Este trimestre debe ser observado desde diversas aristas que confluyen a un mismo origen: la pandemia de Covid-19 y la crisis econ\u00f3mica aparejada.<\/p>\n<p>Si bien el 3T2020 inici\u00f3 con la etapa sanitaria denominada la <strong>nueva normalidad<\/strong>, un proceso de reapertura con estrictas medidas y protocolos sanitarios diversos que permitieron retomar la <strong>actividad industrial<\/strong> en varias ramas, lo que ocurri\u00f3 en el 2T2020 es muy relevante para explicar la <strong>ralentizaci\u00f3n que se da ya en el sector inmobiliario industrial<\/strong>, sobre todo el <strong>manufacturero<\/strong>.<\/p>\n<p>As\u00ed lo dimension\u00f3 Solili: \u201cLa desaceleraci\u00f3n que la econom\u00eda transit\u00f3 a partir de abril, y el reajuste de parte de las actividades esenciales a partir de mayo se reflejan de forma importante en el desempe\u00f1o del tercer trimestre del a\u00f1o\u201d.<\/p>\n<h3>Sin manufactura no hay demanda de espacio industrial<\/h3>\n<p><a href=\"https:\/\/twitter.com\/SoliliMX\">Solili<\/a> refiri\u00f3 datos del Instituto Nacional de Estad\u00edstica y Geograf\u00eda (Inegi) y el Indicador Mensual de la Actividad Industrial (IMAI) en los que se dimensiona ya un proceso de reactivaci\u00f3n de la actividad manufacturera en junio y julio.<\/p>\n<p>Pese a esto, tambi\u00e9n reconoce que <strong>estos n\u00fameros son muy inferiores en el comparativo anual con respecto a 2019<\/strong>; este panorama invariablemente impact\u00f3 al sector inmobiliario industrial y al mismo tiempo lo dejo en incertidumbre.<\/p>\n<p>\u201cDentro de esta din\u00e1mica la industria inmobiliaria se encarga de proveer los espacios donde estas actividades se desarrollar\u00e1n, bien sea en propiedad o renta, siendo esta \u00faltima modalidad la que atrae a los desarrolladores institucionales a evaluar el desarrollo y adquisici\u00f3n de estos espacios para ofrecerlos a las empresas que operan en el pa\u00eds\u201d.<\/p>\n<p>En los reportes de Solili destaca la distinci\u00f3n que hacen en el comportamiento del mercado industrial manufacturero frente al industrial log\u00edstico. Este se debe a que el primero tuvo n\u00fameros negativos en cuanto a demanda, absorci\u00f3n neta y ca\u00edda en los precios.<\/p>\n<p>Mientras tanto, el log\u00edstico tuvo un boom importante debido al crecimiento exponencial registrado en el comercio electr\u00f3nico en los meses de aislamiento social y que continuo m\u00e1s all\u00e1 en la nueva normalidad.<\/p>\n<p>Al finalizar el tercer trimestre, de las principales plazas industriales del pa\u00eds, las de mayor vocaci\u00f3n industrial son las que tuvieron los impactos m\u00e1s severos. Se trata de Guanajuato, Puebla, Aguascalientes y Mexicali, ciudades que tuvieron demanda negativa (aumento del espacio disponible) al cierre del 3T2020.<\/p>\n<p>Por otro lado, explica Solili, los emplazamientos mixtos (industrial log\u00edstico-manufacturero) sortearon con mayor \u00e9xito la crisis econ\u00f3mico-sanitaria. Ese es el caso de Tijuana, ciudad con relevancia en la fabricaci\u00f3n de equipo m\u00e9dico, por cierto, y Monterrey, as\u00ed como CDMX, Guadalajara y SLP.<\/p>\n<img loading=\"lazy\"
