{"id":112170,"date":"2020-10-14T08:30:35","date_gmt":"2020-10-14T13:30:35","guid":{"rendered":"https:\/\/centrourbano.com\/?p=112170"},"modified":"2020-10-13T22:51:48","modified_gmt":"2020-10-14T03:51:48","slug":"vivienda-cdmx-recuperarse","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-cdmx-recuperarse\/","title":{"rendered":"Mercado de vivienda en CDMX comienza a recuperarse: Solili"},"content":{"rendered":"<p><em>Para contribuir a la reactivaci\u00f3n del mercado residencial, el gobierno capitalino planea poner en marcha un programa de vivienda enfocado en proyectos de bajo costo<\/em><!--more--><\/p>\n<p>De acuerdo con la plataforma de servicios inmobiliarios <a href=\"https:\/\/www.solili.mx\/?gclid=Cj0KCQjwoJX8BRCZARIsAEWBFMLe9p3fkBj6VVSqJo3-cK8AtTN1nelzPwwIIu7ZrjfzzSQ_FemHPjcaAioPEALw_wcB\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Solili<\/strong>,<\/a> al cierre del tercer trimestre de 2020 (3T2020), la <strong>Ciudad de M\u00e9xico<\/strong> mostr\u00f3 una mayor apertura de actividades comerciales y recreativas; lo cual incluy\u00f3 al <strong>mercado de la vivienda<\/strong>.<\/p>\n<p>La apertura de la <strong>construcci\u00f3n y comercializaci\u00f3n<\/strong> de desarrollos residenciales ha permitido que el mercado recupere su ritmo; y, de esta forma, proyectar confianza tanto a potenciales compradores como a los trabajadores de este sector.<\/p>\n<p>El <strong>Reporte Residencial Primario<\/strong> de la capital del pa\u00eds, correspondiente al 3T2020, elaborado por Solili, destaca que la <strong>comercializaci\u00f3n primaria de vivienda<\/strong> se increment\u00f3 en casi un punto porcentual respecto al cierre del periodo anterior; con lo cual se alcanz\u00f3 la cantidad de 857 proyectos.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/construccion-4.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-112185 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/construccion-4.jpg\" alt=\"\" width=\"550\" height=\"427\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/construccion-4.jpg 731w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/construccion-4-300x233.jpg 300w\" sizes=\"auto, (max-width: 550px) 100vw, 550px\" \/><\/a>\n<p>Con respecto a la <strong>disponibilidad<\/strong>, durante los \u00faltimos tres meses este indicador se contrajo en casi tres puntos porcentuales, para cerrar con 17,745 unidades en venta primaria; donde 53.6% se distribuye entre las alcald\u00edas \u00c1lvaro Obreg\u00f3n, Benito Ju\u00e1rez y Cuauht\u00e9moc.<\/p>\n<p>\u201cLa <strong>contracci\u00f3n de los espacios disponibles<\/strong> obedece en parte a la lenta incorporaci\u00f3n de nuevos proyectos durante el per\u00edodo; donde varios desarrolladores argumentaron ir con cautela ante el escenario incierto sobre la reacci\u00f3n que tendr\u00eda la demanda residencial, adicional al tiempo y recursos que tuvieron que direccionarse al cumplimiento de las normativas de sanitizaci\u00f3n sobre los equipos de trabajo que deb\u00edan culminar proyectos a\u00fan en ejecuci\u00f3n\u201d, explic\u00f3 Solili.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Disponibilidad-1.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-112186\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Disponibilidad-1.jpg\" alt=\"\" width=\"550\" height=\"420\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Disponibilidad-1.jpg 728w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Disponibilidad-1-300x229.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Disponibilidad-1-100x75.jpg 100w\" sizes=\"auto, (max-width: 550px) 100vw, 550px\" \/><\/a>\n<p>Por otro lado, la <strong>demanda<\/strong> de departamentos en venta primaria en la CDMX logr\u00f3 repuntar en 16% respecto al trimestre anterior. Sobre todo, en las alcald\u00edas Benito Ju\u00e1rez, Cuauht\u00e9moc, Venustiano Carranza y Miguel Hidalgo, que corresponde al 65.6% de la demanda total capitalina.<\/p>\n<p>La <strong>demanda de vivienda<\/strong> se ha visto favorecida por el comportamiento institucional de la <strong>banca<\/strong> ante la pandemia; pues, actualmente, las tasas de inter\u00e9s hipotecarias reflejan sus niveles m\u00e1s bajos de las \u00faltimas dos d\u00e9cadas. De igual manera, con el prop\u00f3sito de contribuir a la reactivaci\u00f3n del mercado residencial, el gobierno capitalino planea poner en marcha un <strong>programa de vivienda<\/strong> enfocado en proyectos de bajo costo.<\/p>\n<p>\u201cPodemos proyectar que el \u00faltimo trimestre del a\u00f1o apunta a mantener la din\u00e1mica o tendencia que vimos al cierre del 3T2020; donde habr\u00eda una <strong>recuperaci\u00f3n paulatina de la demanda<\/strong> que, si bien no alcanza los niveles de a\u00f1os anteriores, hace prever a\u00fan buenas posibilidades\u201d, indic\u00f3 la firma.<\/p>\n<a
