A pesar del freno econ\u00f3mico causado por la pandemia, la firma que dirige <strong>Sergio Leal<\/strong> se mantuvo en l\u00ednea con los resultados esperados, con un nivel de <strong>ventas<\/strong> e <strong>ingresos<\/strong> muy similar a lo registrado en 2019.<\/p>\n<p>De acuerdo con el reporte trimestral enviado a la <strong>Bolsa Mexicana de Valores<\/strong> (BMV), la empresa logr\u00f3 ingresos por <strong>922 millones de pesos<\/strong> (mdp). Esta cifra representa apenas una baja de 0.8% en comparaci\u00f3n con lo observado en el mismo periodo, pero de 2019.<\/p>\n<p>Al respecto, entre julio y septiembre de 2020, la firma <strong>escritur\u00f3 985 viviendas<\/strong>. Cabe destacar que en el 3T2019, la firma escritur\u00f3 1,067 unidades. Sin embargo, el <strong>precio promedio por unidad<\/strong> creci\u00f3 por arriba de 7% en el 3T2020.<\/p>\n<p>[quote]\u201cDurante el tercer trimestre del 2020, la compa\u00f1\u00eda escritur\u00f3 985 viviendas, con un precio promedio 7.7% mayor al del 3T19, en el cual se escrituraron 1,067 viviendas, mostrando la resiliencia del modelo de negocio de Vinte y posici\u00f3n defensiva, al obtener pr\u00e1cticamente los mismos ingresos que el a\u00f1o pasado\u201d.[\/quote]<\/p>\n<p>En esa l\u00ednea, la empresa esperar\u00eda un cierre de a\u00f1o con un buen nivel de ventas. Y es que, explic\u00f3, en el 3T2020, se registraron 1,175 clientes potenciales, con posibilidad a escriturar vivienda en el ultimo trimestre del a\u00f1o.<\/p>\n<h4>Baja deuda y genera flujo<\/h4>\n<p>Adem\u00e1s de mantener los ingresos y las ventas, Vinte sum\u00f3 a sus resultados positivo <strong>una baja en la deuda de la empresa<\/strong>, as\u00ed como <strong>aumentar el flujo de efectivo operativo<\/strong>.<\/p>\n<p>En primera instancia, la empresa explic\u00f3 que la <strong>deuda bruta se redujo a 282 mdp,<\/strong> mientras que la <strong>deuda neta baj\u00f3 a 141 mdp<\/strong>. De esta forma, a\u00f1adi\u00f3, se acumula una disminuci\u00f3n de 380 y 290 mdp respectivamente.<\/p>\n<p>Por otro lado, la desarrolladora<strong> gener\u00f3 un flujo de efectivo operativo del orden de los 172 mdp<\/strong>, con lo que acumula un total de 371 mdp durante los \u00faltimos seis meses en el rubro.<\/p>\n<p>Al respecto, <a href=\"https:\/\/www.facebook.com\/portalcentrourbano\/videos\/1576920582482660\" target=\"_blank\" rel=\"noopener noreferrer\">Sergio Leal<\/a>, presidente ejecutivo de la empresa, destac\u00f3 que el modelo de Vinte, que se basa en el bienestar compartido y la flexibildad, ha demostrado<strong> la capacidad de adaptarse a cualquier escenario<\/strong>. Se\u00f1al\u00f3 que al igual que en entornos de crisis como en 2009 o 2013, la empresa ha logrado mantener la posici\u00f3n s\u00f3lida.<\/p>\n<p>\u201cLa pandemia ha afectado a todos los sectores del pa\u00eds, y el sector vivienda no ha sido la excepci\u00f3n.
