{"id":109309,"date":"2020-07-16T10:14:14","date_gmt":"2020-07-16T15:14:14","guid":{"rendered":"https:\/\/centrourbano.com\/?p=109309"},"modified":"2020-07-16T10:39:53","modified_gmt":"2020-07-16T15:39:53","slug":"venta-vivienda-cdmx-2t2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/venta-vivienda-cdmx-2t2020\/","title":{"rendered":"Cae venta de vivienda en la CDMX durante el 2T2020"},"content":{"rendered":"<p><em>El inventario de vivienda en la ZMVM present\u00f3 un decremento del -1.7% respecto al 2T2019, y la<\/em> <em>mayor concentraci\u00f3n de proyectos se presenta en la zona poniente<\/em><!--more--><\/p>\n<p>De acuerdo con <strong><a href=\"https:\/\/www.tinsamexico.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Tinsa<\/a> M\u00e9xico<\/strong>, durante el segundo trimestre de 2020 (2T2020), la <strong>venta de vivienda en la Ciudad de M\u00e9xico y la zona metropolitana<\/strong> report\u00f3 una baja del 34.1%, respecto al trimestre anterior.<\/p>\n<p>Asimismo, la CDMX presenta una <strong>desaceleraci\u00f3n<\/strong> mayor, con una ca\u00edda del 40% en el mismo periodo, en el cual se registr\u00f3 la venta de 1,380 unidades de vivienda, y afectaciones principalmente en los segmentos <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong>.<\/p>\n<p>En la <strong>Zona Metropolitana del Valle de M\u00e9xico (ZMVM)<\/strong> se desplazaron 3,463 unidades de vivienda nueva en total durante el 2T2020; de las cuales, 40% corresponde a la <strong>CDMX<\/strong> y 60% a los municipios conurbados del <strong>Estado de M\u00e9xico e Hidalgo<\/strong>.<\/p>\n<p>Adem\u00e1s, el <strong>Informe de Coyuntura Inmobiliaria de Tinsa<\/strong>, destaca la incorporaci\u00f3n de 3,282 unidades nuevas; lo cual deja un total de 1,650 proyectos activos; 90% de los cuales corresponde a proyectos de vivienda vertical y un 10% a vivienda horizontal.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-tinsa.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-109343\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-tinsa.jpg\" alt=\"\" width=\"1120\" height=\"350\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-tinsa.jpg 1120w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-tinsa-300x94.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-tinsa-1024x320.jpg 1024w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-tinsa-768x240.jpg 768w\" sizes=\"auto, (max-width: 1120px) 100vw, 1120px\" \/><\/a>\n<p>Por otro lado, el <strong>inventario de vivienda en la ZMVM<\/strong> present\u00f3 un decremento del -1.7% respecto al 2T2019; y la mayor concentraci\u00f3n de proyectos se presenta en las <strong>zonas<\/strong> <strong>poniente<\/strong> y <strong>sur<\/strong>; con el 67.8% del total de desarrollos activos al 2T2020.<\/p>\n<p>La <strong>zona norte<\/strong>, por su parte, participa con el 51.7% del volumen de ventas; con 1,790 unidades vendidas al 2T2020. Adem\u00e1s, esta es la zona que concentra el mayor inventario, enfocado principalmente en los segmentos bajos.<\/p>\n<p>Con respecto al <strong>precio<\/strong>, en este \u00faltimo trimestre se observ\u00f3 un aumento general de 1.7% en el <strong>valor por metro cuadrado (m<\/strong><strong>\u00b2<\/strong><strong>),<\/strong> frente al mismo periodo de 2019, los costos m\u00e1s elevados se registran en las zonas poniente, con 64,297 pesos por m\u00b2, y sur, con 58,804 pesos por metro cuadrado.<\/p>\n<p>\u201cEl incremento del valor por m\u00b2 se debe al ingreso de nuevas unidades en los segmentos Residencial y Residencial Plus. Es importante destacar, adem\u00e1s, que, debido a la contingencia provocada por la pandemia del <strong>Covid-19<\/strong>, la mayor\u00eda de los proyectos ofrece promociones, descuentos y mayores plazos de pago\u201d, se\u00f1al\u00f3 <strong>Jes\u00fas Ram\u00f3n Orozco de la Fuente, director general de Tinsa M\u00e9xico<\/strong>.<\/p>\n<p>De igual manera, el directivo prev\u00e9 un <strong>escenario positivo para el mercado inmobiliario<\/strong> de la ZMVM en los pr\u00f3ximos meses:<\/p>\n<p>[quote]\u201cNuestra expectativa para el 3T2020, con la entrada de la nueva normalidad, es ver una <strong>ligera recuperaci\u00f3n<\/strong>; es decir, lejos de los n\u00fameros estimados antes de la pandemia, pero menores a las que previmos al inicio de la cuarentena.
