{"id":110252,"date":"2020-08-11T09:09:27","date_gmt":"2020-08-11T14:09:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=110252"},"modified":"2020-08-11T10:23:25","modified_gmt":"2020-08-11T15:23:25","slug":"fibra-mty-reporto-incremento-de-sus-ingresos-totales-del-21-en-2t2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-mty-reporto-incremento-de-sus-ingresos-totales-del-21-en-2t2020\/","title":{"rendered":"Fibra Mty report\u00f3 incremento de sus ingresos totales del 21% en 2T2020"},"content":{"rendered":"<p><em>El Fideicomiso Fibra Mty anunci\u00f3 que cerr\u00f3 el 2T2020 con 59 propiedades y una tasa de ocupaci\u00f3n de 96.4% de su \u00c1rea Bruta Rentable<\/em><\/p>\n<p><!--more--><\/p>\n<p>El Fideicomiso de Bienes Ra\u00edces <strong><a href=\"https:\/\/twitter.com\/fibra_mty\">Fibra Mty<\/a><\/strong> dio a conocer su <strong>balance financiero<\/strong> correspondiente al segundo trimestre de 2020 (<strong>2T2020<\/strong>), en el que reconoci\u00f3 que se est\u00e1 atravesando un momento complicado debido a la coyuntura sanitaria y econ\u00f3mica que trae aparejada, as\u00ed lo expres\u00f3 Jorge \u00c1valos Carpinteyro, director general de la Fibra.<\/p>\n<p>\u201cLa pandemia que estamos viviendo nos confirma que es indispensable mantener un enfoque de largo plazo [\u2026] estamos conscientes que la incertidumbre permanece en el entorno, estoy convencido que el mantener flexibilidad en nuestro balance nos permitir\u00e1 enfrentar mejor esta situaci\u00f3n de manera que nos encontremos preparados para aprovechar las oportunidades que ofrezcan los mercados\u201d.<\/p>\n<p>As\u00ed, la Fibra report\u00f3 un balance s\u00f3lido en t\u00e9rminos de los <strong><u>ingresos totales<\/u><\/strong>, mismos que <strong>se vieron incrementados en un 21.0%<\/strong> con respecto al 2T2019; pasaron de 296.71 millones de pesos (mdp) a 358.87 mdp.<\/p>\n<p>En lo que respecta a la <strong><u>tasa de ocupaci\u00f3n<\/u><\/strong>, Fibra Mty report\u00f3 que cerr\u00f3 con un <strong>96.4% ocupado<\/strong> de sus 708,520 metros cuadrados (m2) de \u00c1rea Bruta Rentable (ABR), un decremento del 0.5% anual.<\/p>\n<h3>Aumentan las propiedades industriales de Fibra Mty<\/h3>\n<p>La Fibra detall\u00f3 que tuvo cambios anuales significativos en el <strong><u>n\u00famero de propiedades<\/u><\/strong> entre un trimestre y el otro. Mientras en 2T2019 contaban con 54, en este trimestre ascendieron a 58, <strong>el incremento se dio en el rubro industrial que pas\u00f3 de 30 a 34 unidades<\/strong>.<\/p>\n<p>Como consecuencia de esta modificaci\u00f3n, el \u00e1rea bruta rentable se increment\u00f3 en un 7.2% al pasar de 661,175 m2 a 708,520 m2.<\/p>\n<p>Sobre el precio de las <strong>rentas promedio por metro cuadrado<\/strong>, acorde a la din\u00e1mica mostrada en los distintos segmentos inmobiliarios, <strong>solo el sector industrial observo un alza<\/strong> frente a un decremento importante en el segmento comercial, seguido del de oficinas entre el 2T2019 y 2T2020.<\/p>\n<ul>\n<li>Segmento <strong>comercial<\/strong> (dlls. por m2): de 7.4 a 6.2 <strong>(-16.2%)<\/strong>.<\/li>\n<li>Segmento oficinas corporativas (dlls. por m2): de 18.8 a 17.2 (-8.5%).<\/li>\n<li>Segmento oficinas operativas (dlls. por m2): de 13.9 a 13.6 (-2.2%).<\/li>\n<li>Segmento <strong>industrial<\/strong> (dlls. por m2): de 4.5 a 4.6 <strong>(+2.2%).<\/strong><\/li>\n<\/ul>\n<h3>Adaptaci\u00f3n a la crisis<\/h3>\n<p>\u00c1valos Carpinteyro dio cuenta de una serie de estrategias que est\u00e1 siguiendo la compa\u00f1\u00eda con el fin de mantener la solidez del Fideicomiso. En primera instancia, se\u00f1al\u00f3 que desde el inici\u00f3 de la pandemia realizaron un <strong>an\u00e1lisis de riesgos financieros<\/strong> para identificarlos e instrumentar estrategias en consecuencia.<\/p>\n<p>As\u00ed, en abril se realizaron los primeros <strong>ajustes financieros<\/strong> enfocados a la contenci\u00f3n de riesgos. Entre las acciones tomadas, el directivo se\u00f1al\u00f3 que se <strong>suspendieron los procesos de adquisiciones<\/strong> para mantener la liquidez; adem\u00e1s, se trabaj\u00f3 en <strong>negociaciones para ampliar los plazos de cr\u00e9ditos<\/strong> con vencimientos cercanos.<\/p>\n<p>La pandemia dio pauta a la aceleraci\u00f3n en los procesos de transformaci\u00f3n digital de los edificios de la Fibra, esto lo expuso Jorge \u00c1valos de la siguiente manera:<\/p>\n<p>\u201cEstamos haciendo mejoras a trav\u00e9s de la instrumentaci\u00f3n de soluciones tecnol\u00f3gicas que permitir\u00e1n crear una experiencia \u00fanica a los usuarios de nuestros edificios, con lo cual iniciamos la transformaci\u00f3n digital en los edificios de Fibra
