La ocupaci\u00f3n del portafolio es del 100%<\/em><\/p>\n<p><!--more--><\/p>\n<p><strong>Fibra <a href=\"https:\/\/twitter.com\/upsite1\">UPSITE<\/a><\/strong> dio a conocer sus resultados financieros correspondientes al segundo trimestre de 2020 (2T2020). Resulta relevante reconocer el giro del negocio de los clientes de la Fibra, ya que esto permite entender el <strong>muy bajo impacto de la pandemia de Covid-19<\/strong> a aquella. As\u00ed lo afirm\u00f3 <strong>Rodolfo Balmaceda, director<\/strong> y presidente del comit\u00e9 t\u00e9cnico de UPSITE.<\/p>\n<p>\u201cEs importante resaltar las cualidades defensivas de los sectores objetivo a los que atiende nuestra empresa en la coyuntura actual, ya que <strong>el impacto econ\u00f3mico generado por COVID-19 ha afectado en menor medida a su mercado objetivo<\/strong>, manteniendo inalterada la permanencia de nuestros clientes\u201d.<\/p>\n<p>Con este panorama, UPSITE report\u00f3 que sus <strong><u>ingresos<\/u> ascendieron a 9 millones, 548,261 pesos en el 2T2020<\/strong>. Cabe se\u00f1alar que en el 2T2019, la Fibra se\u00f1al\u00f3 que no hubo ingresos por arrendamiento ya que el portafolio inicial se encontraba en proceso de desarrollo. No obstante, <strong>con respecto al trimestre anterior (1T2020), se registr\u00f3 un incremento del 83.4%.<\/strong><\/p>\n<p>Por otro lado, <strong>la <u>utilidad neta<\/u> e integral del per\u00edodo<\/strong> pas\u00f3 de 147 millones, 288,759 en el 2T2019 a 280 millones, 611,322 pesos en el 2T2020. Un <strong>incremento del 90.5 por ciento anual<\/strong>.<\/p>\n<p>UPSITE destac\u00f3 que la <strong><u>ocupaci\u00f3n<\/u><\/strong> de su portafolio de propiedades es del <strong><u>100%<\/u><\/strong> y que todos los contratos se encuentran estipulados en d\u00f3lar estadounidense con un <strong>perfil de vencimiento promedio de 8.4 a\u00f1os<\/strong>.<\/p>\n<p>Este indicador respalda la <strong>vanguardia<\/strong> de los inmuebles con los que cuenta la Fibra as\u00ed como la <strong>ubicaci\u00f3n<\/strong> que favorece actividades de comercio interior digital y exterior, como los describi\u00f3 el director general.<\/p>\n<p>\u201cNuestro portafolio de propiedades es moderno, est\u00e1 ubicado en los principales corredores industriales de M\u00e9xico, principalmente en el centro y norte del pa\u00eds, y atiende a empresas en sectores de alto crecimiento que est\u00e1n enfocadas a la exportaci\u00f3n y la log\u00edstica\u201d.<\/p>\n<h3>Grandes reservas para el futuro<\/h3>\n<p>La Fibra UPSITE desglos\u00f3 la forma en la que se distribuye su portafolio. De los 54,221 metros cuadrados (m2) ubicados en las ciudades de Tijuana, Ju\u00e1rez y Tlaxcala, el 100% se encuentra rentado.
