mantiene debido a la gran din\u00e1mica del e-commerce<\/em><\/p>\n<p><!--more--><\/p>\n<p>La consultora Cushman &amp; Wakefield dio a conocer el comportamiento que se ha observado en la <strong>actividad inmobiliaria industrial<\/strong> en el tercer trimestre del 2020 (<strong>3T2020<\/strong>) en el <strong>Valle de M\u00e9xico.<\/strong><\/p>\n<p>En primera instancia, reconoci\u00f3 que <strong>se mantiene el dinamismo en el subsector<\/strong> debido a la <strong>actividad log\u00edstica que el e-commerce ha incentivado<\/strong> desde el inicio de la pandemia y que mantiene en niveles altos la demanda de espacios en detrimento de las <strong>tasas de disponibilidad <\/strong>que la firma ha calificado como <strong>las m\u00e1s bajas desde que se tiene registro<\/strong>.<\/p>\n<p>\u201cEntre los submercados industriales de la Ciudad de M\u00e9xico hubo un volumen de actividad creciente en arrendamiento, conducido principalmente por la demanda log\u00edstica, apoyada a su vez por grandes empresas comerciales y el continuo ascenso del e-commerce\u201d.<\/p>\n<p>La <strong>tasa de disponibilidad se encuentra en 3.1%<\/strong> y un <strong>precio renta de salida de 5.49 d\u00f3lares<\/strong> por metro cuadrado mensual en los edificios de clase A y de 4.17 dlls en clase B.<\/p>\n<h3>Cautela en el sector<\/h3>\n<p><a href=\"https:\/\/twitter.com\/CushWakeMEXICO\">Cushman &amp; Wakefield<\/a>, pese a los estabilidad de los datos, reconocieron que hay un ambiente de cautela en el sector; esta cautela se puede ver en la ralentizaci\u00f3n que se registra en la construcci\u00f3n de nuevos complejos industriales, al menos a las tasas de otros a\u00f1os.<\/p>\n<p>\u201cEl inventario de edificios en construcci\u00f3n sigue mostrando una reducci\u00f3n anual, reflejando una creciente preocupaci\u00f3n entre los desarrolladores sobre los retos que la econom\u00eda local puede encontrar en el corto plazo\u201d.<\/p>\n<p>En ese contexto, detall\u00f3 que actualmente se encuentran en construcci\u00f3n 303,772 metros cuadrados (m2) concentrados de la siguiente manera:<\/p>\n<ul>\n<li>Toluca-Lerma: 140,025 m2<\/li>\n<li>Cuautitl\u00e1n: 79,450 m2<\/li>\n<li>Tultitl\u00e1n: 69,700 m2<\/li>\n<li>Tlalnepantla: 9,400 m2<\/li>\n<li>Tepotzotl\u00e1n: 5,200
