{"id":112105,"date":"2020-10-12T08:38:39","date_gmt":"2020-10-12T13:38:39","guid":{"rendered":"https:\/\/centrourbano.com\/?p=112105"},"modified":"2020-10-12T12:39:18","modified_gmt":"2020-10-12T17:39:18","slug":"registra-queretaro-absorcion-neta-negativa-en-espacio-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/registra-queretaro-absorcion-neta-negativa-en-espacio-industrial\/","title":{"rendered":"Registra Quer\u00e9taro absorci\u00f3n neta negativa en espacio industrial"},"content":{"rendered":"<p><em>Para el 3T2020 la absorci\u00f3n neta en Quer\u00e9taro registr\u00f3 un descenso de 27,522.2 m2; solo se construyeron 29,554 m2<\/em><\/p>\n<p><!--more--><\/p>\n<p>En el tercer trimestre de 2020 (3T2020) la situaci\u00f3n del <strong>sector inmobiliario industrial<\/strong> del estado de <strong>Quer\u00e9taro<\/strong> sigue presentando <a href=\"https:\/\/centrourbano.com\/2020\/07\/13\/se-desploma-demanda-de-espacio-industrial-en-queretaro\/\"><strong>grandes desaf\u00edos<\/strong><\/a> expresados en las principales variables de medici\u00f3n de su comportamiento.<\/p>\n<p>La consultora inmobiliaria Cushman &amp; Wakefield encontr\u00f3 que aunque la <strong>absorci\u00f3n bruta<\/strong> del periodo ascendi\u00f3 a 10,148.9 metros cuadrados (m2) la <strong>absorci\u00f3n neta decreci\u00f3 27,522.2 m2<\/strong>. La ca\u00edda m\u00e1s marcada fue en la regi\u00f3n de la autopista M\u00e9xico-Quer\u00e9taro en la que se desocuparon 32,437 metros cuadrados.<\/p>\n<p>&#8211;grafica<\/p>\n<p>En materia de <strong>construcci\u00f3n<\/strong> de inmuebles industriales tambi\u00e9n se puede observar la variaci\u00f3n descendente que este a\u00f1o, en el tercer trimestre, apenas alcanz\u00f3 a registrar <strong>29,554 m2<\/strong> que se concentraron en dos sedes: 28,336 en la Zona Aeropuerto y 1,218 en la autopista Quer\u00e9taro-San Luis Potos\u00ed.<\/p>\n<p>Entre los arrendamientos m\u00e1s destacados, Cushman &amp; Wakefield encontr\u00f3 los siguientes:<\/p>\n<ul>\n<li>Ashcroft rent\u00f3 en Zona Aeropuerto 5,923.51 m2<\/li>\n<li>Cargoquin rent\u00f3 en \u00c1rea 5 de Febrero 1,808.57 m2<\/li>\n<li>Rolax rent\u00f3 en la zona de la Autopista M\u00e9xico-Quer\u00e9taro 1,350 m2<\/li>\n<\/ul>\n<p>Tambi\u00e9n destac\u00f3 que una de las compras m\u00e1s atractivas que se registraron es la de Pinturas Berel que adquiri\u00f3 100,000 m2 en la zona industrial Parque San Juan del R\u00edo.<\/p>\n<h3>Contexto de crisis industrial en Quer\u00e9taro<\/h3>\n<p>Con este contexto, la <a href=\"https:\/\/twitter.com\/CushWakeMEXICO\">firma<\/a> se\u00f1al\u00f3 que la <strong>disponibilidad general<\/strong> se encuentra en niveles del <strong>5.7%<\/strong> y los <strong>precios<\/strong> se mantienen estables en <strong>4.10 d\u00f3lares por metro<\/strong> cuadrado mensual para espacios de Clase A. Estas condiciones se mantendr\u00e1n por un tiempo, explic\u00f3, ya que la econom\u00eda mundial se encuentra en un contexto de shock por la pandemia.<\/p>\n<p>\u201cEst\u00e1 situaci\u00f3n se est\u00e1 dando, ya que como la econom\u00eda sufri\u00f3 en meses pasados una ca\u00edda en inversiones proyectadas para el a\u00f1o en curso, por lo que los precios se han mantenidos estables hasta que la situaci\u00f3n actual generada por la pandemia encuentre un nuevo equilibrio\u201d.<\/p>\n<p>Pese a ello, a\u00f1adi\u00f3 que existe confianza en que la entidad recupere gradualmente los ritmos que se le han conocido, conforme avance el proceso de recuperaci\u00f3n econ\u00f3mica en M\u00e9xico y el mercado norteamericano, particularmente.<\/p>\n<p>\u201cLas industrias manufactureras y log\u00edstica siguen apostando por Quer\u00e9taro.
