{"id":111870,"date":"2020-10-02T08:45:28","date_gmt":"2020-10-02T13:45:28","guid":{"rendered":"https:\/\/centrourbano.com\/?p=111870"},"modified":"2020-10-01T19:57:50","modified_gmt":"2020-10-02T00:57:50","slug":"oficinas-cdmx-demanda-negativa","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-demanda-negativa\/","title":{"rendered":"Mercado de oficinas de CDMX cierra 3T2020 con demanda negativa"},"content":{"rendered":"<p><em>El contexto actual ha motivado a los propietarios y administradores de edificios de oficinas a ofrecer incentivos sobresalientes para los prospectos de inquilino<\/em><!--more--><\/p>\n<p>De acuerdo con la consultora <a href=\"https:\/\/www.cushmanwakefield.com\/en\/mexico\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Cushman &amp; Wakefield<\/strong><\/a>, durante el <strong>tercer trimestre de 2020 <\/strong>(<strong>3T2020<\/strong>), la actividad econ\u00f3mica en la Ciudad de M\u00e9xico registr\u00f3 una reactivaci\u00f3n muy moderada; sin embargo, permanece la ca\u00edda significativa en el empleo y una severa contracci\u00f3n en la inversi\u00f3n.<\/p>\n<p>En lo que respecta al <strong>mercado de oficinas<\/strong> capitalino, durante este periodo continu\u00f3 la gran <strong>reducci\u00f3n en la actividad<\/strong>, con una tasa de <strong>disponibilidad<\/strong> que se ubica en 14 por ciento.<\/p>\n<p>La consultora destac\u00f3 que la <strong>demanda neta de oficinas<\/strong> acumulada al cierre del 3T2020 experiment\u00f3 una contracci\u00f3n de -22,610 metros cuadrados (m\u00b2). Siendo la primera vez en m\u00e1s de veinte a\u00f1os que se ubica en cifras negativas.<\/p>\n<p>Dicha contracci\u00f3n representa s\u00f3lo un 0.2% del mercado total; no obstante, es una se\u00f1al de que el mercado atraviesa por un momento de gran incertidumbre.<\/p>\n<p>\u201cDebe resaltarse que los <strong>arrendamientos<\/strong> son compromisos de mediano o largo plazo y que representan una inversi\u00f3n importante. Por lo que las empresas no suelen evaluarlos o terminarlos precipitadamente\u201d, se\u00f1al\u00f3 la firma.<\/p>\n<p>Por otro lado, en t\u00e9rminos de <strong>absorci\u00f3n<\/strong>, la mayor\u00eda de los submercados tuvieron resultados negativos; pero el <strong>corredor Insurgentes<\/strong> tiene una demanda neta positiva, con 25,288 m\u00b2, tan s\u00f3lo en edificios clase A.<\/p>\n<p>En tanto, el <strong>precio de salida<\/strong> promedio tambi\u00e9n tuvo una contracci\u00f3n, de tal modo que se encuentra 13.7%, con 19.80 d\u00f3lares por m\u00b2 al mes. En el caso de los edificios clase A, el precio promedio se ubic\u00f3 en 22.07 d\u00f3lares por m\u00b2, un 4% menor al del trimestre previo.<\/p>\n<p>\u201cEl momento que vive el mercado ya est\u00e1 motivando a los propietarios y administradores de edificios de oficinas a ofrecer <strong>incentivos sobresalientes<\/strong> a los prospectos de inquilino. La variaci\u00f3n en las rentas de salida, que ya presentaba un cambio negativo antes de la presencia del Covid-19, probablemente seguir\u00e1 en esa l\u00ednea, pero con importantes variaciones por submercado\u201d, mencion\u00f3 la consultora.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Mercado-oficinas.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img
