En esta investigaci\u00f3n dividi\u00f3 al pa\u00eds en <strong>4 regiones<\/strong> en las que encontr\u00f3 diversos elementos obre la forma en la que las actividades econ\u00f3micas influencian al sector inmobiliario.<\/p>\n<p>La <strong>inercia de la actividad econ\u00f3mica del 2019<\/strong> dejo con potencial importante a las regiones del pa\u00eds, seg\u00fan la <strong>vocaci\u00f3n econ\u00f3mica<\/strong> de estas. Entender esta vocaci\u00f3n sirve, explica Lamudi, para <strong>detonar la actividad del sector inmobiliario en el marco de la nueva normalidad<\/strong>.<\/p>\n<p>As\u00ed, el an\u00e1lisis inmobiliario lo realiz\u00f3 en la regi\u00f3n norte (Baja California, Baja California Sur, Sonora, Chihuahua, Coahuila, Nuevo Le\u00f3n, Tamaulipas, Sinaloa y Durango); regi\u00f3n central (Nayarit, Jalisco, Colima, Michoac\u00e1n, Zacatecas, Aguascalientes, Guanajuato, Quer\u00e9taro, San Luis Potos\u00ed, Hidalgo, Puebla, Tlaxcala, Morelos y Veracruz); regi\u00f3n sur (Guerrero, Oaxaca, Chiapas, Tabasco, Campeche, Yucat\u00e1n y Quintana Roo) y \u00e1rea metropolitana (Estado de M\u00e9xico y Ciudad de M\u00e9xico).<\/p>\n<h3>La industria impulsa la demanda de vivienda en las regiones norte-centro<\/h3>\n<p>En la <strong>regiones norte y central encontr\u00f3 relevancia en el segmento inmobiliario <a href=\"https:\/\/centrourbano.com\/2020\/08\/21\/esto-viene-para-los-segmentos-menos-afectados-por-la-pandemia\/\">industrial<\/a><\/strong> como principal demandante de espacios de este tipo. Como consecuencia, los estados que registraron un mayor crecimiento en la demanda de vivienda son Nuevo Le\u00f3n, Jalisco, Guanajuato, San Luis Potos\u00ed y Quer\u00e9taro.<\/p>\n<p>Solo de la regi\u00f3n norte casi la mitad de la <strong>oferta residencial se encuentra en Nuevo Le\u00f3n (44.82%)<\/strong>, seguido de Coahuila con 17.63%, Durango con 8.69% y Chihuahua con 8.06 por ciento.<\/p>\n<p>En la <strong>regi\u00f3n central la oferta mayor la tiene Jalisco con el 17.7%,<\/strong> Quer\u00e9taro con 15.0%, Puebla con 12.9% y Veracruz, Morelos y Guanajuato con niveles de 10 por ciento cada uno.<\/p>\n<h3>La metr\u00f3poli m\u00e1s poblada del pa\u00eds<\/h3>\n<p>Sobre la regi\u00f3n del \u00e1rea metropolitana de la Ciudad de M\u00e9xico-Estado de M\u00e9xico, Lamudi coment\u00f3 que <strong>existe una gran concentraci\u00f3n de la poblaci\u00f3n<\/strong>, en gran medida explicado por la gran oferta laboral, educativa y recreativa con que cuenta, al tiempo que es la capital del pa\u00eds.<\/p>\n<p>De la oferta nacional de <strong>inmuebles residenciales<\/strong>, solo la <strong>Ciudad de M\u00e9xico concentra la quinta parte, el 19.92%, seguido del Estado de M\u00e9xico con el 14.65%<\/strong> Esto se entiende cuando se observa que m\u00e1s de 25 millones de personas se concentran solo en las dos entidades mencionadas. Lamudi apunt\u00f3 que es la regi\u00f3n con el mayor desarrollo vertical en toda la rep\u00fablica.<\/p>\n<h3>El sur, la regi\u00f3n donde el turismo incentiva la demanda de vivienda<\/h3>\n<p>En la regi\u00f3n sur del pa\u00eds, seg\u00fan datos de Lamudi, <strong>se concentra la mayor llegada de turistas internacionales<\/strong>. En ese sentido, a dem\u00e1s de la <strong>infraestructura hotelera y tur\u00edstica<\/strong> necesaria, se precisa de viviendas para los trabajadores al servicio de la industria principal y para los extranjeros que deciden residir ah\u00ed.<\/p>\n<p>Sin embargo, esta es una de las <strong>regiones m\u00e1s polarizadas en el tema de la oferta de inmuebles residenciales<\/strong>, s\u00f3lo <strong>Quintana Roo concentra el 42.99%<\/strong> de esta;
