{"id":111631,"date":"2020-09-25T09:19:39","date_gmt":"2020-09-25T14:19:39","guid":{"rendered":"https:\/\/centrourbano.com\/?p=111631"},"modified":"2020-09-25T12:21:07","modified_gmt":"2020-09-25T17:21:07","slug":"lo-que-debe-considerar-el-inversionista-en-bienes-raices","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/lo-que-debe-considerar-el-inversionista-en-bienes-raices\/","title":{"rendered":"Lo que debe considerar el inversionista en bienes ra\u00edces"},"content":{"rendered":"<p><em>Ra\u00fal Luna expuso algunas recomendaciones aprendidas a lo largo de sus experiencias como inversionista en bienes ra\u00edces, esto en InCON2020<\/em><\/p>\n<p><!--more--><\/p>\n<p>En el marco del evento <strong>Cumbre Inmobiliaria InCON 2020<\/strong> de Vivanuncios, <strong>Ra\u00fal Luna<\/strong>, experto en <a href=\"https:\/\/centrourbano.com\/2020\/06\/11\/guia-iniciar-negocio-bienes-raices\/\">inversiones en el sector<\/a> de bienes ra\u00edces, dio cuenta de una serie de elementos y considerandos que se deben tener a la hora de hacer negocios en este ramo.<\/p>\n<p>El elemento clave es observar en una <strong>propiedad<\/strong> la <strong>capacidad que esta tenga para pagar todos los gastos de compraventa<\/strong> propios de la operaci\u00f3n y necesarios para garantizar dicha gesti\u00f3n.<\/p>\n<p>En este punto, refiri\u00f3 que se debe contemplar recursos tanto de reserva como de mantenimiento y mejoramiento de la propiedad antes de comenzar su proceso de puesta en venta.<\/p>\n<p>\u201cCuando uno compra una propiedad para un proceso de cash-flow no calcula todo [\u2026] si la propiedad ocupa yo saco de mi bolsa, esa es la forma err\u00f3nea; si la propiedad no se sostiene sola entonces no es una buena inversi\u00f3n\u201d.<\/p>\n<p>Ra\u00fal Luna record\u00f3 una serie de decisiones que, reconoci\u00f3, no fueron ni son las m\u00e1s recomendables. En primera instancia, destac\u00f3 que las decisiones de compra de inmuebles deben tener <strong>mayor peso en los n\u00fameros<\/strong> y no dejarse ir solo por la apariencia.<\/p>\n<p>\u201cEs err\u00f3neo enamorarse de la propiedad m\u00e1s que de los n\u00fameros\u201d.<\/p>\n<p>El especialista refiri\u00f3 tambi\u00e9n una practica muy com\u00fan que es la de invertir a largo plazo, no obstante, se\u00f1al\u00f3 que es deseable tener una cartera diversificada en la que haya <strong>negocios tambi\u00e9n a corto plazo<\/strong>.<\/p>\n<p>Otra de las recomendaciones versa en torno a <strong>no tener todas las propiedades a un solo nombre<\/strong>, cuesti\u00f3n que en 2008-2009 le afect\u00f3 gravemente, dijo, debido a que \u201cuna manzana podrida, una propiedad podrida
