{"id":110214,"date":"2020-08-10T09:00:17","date_gmt":"2020-08-10T14:00:17","guid":{"rendered":"https:\/\/centrourbano.com\/?p=110214"},"modified":"2020-08-10T10:02:07","modified_gmt":"2020-08-10T15:02:07","slug":"ingresos-netos-de-terrafina-aumentaron-22-en-2t2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/ingresos-netos-de-terrafina-aumentaron-22-en-2t2020\/","title":{"rendered":"Ingresos Netos de Terrafina aumentaron 22% en 2T2020"},"content":{"rendered":"<p><em>Terrafina report\u00f3 un incremento en la tasa de ocupaci\u00f3n de 15 puntos base para quedarse en 95.7%; los ingresos por rentas se incrementaron en 6.4%<\/em><\/p>\n<p><!--more--><\/p>\n<p>El <a href=\"https:\/\/twitter.com\/TerrafinaFibra\">Fideicomiso de Bienes Ra\u00edces, enfocado en el segmento industrial<\/a>, <strong>Terrafina<\/strong>, dio a conocer sus resultados financieros correspondientes al segundo trimestre de 2020 (<strong>2T2020<\/strong>). Cabe recordar que el ramo al que dedican sus esfuerzos no se vio tan afectado<\/p>\n<p>En ese sentido, Terrafina dio a conocer que sus <strong><u>ingresos netos<\/u><\/strong> se vieron <strong>incrementados en un 22.7%;<\/strong> pasaron <strong>de 982.0 millones de pesos (mdp) a 1,205.2 mdp<\/strong>. Por concepto de rentas, los ingresos fueron de 50.3 millones de d\u00f3lares (mdd), una variaci\u00f3n al alza de 6.4 por ciento.<\/p>\n<p>Al cierre de la mitad del a\u00f1o, la <strong><u>tasa de ocupaci\u00f3n<\/u><\/strong> de su portafolio <strong>pas\u00f3 de un 95.5% en junio de 2019 a 95.7%<\/strong> en 2020. Este incremento se vio fortalecido por el importante <strong>incremento<\/strong> de <strong>9.03% en la <u>tasa de renovaci\u00f3n<\/u><\/strong> que pas\u00f3 de 80 a 89 por ciento entre un a\u00f1o y el otro.<\/p>\n<h3>Renovaciones mantienen fuerte a la Fibra<\/h3>\n<p>En su reporte trimestral el fideicomiso industrial se\u00f1al\u00f3 que cuentan con un portafolio de <strong>289 propiedades que contabilizan 3.93 millones de metros cuadrados<\/strong> (m2) de \u00c1rea Rentable Bruta (ARB) y 307 inquilinos.<\/p>\n<p>Las actividades por arrendamiento de Terrafina fueron por 176,515.78 m2 que se distribuyeron en 3 tipos de negociaci\u00f3n, a saber:<\/p>\n<ul>\n<li>84.3%: Renovaciones<\/li>\n<li>8.1% Nuevos contratos<\/li>\n<li>7.6% Renovaciones anticipadas<\/li>\n<\/ul>\n<p>Las plazas industriales donde se registr\u00f3 el mayor n\u00famero de negociaciones, seg\u00fan report\u00f3 la Fibra es en los mercados de: Guadalajara,\u00a0 Ciudad Ju\u00e1rez, Monterrey, Ramos Arizpe, San Lu\u00eds Potos\u00ed, Tijuana, Chihuahua, Quer\u00e9taro, Irapuato y Hermosillo.<\/p>\n<h3>La recuperaci\u00f3n del sector industrial impulsar\u00e1 a Terrafina<\/h3>\n<p>El director general y presidente del comit\u00e9 t\u00e9cnico de Terrafina, Alberto Chretin, se mostr\u00f3 <strong>confiado en torno al devenir de la Fibra<\/strong>, de car\u00e1cter eminentemente industrial, motivado por las buenas se\u00f1ales que el sector manufacturero empieza a mostrar.<\/p>\n<p>\u201cA pesar de que la econom\u00eda Mexicana ha entrado a una recesi\u00f3n aguda, estamos confiados que el sector industrial de manufactura al cual estamos expuestos se recuperar\u00e1 relativamente r\u00e1pido, en l\u00ednea con la recuperaci\u00f3n de Estados Unidos.<\/p>\n<p>\u201cTambi\u00e9n creemos que <strong>la aprobaci\u00f3n reciente del TMEC, un tipo de cambio m\u00e1s competitivo, y las tensiones comerciales con China<\/strong>, seguir\u00e1n haciendo a <strong>M\u00e9xico un destino atractivo para la actividad de exportaci\u00f3n<\/strong> a Estados Unidos, lo cual beneficiar\u00e1 nuestras operaciones\u201d.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Terrafina report\u00f3 un incremento en la tasa de ocupaci\u00f3n de 15 puntos base para quedarse en 95.7%;
