{"id":111385,"date":"2020-09-15T08:57:07","date_gmt":"2020-09-15T13:57:07","guid":{"rendered":"https:\/\/centrourbano.com\/?p=111385"},"modified":"2020-09-15T10:45:35","modified_gmt":"2020-09-15T15:45:35","slug":"destaca-bim-entorno-favorable-para-la-inversion-inmobiliaria","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/destaca-bim-entorno-favorable-para-la-inversion-inmobiliaria\/","title":{"rendered":"Destaca BIM entorno favorable para la inversi\u00f3n inmobiliaria"},"content":{"rendered":"<p><em>El mercado presenta condiciones que benefician la inversi\u00f3n inmobiliaria, destacan las facilidades de liquidez y las bajas tasas de inter\u00e9s<\/em><\/p>\n<p><!--more--><\/p>\n<p>El <strong>Banco Inmobiliario Mexicano<\/strong> (<a href=\"https:\/\/twitter.com\/bimbanco\">BIM<\/a>) dio a conocer una serie de elementos a tomar en cuenta para decidir si es (o no) un buen tiempo para realizar inversiones en el sector inmobiliario.<\/p>\n<p>Entre los elementos principales que el BIM encontr\u00f3, destacan dos condiciones del mercado financiero a tomar en cuenta:<\/p>\n<ol>\n<li><strong>Facilidades de liquidez<\/strong> otorgadas por Banco de M\u00e9xico (Banxico)<\/li>\n<li><strong>Bajas tasas de inter\u00e9s<\/strong> que favorecen el financiamiento y la inversi\u00f3n<\/li>\n<\/ol>\n<p>El Director General de BIM, Rodrigo Padilla, hizo hincapi\u00e9 en que estos dos eventos generan un <strong>entorno id\u00f3neo para pensar en invertir en temas de vivienda<\/strong>.<\/p>\n<p>\u201cSi hablamos sobre si este es un buen momento para generar proyectos inmobiliarios, creemos que dadas las facilidades de liquidez otorgadas por Banxico y la actual coyuntura econ\u00f3mica reflejada en tasas de inter\u00e9s extraordinariamente bajas, el financiamiento de proyectos de construcci\u00f3n de vivienda presenta condiciones excepcionales para su realizaci\u00f3n\u201d.<\/p>\n<p>En l\u00ednea con ese posicionamiento, refiri\u00f3 que pese a un contexto de pandemia <strong>el BIM ha tenido bastante actividad<\/strong>. Se\u00f1al\u00f3 que <strong>firm\u00f3 94 cr\u00e9ditos por 2,200 millones de pesos<\/strong>. Las estimaciones indican que el <strong>2020 cerrar\u00e1 con montos firmados por 6,000 mdp repartidos en 400 cr\u00e9ditos<\/strong>.<\/p>\n<h3>El sector inmobiliario \u201cnunca pasa de moda\u201d<\/h3>\n<p>El Banco Inmobiliario record\u00f3 que, seg\u00fan datos del Inegi, el 10% del PIB nominal generado en el pa\u00eds fue derivado de la <a href=\"https:\/\/centrourbano.com\/2020\/07\/29\/bim-expectativas-positivas-2s2020\/\">industria inmobiliaria<\/a>, con lo que concluy\u00f3 que \u201cse posiciona a este sector como uno de los mejores posicionados, estables y de mayor relevancia para la econom\u00eda mexicana y su reactivaci\u00f3n\u201d.<\/p>\n<p>El presidente del BIM refiri\u00f3 tambi\u00e9n el papel que juega la vivienda como parte de los productos del sector, como un bien esencial, de esta manera, continu\u00f3, se convierte en una mercanc\u00eda con la que se puede obtener una ganancia aprovechando los momentos del mercado de vivienda.<\/p>\n<p>\u201cLa habitaci\u00f3n es un bien esencial, o para vivirlo o para hacer un negocio y, en este momento existe una oferta abundante de inmuebles, se supone por tanto que estar\u00e1n a mejor precio que en un periodo normal o m\u00e1s a\u00fan, de escasez\u201d.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El mercado presenta condiciones que
