Como es sabido, las medidas de contenci\u00f3n de la epidemia <strong>de <a href=\"https:\/\/centrourbano.com\/2020\/03\/12\/covid-19-afectaria-ingresos-de-hoteles-y-centros-comerciales\/\">Covid-19 afectaron gravemente al sector inmobiliario hotelero<\/a><\/strong>. As\u00ed lo expres\u00f3 el director general de la Fibra, Oscar Calvillo.<\/p>\n<p>\u201cSi bien el entorno en general para todos los sectores ha sido muy complejo, el sector hotelero es indiscutiblemente uno de los m\u00e1s afectados por el COVID-19.<\/p>\n<p>\u201cLa Compa\u00f1\u00eda est\u00e1 enfrentando los efectos de la pandemia con medidas estrictas de control de gasto tanto a nivel operativo como financiero; se realiz\u00f3 el cierre de 23 hoteles y la cancelaci\u00f3n de las inversiones de capital en las propiedades\u201d.<\/p>\n<p>En este adverso panorama, <strong>la Fibra report\u00f3 una ca\u00edda en sus ingresos del 88.6%<\/strong> con respecto al 2T2019. Hace un a\u00f1o la firma ingres\u00f3 484.3 millones de pesos (mdp) mientras este a\u00f1o sum\u00f3 55.3 mdp.<\/p>\n<p>Esta baja en los ingresos se explica fundamentalmente por el cierre masivo de espacios tur\u00edsticos, incluidos los hoteles de la compa\u00f1\u00eda. En este contexto, <strong>solo 15 de los 38 hoteles estuvieron operativos<\/strong> en el trimestre reportado. Esto gener\u00f3 una <strong><u>ocupaci\u00f3n promedio de 16.7%.<\/u><\/strong><\/p>\n<p>\u201cLos resultados at\u00edpicos de este reporte trimestral muestran el efecto adverso de la disminuci\u00f3n en la ocupaci\u00f3n hotelera en el 2T20 que comenz\u00f3 en el mes de marzo, la cual deriv\u00f3 en el cierre temporal de la operaci\u00f3n de 23 de los 38 hoteles del portafolio, la mayor\u00eda de ellos a partir del 6 de abril de 2020 derivado de la declaraci\u00f3n de pandemia del COVID-19\u201d, aclar\u00f3 Fibra Inn.<\/p>\n<p>En cuanto a los precios por habitaci\u00f3n, <strong><u>la tarifa fue de 1,174.8 pesos<\/u><\/strong> por cuarto aunque el <strong><u>precio promedio<\/u> por habitaci\u00f3n disponible fue de solo 195.7 pesos<\/strong>.<\/p>\n<h3>Hoteles cerrados<\/h3>\n<p>Fibra Inn aclar\u00f3 que tiene algunas particularidades por atender en algunos <strong>hoteles<\/strong> de su portafolio, incluido el <strong>cierre de un inmueble de Fairfield Inn<\/strong> &amp; Suites by Marriot en <strong>Coatzacoalcos<\/strong>, Veracruz.<\/p>\n<p>En el estado de Guanajuato <strong>se mantienen cerrados<\/strong> hasta nuevo aviso 3 hoteles Wyndham Garden en las ciudades de Irapuato, Silao y Celaya. As\u00ed mismo, debido a la <strong>generaci\u00f3n operativa neta limitada Fibra Inn considera postergar la apertura<\/strong> de otros inmuebles como AC by Marriott Guadalajara, Wyndham Garden Valle Real, ExHacienda San Xavier Guanajuato y Microtel Inn &amp; Suites by Wyndham Ciudad Ju\u00e1rez.<\/p>\n<p>Es pertinente mencionar que el sismo del pasado 23 de junio afect\u00f3 gravemente al ya de por si <strong>da\u00f1ado hotel Holiday Inn Coyoac\u00e1n<\/strong>, en la Ciudad de M\u00e9xico, por los sismos de 2017.
