{"id":109640,"date":"2020-07-24T08:11:37","date_gmt":"2020-07-24T13:11:37","guid":{"rendered":"https:\/\/centrourbano.com\/?p=109640"},"modified":"2020-07-24T12:22:01","modified_gmt":"2020-07-24T17:22:01","slug":"inicia-repunte-del-sector-inmobiliario-industrial-en-el-2t2020-en-el-norte","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inicia-repunte-del-sector-inmobiliario-industrial-en-el-2t2020-en-el-norte\/","title":{"rendered":"Inicia repunte del sector inmobiliario industrial en el 2T2020 en el norte"},"content":{"rendered":"<p><em>CBRE se\u00f1al\u00f3 que el sector inmobiliario industrial en plazas fronterizas como Ju\u00e1rez y Reynosa, as\u00ed como Saltillo, han mantenido recuperado dinamismo<\/em><\/p>\n<p><!--more--><\/p>\n<p>El <a href=\"https:\/\/twitter.com\/CBREMexico\">portal inmobiliario CBRE<\/a> dio a conocer el <strong>comportamiento<\/strong> que registr\u00f3 el <strong>sector inmobiliario industrial<\/strong> en las ciudades fronterizas de Ciudad Ju\u00e1rez, Reynosa, as\u00ed como la ciudad de Saltillo en Coahuila para el segundo trimestre del 2020 (<strong>2T2020<\/strong>).<\/p>\n<p>La plataforma inmobiliaria hizo hincapi\u00e9 en que la recuperaci\u00f3n del sector tiene un gran peso en la <strong>reapertura de ciertas actividades<\/strong> en el contexto de la <strong>nueva normalidad<\/strong> instaurada el 1\u00ba de junio.<\/p>\n<p>Tambi\u00e9n refiri\u00f3 que <strong>la expectativa sobre la llegada de empresas<\/strong> extranjeras y el desarrollo de peque\u00f1as empresas locales interesadas en <strong>explotar las ventajas del T-MEC<\/strong> han generado una demanda importante en la regi\u00f3n norte del pa\u00eds.<\/p>\n<h3>Ciudades fronterizas<\/h3>\n<p>As\u00ed, en primera instancia, CBRE encontr\u00f3 que la din\u00e1mica del mercado industrial en <strong><u>Ciudad Ju\u00e1rez<\/u><\/strong>, Chihuahua, es prometedora. La <strong>absorci\u00f3n neta ascendi\u00f3 a 567,000 m2<\/strong> y se suscit\u00f3 en mayor medida en proyectos entregados.<\/p>\n<p>De igual manera, se\u00f1alaron que la construcci\u00f3n de complejos industriales se mantiene, esto lo sustentan los <strong>1.3 millones de m2 a\u00f1adidos al inventario<\/strong>, as\u00ed como la existencia de nuevos proyectos <strong>en construcci\u00f3n<\/strong> que sumar\u00e1n <strong>1.418 millones de m2<\/strong>, con la informaci\u00f3n adicional de que estos sean arrendados o pre arrendados inmediatamente despu\u00e9s de la culminaci\u00f3n de su construcci\u00f3n.<\/p>\n<p>Sobre la <strong>tasa de vacancia<\/strong> se\u00f1alaron que se mantiene en <strong>2.9%<\/strong> con un precio de renta ascendente y que se situ\u00f3 ya en <strong>5.14 d\u00f3lares por metro cuadrado<\/strong>.<\/p>\n<p>Otra de las ciudades con un comportamiento alcista fue la de <strong><u>Reynosa<\/u><\/strong>, en Tamaulipas, misma que tuvo variaciones favorables importantes con respecto al 2019. <strong>La tasa de vacancia, por ejemplo, cay\u00f3 1.5%<\/strong> y se situ\u00f3 en 3.6%. <strong>La demanda neta total<\/strong>, pese a la pandemia, <strong>aument\u00f3 30%<\/strong> en la primera mitad del a\u00f1o.<\/p>\n<p>Para CBRE es muy destacable que Tamaulipas haya sido uno de los estados con <strong>mayor captaci\u00f3n de inversi\u00f3n extranjera directa<\/strong> en el a\u00f1o en curso, con <strong>467 millones de d\u00f3lares<\/strong> (mdd).<\/p>\n<p>El <strong>inventario<\/strong> de la ciudad tamaulipeca se mantiene en <strong>3.1 millones de m2<\/strong> y una expectativa de crecimiento para finales de a\u00f1o. Cabe mencionar que el <strong>precio de renta cay\u00f3 11 centavos<\/strong> con respecto al 2T2019 y se qued\u00f3 en 3.60 d\u00f3lares por m2 mensual.<\/p>\n<p>Tambi\u00e9n subray\u00f3 que esta inercia es muy probable que se mantenga en los meses subsecuentes debido a la cercan\u00eda al mercado norteamericano y la mano de obra accesible.<\/p>\n<h3>A las afueras de Monterrey<\/h3>\n<p>La ciudad de <strong>Saltillo<\/strong>, en el estado de Coahuila, principal emplazamiento industrial a las afueras de la capital industrial Monterrey, tuvo un crecimiento en la demanda de espacios en el 2T2020. La <strong>tasa de vacancia ascendi\u00f3 a 5.9%<\/strong>.<\/p>\n<p>El <strong>inventario de espacios de tipo industrial creci\u00f3 4.3%<\/strong> para llegar a 3<strong>.17 millones de m2.<\/strong> El <strong>precio promedio<\/strong> de renta por metro cuadrado mensual cay\u00f3 5 centavos para situarse en <strong>4.19 d\u00f3lares\/m2<\/strong> con respecto a 2019.<\/p>\n<p>CBRE record\u00f3 la importancia expresa que ha hecho el gobierno de Coahuila para <strong>atraer la inversi\u00f3n de empresas asi\u00e1ticas<\/strong> para el aprovechamiento del reci\u00e9n entrado en vigor T-MEC.<\/p>\n<p>Refiri\u00f3 que la construcci\u00f3n de espacio industrial en la entidad ha alcanzado <strong>un punto m\u00e1ximo en los \u00faltimo 5 a\u00f1os con 264,000 m2 en desarrollo<\/strong>.
