{"id":109362,"date":"2020-07-17T08:05:27","date_gmt":"2020-07-17T13:05:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=109362"},"modified":"2020-07-17T09:34:38","modified_gmt":"2020-07-17T14:34:38","slug":"pasos-adquirir-vivienda-interes-social","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/pasos-adquirir-vivienda-interes-social\/","title":{"rendered":"Pasos a seguir para adquirir una vivienda de inter\u00e9s social"},"content":{"rendered":"<p><em>Fernando Soto-Hay recomienda contratar la menor cantidad de cr\u00e9dito posible; adem\u00e1s, lo ideal es considerar al menos el 20% del enganche para cualquier tipo de vivienda<\/em><!--more--><\/p>\n<p>De acuerdo con el documento <strong><em>\u00bfQu\u00e9 funciona y qu\u00e9 no en la vivienda?,<\/em><\/strong> del <strong>Instituto del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit),<\/strong> una <strong>vivienda de <a href=\"https:\/\/centrourbano.com\/2020\/05\/25\/ventajas-adquirir-vivienda-interes-social\/\" target=\"_blank\" rel=\"noopener noreferrer\">inter\u00e9s social <\/a><\/strong>es aquella que promueve el buen uso de los recursos gubernamentales para facilitar la construcci\u00f3n y adquisici\u00f3n de inmuebles de este tipo.<\/p>\n<p>Asimismo, la <strong>vivienda social<\/strong> debe ofrecer elementos que permitan a sus habitantes realizar sus actividades cotidianas; as\u00ed como cubrir sus necesidades b\u00e1sicas y tener una buena calidad de vida.<\/p>\n<p>Este tipo de propiedades se clasifican en <strong>tres segmentos<\/strong>, seg\u00fan su rango de precios:<\/p>\n<ul>\n<li><strong>Econ\u00f3mico<\/strong>: alcanza un precio de hasta 311,656 pesos<\/li>\n<li><strong>Popular<\/strong>: hasta 528,230 pesos<\/li>\n<li><strong>Tradicional<\/strong>: precio m\u00e1ximo de 924,403 pesos<\/li>\n<\/ul>\n<p>Si se desea adquirir una vivienda de inter\u00e9s social, el <strong>portal inmobiliario <a href=\"http:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Propiedades.com<\/a><\/strong> comparte algunos puntos a considerar antes de realizar la compra:<\/p>\n<h4><strong>Enganche<\/strong><\/h4>\n<p>Lo primero es realizar un presupuesto de <strong>ahorro para el enganche de la propiedad<\/strong>. <strong>Fernando Soto-Hay, director general de Tu Hipoteca F\u00e1cil<\/strong>, recomienda contratar la menor cantidad de cr\u00e9dito posible; adem\u00e1s de que, seg\u00fan \u00e9l, lo ideal es considerar al menos el <strong>20% del enganche<\/strong> para cualquier tipo de vivienda.<\/p>\n<p>Es decir, para una vivienda de 311,656 pesos, se tendr\u00eda que dar un enganche correspondiente al 20%; es decir, 62,331.20 pesos. En el caso de una Popular, ser\u00eda de 105,646 pesos; mientras que, para una Tradicional, ser\u00eda de 184,880 pesos.<\/p>\n<p><strong>Leonardo Gonz\u00e1lez, analista Real Estate de Propiedades.com<\/strong>, sugiere aportar un <strong>enganche m\u00ednimo del 15%<\/strong> y ajustar el plazo de la hipoteca, de acuerdo con el flujo de ingresos de cada persona.<\/p>\n<p>Adem\u00e1s, antes de tener una cantidad fija del enganche, es importante considerar que existen otros gastos iniciales: <strong>escrituraci\u00f3n<\/strong> y <strong>servicios notariales<\/strong>.<\/p>\n<h4><strong>Cr\u00e9dito Hipotecario<\/strong><\/h4>\n<p><strong>Soto-Hay<\/strong> se\u00f1ala que la mejor opci\u00f3n de financiamiento ser\u00e1 aquella que cuente con la <strong>tasa de inter\u00e9s m\u00e1s accesible<\/strong>. Adem\u00e1s, es importante analizar el <strong>Costo Anual Total (CAT)<\/strong> antes de realizar cualquier transacci\u00f3n.<\/p>\n<p>Al tratarse de una vivienda de inter\u00e9s social, lo m\u00e1s recomendable es hacer uso de instrumentos crediticios tanto del <strong>Infonavit<\/strong> como del <strong>Fondo de la Vivienda del ISSSTE (Fovissste).<\/strong><\/p>\n<p>Otros elementos que se deben tener en cuenta antes de adquirir un cr\u00e9dito hipotecario son los <strong>indicadores<\/strong>; principalmente el <strong><em>Price to Income<\/em><\/strong>, o la cantidad de ingresos respecto al precio de una propiedad.<\/p>\n<p>De esta manera se podr\u00e1 conocer la <strong>capacidad de pago<\/strong> que se tiene, y evitar asignar m\u00e1s del 40% de los ingresos a las aportaciones mensuales. De acuerdo con <strong>Gonz\u00e1lez<\/strong>, es deseable proyectar los ingresos (fuentes, ahorros de gastos o proyectos productivos) a largo plazo, para liquidar lo antes posible la deuda.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Fernando Soto-Hay recomienda contratar la menor cantidad de cr\u00e9dito posible;
