En este encontr\u00f3 que <strong>la demanda de espacios industriales tuvo un comportamiento ascendente<\/strong>.<\/p>\n<p>El <strong>sector log\u00edstico<\/strong>, motivado por <strong>el comercio electr\u00f3nico impuls\u00f3 como nunca la demanda de espacio industrial en la Ciudad de M\u00e9xico<\/strong>, cuyos niveles de vacancia se encuentran en m\u00ednimos hist\u00f3ricos, seg\u00fan Cushman &amp; Wakefield.<\/p>\n<p>&nbsp;<\/p>\n<p>[quote]<\/p>\n<p>\u201cEntre los submercados industriales de la Ciudad de M\u00e9xico hubo un volumen de actividad razonablemente elevado en arrendamiento, conducido principalmente por la demanda log\u00edstica y apoyada a su vez por grandes empresas comerciales y el continuo ascenso del e-commerce.<\/p>\n<p>\u201cLo anterior se reflej\u00f3 en una tasa de disponibilidad de 2.8%, aun dentro de los niveles m\u00e1s bajos de los que se tenga registro\u201d.<\/p>\n<p>[\/quote]<\/p>\n<p>&nbsp;<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-110635\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-espacio-industrial.jpg\" alt=\"\" width=\"827\" height=\"397\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-espacio-industrial.jpg 827w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-espacio-industrial-300x144.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-espacio-industrial-768x369.jpg 768w\" sizes=\"auto, (max-width: 827px) 100vw, 827px\" \/>\n<p>Sobre los precios, la firma detall\u00f3 que se ubicaron en 5.4 d\u00f3lares por metro cuadrado mensual, lo que se traduce en una baja del 2.7% anual. Los edificios de clase B reportaron un precio de 4.1 d\u00f3lares.<\/p>\n<p>Pese a esta din\u00e1mica, <strong>existe un decremento notorio en la construcci\u00f3n de nuevos emplazamientos industriales<\/strong>, seg\u00fan la consultora, debido a la preocupaci\u00f3n de los desarrolladores sobre los retos que deber\u00e1 encara la econom\u00eda mexicana en los meses siguientes.<\/p>\n<h3>Sin espacio industrial en Vallejo-Azcapotzalco<\/h3>\n<p>En el detalle de submercados del Valle de M\u00e9xico resulta destacable observar que la disponibilidad de Vallejo-Azcapotzalco es del 0.2%. Le sigue Toluca-Lerma con 1.4% y Tultitl\u00e1n con 1.9%. El mercado con mayor disponibilidad es Tepotzotl\u00e1n con 6.1% y Huehuetoca-Teoloyucan con 5.0 por ciento.<\/p>\n<p>El espacio donde se construye la mayor cantidad de metros cuadrados es Toluca-Lerma con 140,025 metros cuadrados (m2), seguido de Cuautitl\u00e1n, la regi\u00f3n con mayor inventario, con 79,450 m2.<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-110636\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/submercados.jpg\" alt=\"\" width=\"1271\" height=\"306\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/submercados.jpg 1271w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/submercados-300x72.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/submercados-1000x241.jpg 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/submercados-768x185.jpg 768w\" sizes=\"auto, (max-width: 1271px) 100vw, 1271px\" \/>\n<h3>Variables macroecon\u00f3micas preocupantes<\/h3>\n<p>Cushman &amp; Wakefield record\u00f3 que <strong>la actividad econ\u00f3mica<\/strong>, antes de la pandemia, ya <strong>tra\u00eda una desaceleraci\u00f3n importante<\/strong>. En el segundo trimestre de 2020, los meses m\u00e1s cr\u00edticos de la pandemia por las medidas de contenci\u00f3n del Covid-19 a trav\u00e9s del estricto distanciamiento social, \u00a0se registr\u00f3 una contracci\u00f3n en los indicadores del empleo y la inversi\u00f3n.<\/p>\n<p>Pese a lo registrado, la firma detall\u00f3 que existe la confianza de que le sector financiero ha mostrado estar bien capitalizado y la pol\u00edtica monetaria tiene margen de maniobra.
