Como consecuencia de su portafolio diversificado entre los segmentos industrial y comercial, la Fibra tuvo variaciones importantes en sus principales variables.<\/p>\n<p>As\u00ed, en la variable de los <strong><u>ingresos<\/u>, Fibra Macquarie<\/strong> se\u00f1al\u00f3 que <strong>pas\u00f3 de 962.7 millones de pesos (mdp) en el 2T2019 a 1,101.9 mdp en el 2T2020<\/strong>, un <strong>cambio de 14.5%.<\/strong> Cabe precisar que en moneda extranjera, el tipo de cambio jugo en contra del Fideicomiso ya que el saldo pasa de 50.3 millones de d\u00f3lares a 47.2 en el \u00faltimo trimestre, una variaci\u00f3n decreciente de 6.3 por ciento.<\/p>\n<p>En materia de <strong><u>ocupaci\u00f3n consolidada<\/u><\/strong> trimestral la Fibra report\u00f3 que se encuentra en niveles del <strong>95.1%<\/strong> un descenso de -1.3 puntos porcentuales con respecto al mismo periodo de 2019. En ambos segmentos se observa una tendencia a la baja desde el \u00faltimo trimestre de 2019 y hasta el \u00faltimo registrado.<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-110103\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Macquarie-ocupaci\u00f3n.jpg\" alt=\"\" width=\"470\" height=\"250\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Macquarie-ocupaci\u00f3n.jpg 470w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Macquarie-ocupaci\u00f3n-300x160.jpg 300w\" sizes=\"auto, (max-width: 470px) 100vw, 470px\" \/>\n<p>En su reporte, Macquarie refiri\u00f3 que las <strong><a href=\"https:\/\/centrourbano.com\/2020\/07\/31\/en-picada-la-demanda-de-espacios-industriales-en-el-2t2020-en-mexico\/\"><u>rentas promedio<\/u> industriales<\/a> crecieron 2.2% anual<\/strong> mientras que las promedio <strong>comerciales cayeron 5.7%.<\/strong> esta variaci\u00f3n. Una de las razones de estas cifras fue la terminaci\u00f3n anticipada de una propiedad en la Zona Metropolitana del Valle de M\u00e9xico, apuntaron.<\/p>\n<p>Como parte de las estrategias de inversi\u00f3n y pago de deudas, la firma inmobiliaria se\u00f1al\u00f3 que <strong>est\u00e1 pr\u00f3xima a concluir la construcci\u00f3n de un desarrollo de un tama\u00f1o de m\u00e1s de 20,000 metros<\/strong> cuadrados de \u00c1rea Bruta Rentable (ABR) en la plaza fronteriza de Ciudad Ju\u00e1rez.<\/p>\n<p>Entre los meses de junio y julio, la Fibra pag\u00f3 145 millones de d\u00f3lares de sus cr\u00e9ditos revolventes dispuestos. Los arrendamientos de la Fibra tienen un plazo restante promedio de 3.3 a\u00f1os para el segmento industrial y de 3.8 para el comercial.<\/p>\n<img loading=\"lazy\" decoding=\"async\"
