{"id":110626,"date":"2020-08-24T10:22:37","date_gmt":"2020-08-24T15:22:37","guid":{"rendered":"https:\/\/centrourbano.com\/?p=110626"},"modified":"2020-08-24T10:22:37","modified_gmt":"2020-08-24T15:22:37","slug":"hoteles-y-retail-segmentos-inmobiliarios-mas-afectados-por-covid-19","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/hoteles-y-retail-segmentos-inmobiliarios-mas-afectados-por-covid-19\/","title":{"rendered":"Hoteles y retail, segmentos inmobiliarios m\u00e1s afectados por Covid-19"},"content":{"rendered":"<p><em>Los hoteles sufrieron el cierre de fronteras y de sitios tur\u00edsticos como parte del aislamiento social para hacer frente a la pandemia<\/em><\/p>\n<p><!--more--><\/p>\n<p>La consultora inmobiliaria <strong>Jones Lang LaSalle (<a href=\"https:\/\/twitter.com\/JLL\">JLL<\/a>)<\/strong> realiz\u00f3 un estudio sobre el <strong>impacto del Covid-19 en la capacidad de los inmuebles<\/strong> como <strong>generadores de ingresos<\/strong>, eventualidad que depende de las condiciones del mercado ante determinados fen\u00f3menos socioecon\u00f3micos.<\/p>\n<p>En primera instancia es pertinente recordar las <strong>medidas de aislamiento y distanciamiento social <\/strong>como estrategia principal de los gobiernos de todo el <strong>mundo<\/strong> para <strong>contener la propagaci\u00f3n del Covid-19<\/strong> entre los pobladores.<\/p>\n<p>En ese sentido, <strong>el mercado inmobiliario se vio directamente afectado<\/strong> aunque <strong>a distintas escalas<\/strong>, seg\u00fan el segmento en cuesti\u00f3n. JLL construy\u00f3 una pir\u00e1mide donde la mayor afectaci\u00f3n se encuentra en la base y la menor en la punta de la pir\u00e1mide.<\/p>\n<h3>Hoteles, los m\u00e1s afectados<\/h3>\n<p>As\u00ed, la <strong>mayor afectaci\u00f3n se la llev\u00f3 el<\/strong> <strong>sector hotelero<\/strong>, mismo que resinti\u00f3 el cierre de fronteras, la cancelaci\u00f3n de vuelos y la instrucci\u00f3n de cerrar espacios de ocio y entretenimiento por parte de las autoridades sanitarias.<\/p>\n<p>Adem\u00e1s, el <strong>panorama continua sombr\u00edo para este segmento<\/strong> debido a que, seg\u00fan las previsiones de <a href=\"https:\/\/twitter.com\/JLLMexico\">JLL<\/a>, <strong>continuar\u00e1n las bajas ocupaciones<\/strong> en los pr\u00f3ximos a\u00f1os; solo una estrategia de <strong>fortalecimiento de los esquemas sanitarios<\/strong> y de higiene como mecanismo para atraer clientes permitir\u00e1, junto a la gradual reapertura, volver a aumentar la ocupaci\u00f3n hotelera.<\/p>\n<h3>Retail recuperar\u00e1 terreno en el largo plazo<\/h3>\n<p>El <strong>segundo lugar en el ranking de afectados inmobiliarios <\/strong>se lo lleva el segmento del <strong>retail<\/strong>. El <strong>sector comercial tuvo que cerrar sus puertas por m\u00e1s de 2 meses<\/strong>, no obstante, su reapertura alcanz\u00f3 apenas la capacidad de recibir al 30% de su capacidad de aforo por lo que la recuperaci\u00f3n ser\u00e1 lenta.<\/p>\n<p>JLL concibe un <strong>gran cambio en la din\u00e1mica del retail<\/strong>, esto como consecuencia del <strong>boom que tuvo la implementaci\u00f3n del comercio electr\u00f3nico<\/strong> como sustituto para hacerse de los productos necesarios para subsistir en la etapa de encierro colectivo.<\/p>\n<p>Habr\u00e1 un incremento en la afluencia de visitantes a los centros comerciales, adelant\u00f3 JLL, aunque esto solo ser\u00e1 posible si se cumplen una serie de modificaciones:<\/p>\n<ul>\n<li>Incremento en las \u00e1reas de recreaci\u00f3n y esparcimiento<\/li>\n<li>Reconversiones a espacios de almacenamiento<\/li>\n<li>Nuevas reglas en el n\u00famero m\u00e1ximo de visitantes, circulaciones,
