En el pasado, se cre\u00eda que esta v\u00eda era la \u00fanica forma de mantener el equilibrio financiero de las instituciones hipotecarias.<\/p>\n<p id=\"b22a\" class=\"fr fs bn ft b fu fv fw fx fy fz ga gb gc gd ge gf gg gh gi gj cf de\" data-selectable-paragraph=\"\">La crisis financiera 2008\u20132009 tuvo como consecuencia que muchos investigadores, sobre todo en Estados Unidos, empezaran a cuestionar el modelo hipotecario que hab\u00eda sido culpable de la misma crisis.<\/p>\n<p id=\"e756\" class=\"fr fs bn ft b fu fv fw fx fy fz ga gb gc gd ge gf gg gh gi gj cf de\" data-selectable-paragraph=\"\">En este sentido, han aparecido interesantes investigaciones sobre los efectos que tienen las estrategias de adjudicaci\u00f3n de vivienda por la v\u00eda judicial (<em class=\"gk\">foreclosure<\/em>) en el mercado de vivienda y en el bienestar de las personas.<\/p>\n<p id=\"51e1\" class=\"fr fs bn ft b fu fv fw fx fy fz ga gb gc gd ge gf gg gh gi gj cf de\" data-selectable-paragraph=\"\">El primer estudio que quiero traer a discusi\u00f3n es de\u00a0<a class=\"bg ez gl gm gn go\" href=\"https:\/\/www.nber.org\/papers\/w25246\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">Fishback, et al.<\/a>\u00a0(2018), en \u00e9ste los autores analizan los efectos que tuvieron las adjudicaciones en el mercado de cr\u00e9dito durante la Gran Depresi\u00f3n. Es novedoso, pues antes de 1930 las asociaciones de pr\u00e9stamo y construcci\u00f3n en EUA eran la forma de acceder al cr\u00e9dito hipotecario y en ellas se integraban las actividades de fondeo, originaci\u00f3n y servicio de los cr\u00e9ditos. En la investigaci\u00f3n, los autores hacen una evaluaci\u00f3n (no muy exhaustiva) sobre las alternativas de intervenci\u00f3n para salvar los cr\u00e9ditos. En la investigaci\u00f3n de\u00a0<a class=\"bg ez gl gm gn go\" href=\"https:\/\/www.nber.org\/papers\/w27358\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">Diamond, Guren y Tan\u00a0<\/a>(2020) se analizan distintos efectos de las adjudicaciones, incluyendo los efectos no financieros. Por ejemplo, las familias que son embargadas se mudan a vecindarios de menores ingresos (comparado con el vecindario anterior), por ende, hay mayor ocurrencia de divorcios y de conductas delictivas.
