{"id":111364,"date":"2020-09-14T15:02:31","date_gmt":"2020-09-14T20:02:31","guid":{"rendered":"https:\/\/centrourbano.com\/?p=111364"},"modified":"2020-09-14T15:02:31","modified_gmt":"2020-09-14T20:02:31","slug":"crowdfunding-inmobiliario","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/crowdfunding-inmobiliario\/","title":{"rendered":"Crowdfunding inmobiliario"},"content":{"rendered":"<p><strong>Por Jaume Molet<\/strong><!--more--><\/p>\n<p>\u00daltimamente se est\u00e1 hablando de una nueva forma de inversi\u00f3n colectiva llamada crowdfonding inmobiliario, que se dice est\u00e1 generando rendimientos superiores a las formas de inversi\u00f3n m\u00e1s tradicionales. Este mecanismo que funciona bajo la colaboraci\u00f3n colectiva tiene como premisa que en la financiaci\u00f3n de un proyecto es m\u00e1s f\u00e1cil pedir un peque\u00f1o monto de inversi\u00f3n a muchas personas en lugar de pedir un gran monto a un peque\u00f1o grupo de personas.<\/p>\n<p>Ahora, el crowdfunding inmobiliario es un m\u00e9todo nuevo en cuanto a inversi\u00f3n inmobiliaria se refiere y se trata de que a trav\u00e9s de plataformas en l\u00ednea los inversionistas puedan aportar su capital en proyectos inmobiliarios espec\u00edficos; dichas plataformas verifican los datos de los compradores y de los proyectos para asegurarse que son leg\u00edtimos antes de ser presentados ante los potenciales inversionistas.<\/p>\n<p>Sin embargo, este tipo de inversiones no son para cualquiera, ya que, aunque se tiene la posibilidad de invertir en grandes proyectos inmobiliarios con relativamente poco dinero y la libertad de elegir el proyecto es un compromiso donde el retorno es a largo plazo, puede incluso tardar hasta m\u00e1s de 3 a\u00f1os y el dinero no se puede retirar en cualquier momento, tambi\u00e9n existe el riesgo por ejemplo, que se suspenda el desarrollo y esto retrase el pago de lo invertido.<\/p>\n<p>En M\u00e9xico ya est\u00e1 comenzando la regulaci\u00f3n del crowdfonding pero falta por completarse\u00a0 la autorizaci\u00f3n que se estipula en la Ley Fintech, que dice que el crowdfunding est\u00e1 regulado para proteger los ahorros de los usuarios, pero como dije todav\u00eda en proceso la supervisi\u00f3n de las instituciones de tecnolog\u00eda financiera (ITF) por parte de las autoridades, pero ya hay empresas autorizadas a trabajar con esta modalidad.<\/p>\n<p>El rendimiento de las inversiones colectivas en el mercado inmobiliario, seg\u00fan los expertos, est\u00e1 entre el 12% y el 22%, aunque\u00a0 este tambi\u00e9n depende de las comisiones que cobran las plataformas y de la inversi\u00f3n, pero sigue siendo un rendimiento bastante bueno.
