a>) present\u00f3 un balance positivo en lo general, al cierre del tercer trimestre de 2020 (3T2020), de acuerdo con datos de la plataforma <strong>CBRE M\u00e9xico<\/strong>.<\/p>\n<p>\u201cEl tercer trimestre de 2020 cierra con buenas perspectivas en cuanto a la <strong>recuperaci\u00f3n<\/strong>, al reanudarse las actividades de construcci\u00f3n y la continua llegada de nuevos inquilinos del sector log\u00edstico, que vive una expansi\u00f3n exponencial y una demanda cada vez mayor de espacio\u201d, indic\u00f3 <strong>Francisco Mu\u00f1oz<\/strong>, <strong>vicepresidente de Industrial y Log\u00edstica para CBRE<\/strong>.<\/p>\n<p>De acuerdo con el \u00faltimo reporte de la plataforma, la Ciudad de M\u00e9xico y su \u00e1rea metropolitana cerraron el 3T2020 con un <strong>incremento del 2.9% en el inventario<\/strong>, pues se sumaron 71,000 metros cuadrados (m\u00b2) de espacios; con lo cual se alcanz\u00f3 un total de 9 millones de metros cuadrados.<\/p>\n<p>El incremento en el inventario se localiza principalmente en zonas de reconversi\u00f3n industrial, derivado de la demanda de espacio para <strong>e-commerce;<\/strong>\u00a0tanto de centros de distribuci\u00f3n de gran volumen como de los de \u00faltima milla, cuya demanda aument\u00f3 a ra\u00edz del Covid-19.<\/p>\n<p>Adem\u00e1s, <strong>CBRE<\/strong> report\u00f3 que la <strong>tasa de vacancia<\/strong> se situ\u00f3 en 5.3%, por debajo del mismo periodo del a\u00f1o anterior, que fue de 5.7%, impulsado por la nueva oferta. Esta \u00faltima se localiza principalmente en los submercados Nororiente (Gustavo A. Madero) y Suroriente, integrado por Ixtapaluca, Ecatepec y Chalco.<\/p>\n<p>La <strong>construcci\u00f3n<\/strong> alcanz\u00f3 los 354,000 m\u00b2, un incremento del 49% con respecto del 3T2019. \u201cLa reactivaci\u00f3n de la construcci\u00f3n, luego de ser declarada actividad econ\u00f3mica esencial propici\u00f3 que se reanudaran las obras en proyectos con fecha de entrega prevista para la primera mitad del a\u00f1o, reprogramando la misma a finales de este a\u00f1o y principios de 2021\u201d, explic\u00f3 CBRE.<\/p>\n<p>Finalmente, la <strong>absorci\u00f3n bruta<\/strong> ascendi\u00f3 a 700,000 m\u00b2, 4% menos a lo reportado en el mismo periodo de 2019. \u00c9sta se concentr\u00f3, principalmente, en el corredor de Tepotzotl\u00e1n, con el 39% de las operaciones; seguido de Cuautitl\u00e1n, con el 32%; y Tlalnepantla con 20%, sumando entre los tres cerca de 172,000 metros cuadrados.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>De acuerdo con CBRE, la
