La base de estas previsiones son los <strong>resultados favorables<\/strong> que la plataforma registr\u00f3 en el tercer trimestre del a\u00f1o en curso y que permiten observar ya un <a href=\"https:\/\/centrourbano.com\/2020\/10\/16\/las-fortalezas-del-segmento-industrial-en-tiempos-de-pandemia\/\"><strong>proceso de recuperaci\u00f3n<\/strong><\/a>.<\/p>\n<p>\u201cLa perspectiva para el sector industrial en el pa\u00eds es positiva, de la mano del T-MEC y la preferencia de empresas para la cadena de suministro, as\u00ed como el aumento del comercio electr\u00f3nico\u201d.<\/p>\n<h3>Recupera terreno la absorci\u00f3n bruta<\/h3>\n<p>Datoz detall\u00f3 que la <strong>absorci\u00f3n bruta del mercado inmobiliario industrial<\/strong> del tercer trimestre de 2020 (<strong>3T2020<\/strong>) registr\u00f3 un <strong>incremento del 42% con respecto al 2T2020<\/strong>. Cae mencionar que este crecimiento comenz\u00f3 a ser en todo el segmento industrial, algo que contrasta a los trimestres anteriores cuando solo el subsegmento log\u00edstico era el que crec\u00eda.<\/p>\n<p>\u201cEntre julio y septiembre, la renta y venta de edificios industriales, ya sea para actividades de <strong>manufactura, log\u00edstica o ensamble<\/strong>, comenz\u00f3 su recuperaci\u00f3n luego de la baja actividad que experiment\u00f3 en los primeros meses de la pandemia por COVID-19\u201d.<\/p>\n<p>Pese a esta din\u00e1mica de recuperaci\u00f3n, la variaci\u00f3n en t\u00e9rminos anuales es inferior a la del a\u00f1o previo con niveles menores en 30 por ciento. De hecho, la \u00fanica regi\u00f3n que registra incrementos trimestrales y anuales es la del baj\u00edo \u2013 occidente.<\/p>\n<h3>Baj\u00edo \u2013 occidente viene de un a\u00f1o d\u00e9bil<\/h3>\n<p>La plataforma explic\u00f3 que las variaciones alcistas anuales de la regi\u00f3n baj\u00edo \u2013 occidente se explican porque en 2019 el sector tuvo en la regi\u00f3n un comportamiento ralentizado.<\/p>\n<p>La variaci\u00f3n trimestral (2T2020-3T2020) es del 192.94%, la anual fue de 11.07%. el 84.37% de los 204,583 metros cuadrados absorbidos se dio en dos sedes: Guadalajara y Guanajuato. En el primer caso fue la industria log\u00edstica la que impuls\u00f3 la demanda mientras que en el segundo la industria manufacturera automotriz y de fabricaci\u00f3n de autopartes.<\/p>\n<p>En la <strong>regi\u00f3n noreste<\/strong> de la rep\u00fablica, Monterrey concentr\u00f3 el 75.08% de los 210,446 m2 de absorci\u00f3n bruta en 19 operaciones de vocaci\u00f3n mixta (log\u00edstica y manufacturera). Cabe apuntar que la variaci\u00f3n de la regi\u00f3n fue <strong>44.88% mayor al trimestre anterior<\/strong> pero <strong>solo fue el 50.89% de lo que se demand\u00f3 en el 3T2019<\/strong>.<\/p>\n<p><a href=\"https:\/\/twitter.com\/datoz_mx\">Datoz<\/a> agreg\u00f3 que en el <strong>norponiente<\/strong> la variaci\u00f3n en la absorci\u00f3n bruta trimestral <strong>creci\u00f3 39.73%<\/strong> aunque en el comparativo anual decreci\u00f3 20.75%. Las plazas fronterizas de <strong>Ciudad Ju\u00e1rez y Tijuana<\/strong> concentraron la absorci\u00f3n del 95.63% de lo registrado en dicha zona (191,639 m2).<\/p>\n<p>La <strong>log\u00edstica<\/strong> fue la \u00fanica actividad que contrat\u00f3 espacio en la <strong>regi\u00f3n centro<\/strong> del pa\u00eds a trav\u00e9s de 7 transacciones que totalizaron 93,438 m2. Los n\u00fameros en la regi\u00f3n son alarmantes ya que la absorci\u00f3n decreci\u00f3 en ambos periodos de an\u00e1lisis.
