{"id":112711,"date":"2020-10-30T08:45:39","date_gmt":"2020-10-30T14:45:39","guid":{"rendered":"https:\/\/centrourbano.com\/?p=112711"},"modified":"2020-10-29T23:38:10","modified_gmt":"2020-10-30T05:38:10","slug":"vivienda-ara-caen-3t2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-ara-caen-3t2020\/","title":{"rendered":"Unidades de vivienda vendidas por ARA caen 45.8% al 3T2020"},"content":{"rendered":"<p><em>\u201cEn septiembre, los efectos desfavorables se aminoraron o inclusive resolvieron, por ello prevemos un buen cierre de a\u00f1o\u201d, coment\u00f3<\/em> <em>Germ\u00e1n Ahumada, director general de ARA<\/em><!--more--><\/p>\n<p>La firma <strong><a href=\"https:\/\/centrourbano.com\/2020\/10\/23\/ara-derex-y-sadasi-entre-los-ganadores-del-premio-nacional-de-vivienda\/\" target=\"_blank\" rel=\"noopener noreferrer\">Consorcio<\/a> ARA<\/strong> present\u00f3 su reporte correspondiente al tercer trimestre de 2020 (3T2020) ante la Bolsa Mexicana de Valores (BMV), en el cual destaca una disminuci\u00f3n del 45.8% en las <strong>unidades de vivienda vendidas<\/strong>, con 1,577, comparado con el mismo periodo de 2019.<\/p>\n<p>En total, durante los primeros nueve meses del a\u00f1o, ARA logr\u00f3 la venta de <strong>4,739 viviendas<\/strong>, una disminuci\u00f3n de 39.1% frente al a\u00f1o anterior.<\/p>\n<p>Por segmento, los ingresos de la vivienda de <strong>inter\u00e9s social<\/strong> disminuyeron un 51.8%, debido principalmente a que algunos desarrollos est\u00e1n ubicados en ciudades que dependen en gran medida del turismo y fueron duramente golpeadas por la pandemia.<\/p>\n<p>Los ingresos de tipo <strong>medio<\/strong> tuvieron un retroceso de 36.1%; mientras que los del <strong>segmento residencial<\/strong> disminuyeron un 23.1%, aunque con un mejor desempe\u00f1o en comparaci\u00f3n con los dos trimestres anteriores de este a\u00f1o.<\/p>\n<p>\u201cEn el segundo trimestre pudimos continuar con la venta de nuestras viviendas ya que se ten\u00eda inventario disponible, sin embargo, se termin\u00f3 en algunos desarrollos principalmente de <strong>vivienda vertical<\/strong>. Tanto por la suspensi\u00f3n de la actividad de construcci\u00f3n como por el tiempo que requieren los edificios, dichos desarrollos no contaron con <strong>vivienda terminada suficiente<\/strong> en el tercer trimestre\u201d, coment\u00f3 <strong>Germ\u00e1n Ahumada Russek<\/strong>, <strong>director general de Consorcio ARA<\/strong>.<\/p>\n<p>Por otro lado, los <strong>ingresos totales de ARA<\/strong> sumaron 1,366.5 millones de pesos (mdp), una ca\u00edda de 38.6% en comparaci\u00f3n con el 3T2019, aunque fueron un 23.5% mayores al compararlos con los resultados del 2T2020.<\/p>\n<p>Al cierre del 3T2020, la <strong>utilidad de operaci\u00f3n<\/strong> de ARA se coloc\u00f3 en 125.5 mdp, 53.8% menos que los 271.5 mdp reportados en el tercer trimestre del 2019; y la <strong>utilidad neta<\/strong> fue de 111.0 mdp, con un decremento de 46.4%, y un margen neto de 8.1 por ciento.<\/p>\n<p>En tanto, el <strong>flujo de la operaci\u00f3n<\/strong> (<strong>Ebitda<\/strong>) fue por 173.4 mdp, con una disminuci\u00f3n de 49.2% respecto al 3T2020, y un margen de Ebitda de 12.7%; el <strong>margen de operaci\u00f3n<\/strong> fue de 9.2%; y el <strong>flujo libre de efectivo<\/strong> para ARA termin\u00f3 positivo, con 264.1 mdp, contra los 179.3 mdp del 3T2019.<\/p>\n<p>\u201cEn septiembre, principalmente en las \u00faltimas semanas, los efectos desfavorables que acabo de se\u00f1alar se han aminorado o inclusive resuelto, raz\u00f3n por la cual prevemos un buen cierre de a\u00f1o#, indic\u00f3 <strong>Ahumada
