{"id":110510,"date":"2020-08-18T12:30:31","date_gmt":"2020-08-18T17:30:31","guid":{"rendered":"https:\/\/centrourbano.com\/?p=110510"},"modified":"2020-08-18T12:30:31","modified_gmt":"2020-08-18T17:30:31","slug":"airbnb-en-riesgo-en-la-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/airbnb-en-riesgo-en-la-cdmx\/","title":{"rendered":"Airbnb en riesgo en la CDMX"},"content":{"rendered":"<p><strong>Por Jaume Molet P\u00e9rez<\/strong><span id=\"more-101509\"><\/span><span id=\"more-102556\"><\/span><!--more--><\/p>\n<p>Seg\u00fan datos del Foro Econ\u00f3mico Mundial (WEF por sus siglas en ingl\u00e9s), M\u00e9xico, junto con Italia y Espa\u00f1a, es uno de los pa\u00edses cuya econom\u00eda depende en gran parte de la industria del turismo y a causa de la\u00a0 pandemia es uno de los m\u00e1s vulnerables por la enorme ca\u00edda econ\u00f3mica sufrida en estos \u00faltimos meses.<\/p>\n<p>El pa\u00eds podr\u00eda ser el que mayor riesgo corre, ya que el 15.5% de su PIB est\u00e1 basado en la industria de viajes y turismo a nivel nacional, y varios estados est\u00e1n haciendo todo lo posible para garantizar la seguridad de sus visitantes y as\u00ed reactivar el mercado tur\u00edstico poco a poco.<\/p>\n<p>Sin embargo, el turismo en la CDMX se podr\u00eda enfrentar a una situaci\u00f3n que la dejar\u00eda en desventaja con respecto a otras grandes ciudades, ya que, recientemente se dio a conocer una iniciativa que pretende ponerle fin a las rentas de hospedaje temporal como el modelo que populariz\u00f3 Airbnb.<\/p>\n<p>Esta iniciativa presentada por la diputada Leticia Estrada, pretende modificar, entre otros, el art\u00edculo 17 de la Ley de Propiedad en Condominio de Inmuebles para la Ciudad de M\u00e9xico, donde quedar\u00eda\u00a0 prohibido el hospedaje temporal.<\/p>\n<p>\u00abEn los inmuebles sujetos al r\u00e9gimen condominal, se proh\u00edbe realizar actividades de tipo industrial, comercial o de servicios en las unidades de propiedad privativa de uso habitacional, y por ning\u00fan motivo podr\u00e1n ser destinadas a hospedaje de car\u00e1cter temporal como el que ofrece la plataforma Airbnb u otras modalidades semejantes en contravenci\u00f3n a las normas condominales, de establecimientos mercantiles, sanitaria, de protecci\u00f3n civil, permisos, de uso de suelo, fiscal y dem\u00e1s\u00bb, dice la iniciativa.<\/p>\n<p>Este no es el primer intento por establecer un control a este tipo de hospedaje, por ejemplo, muchas organizaciones vecinales se han mostrado en contra de la plataforma y de la modalidad del hospedaje temporal, ya que dicen que hay un incremento en la poblaci\u00f3n flotante y del fen\u00f3meno de\u00a0 la gentrificaci\u00f3n. Pero ahora ya no solo es regularla sino prohibirla.<\/p>\n<p>Personalmente me parece que est\u00e1 decisi\u00f3n afectar\u00e1 sobre todo al sector tur\u00edstico, que como se dijo al principio, ya\u00a0 ha perdido millones de pesos y tambi\u00e9n afectar\u00eda a las personas que perdieron su empleo o les redujeron su salario\u00a0 y que al rentar una habitaci\u00f3n a turistas, nacionales o extranjeros, les brinda un ingreso para solventar sus gastos b\u00e1sicos durante la contingencia.<\/p>\n<p>Si se llegara a aprobar esta iniciativa pondr\u00eda en riesgo la econom\u00eda de muchas personas, y aunque creo que este tipo de aplicaciones si deben estar reguladas para no afectar al sector inmobiliario y su prop\u00f3sito principal, que es ofrecer vivienda a largo plazo tambi\u00e9n creo que eliminarlas definitivamente no es la soluci\u00f3n ideal.<\/p>\n<p><!--more--><\/p>\n<p style=\"text-align: right;\"><strong>Jaume Molet P\u00e9rez<\/strong><\/p>\n<p style=\"text-align: right;\"><strong>Director General para Lamudi M\u00e9xico<\/strong><\/p>\n<p style=\"text-align: right;\"><u>Twitter:\u00a0<\/u>@LamudiMX<\/p>\n<p style=\"text-align: right;\"><u>Mail:\u00a0<\/u><a href=\"mailto:Jaume.molet@lamudi.com.mx\">Jaume.molet@lamudi.com.mx<\/a><\/p>\n<p style=\"text-align: right;\">Egresado de la Universidad Polit\u00e9cnica de Catalu\u00f1a, en donde obtuvo el t\u00edtulo de Ingeniero Industrial.
