{"id":112576,"date":"2020-10-23T08:45:13","date_gmt":"2020-10-23T13:45:13","guid":{"rendered":"https:\/\/centrourbano.com\/?p=112576"},"modified":"2020-10-22T18:17:53","modified_gmt":"2020-10-22T23:17:53","slug":"sector-inmobiliario-post-covid","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/sector-inmobiliario-post-covid\/","title":{"rendered":"\u00bfQu\u00e9 le espera al sector inmobiliario en la era post Covid-19?"},"content":{"rendered":"<p><em>Debido a la pandemia, tan solo en el 3T2020 hubo una reducci\u00f3n en la demanda de casi 200,000 m<\/em><em>\u00b2<\/em><em> de oficinas en la CDMX; por lo que el reto es adaptar estos espacios<\/em><!--more--><\/p>\n<p>Este mi\u00e9rcoles, la <strong>Asociaci\u00f3n de Desarrolladores Inmobiliarios<\/strong> (<a href=\"http:\/\/www.adi.org.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>ADI<\/strong><\/a>) y la consultora <strong>McKinsey &amp; Company<\/strong> participaron en el seminario virtual \u2018\u00bf<strong>C\u00f3mo navegar la nueva normalidad<\/strong>? <strong>Implicaciones post Covid-19 en el Real Estate<\/strong>: sector comercial y oficinas\u2019.<\/p>\n<p>En este espacio, los expertos analizaron el estado actual de la industria inmobiliaria en M\u00e9xico, y compartieron sus perspectivas a partir de los efectos generados por la <strong>pandemia de Covid-19<\/strong>, particularmente en los segmentos de <strong><em>retail<\/em><\/strong> y <strong>oficinas<\/strong>.<\/p>\n<p><strong>Enrique T\u00e9llez Kuenzler<\/strong>, <strong>presidente de la ADI<\/strong>, destac\u00f3 el inter\u00e9s del sector por entender las implicaciones y acciones que se est\u00e1n tomando en el pa\u00eds y en otras partes del mundo; para as\u00ed definir las mejores alternativas que tiene esta industria para salir de la crisis.<\/p>\n<p>Por su parte, <strong>Pablo Ordorica<\/strong>, <strong>socio de McKinsey &amp; Company<\/strong>, asegur\u00f3 que no se va a regresar a la \u2018<strong>antigua normalidad\u2019<\/strong>, pues esta pandemia ha modificado la estructura de los mercados. Apunt\u00f3 que las ganancias y m\u00e1rgenes han cambiado dram\u00e1ticamente al R<strong>eal Estate<\/strong>, por lo que las compa\u00f1\u00edas deben actuar; y como parte de esto, es esencial apuntalar la colaboraci\u00f3n entre el sector p\u00fablico y el privado. \u201cEn tiempos de crisis es cuando las empresas que son realmente l\u00edderes se diferencian de las dem\u00e1s\u201d.<\/p>\n<p><strong>Ordorica<\/strong> coment\u00f3 que, si bien algunos segmentos se han visto mayormente afectados, hay otros que presentan amplias oportunidades para su recuperaci\u00f3n. Esto debido a que las <strong>desarrolladoras<\/strong> se han adaptado y han tomado acciones para asegurar aspectos de salud e higiene.<\/p>\n<p>En el caso del <strong>mercado de oficinas <\/strong>en M\u00e9xico, <strong>Rob Palter<\/strong>, <strong>socio de McKinsey<\/strong>, explic\u00f3 que, aunque se prev\u00e9 una evaluaci\u00f3n m\u00e1s racional respecto al dilema de <strong>adoptar el trabajo remoto<\/strong> de manera permanente o <strong>volver al 100%,<\/strong> todav\u00eda persiste nerviosismo entre los mexicanos por salir de casa. Por ello, asegur\u00f3, el futuro de este rubro se ver\u00e1 cuando la gente empiece a sentirse bien acerca de salir.<\/p>\n<p><strong>Palter<\/strong> apunt\u00f3 que, debido al Covid-19, tan solo en el tercer trimestre del a\u00f1o (3T2020) hubo una <strong>reducci\u00f3n en la demanda<\/strong> de casi 200,000 metros cuadrados (m\u00b2) de oficinas en la Ciudad de M\u00e9xico. Por esta raz\u00f3n, el reto estar\u00e1 ahora en ver qu\u00e9 tan r\u00e1pido se pueden <strong>adaptar estos espacios <\/strong>para ofrecer confianza y flexibilidad durante el regreso de los empleados.<\/p>\n<p>Finalmente, en el caso del <strong>segmento comercial<\/strong>, <strong>Palter<\/strong> dijo que el escenario para este rubro en M\u00e9xico actualmente se ve complejo, en tanto la gente busca m\u00e1s cercan\u00eda y facilidad de las tiendas.
