{"id":109129,"date":"2020-07-10T08:50:24","date_gmt":"2020-07-10T13:50:24","guid":{"rendered":"https:\/\/centrourbano.com\/?p=109129"},"modified":"2020-07-10T09:58:08","modified_gmt":"2020-07-10T14:58:08","slug":"oficinas-cdmx-absorcion-12082-m","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-absorcion-12082-m\/","title":{"rendered":"Mercado de oficinas en CDMX reporta absorci\u00f3n de 12,082 m\u00b2"},"content":{"rendered":"<p><em>Pese a que la mitad de los submercados de oficinas tuvieron absorci\u00f3n negativa durante el 1S2020, los corredores Reforma e Insurgentes tuvieron una demanda neta positiva<\/em><!--more--><\/p>\n<p>De acuerdo con la consultora <a href=\"https:\/\/www.cushmanwakefield.com\/es-mx\/mexico\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Cushman &amp; Wakefield<\/strong><\/a>, el freno en la mayor\u00eda de las industrias debido a la pandemia por Covid-19, tuvo como efecto una gran reducci\u00f3n en la actividad del <strong>mercado de oficinas en la Ciudad de M\u00e9xico<\/strong>.<\/p>\n<p>Durante los primeros seis meses del a\u00f1o (1S2020), este segmento report\u00f3 una <strong>absorci\u00f3n<\/strong>, o <a href=\"https:\/\/centrourbano.com\/2020\/07\/09\/covid-19-demanda-oficinas-caida\/\" target=\"_blank\" rel=\"noopener noreferrer\">demanda neta<\/a>, de <strong>12,082 metros cuadrados (m<\/strong><strong>\u00b2)<\/strong> de espacios corporativos, la menor para un periodo igual en los \u00faltimos veinte a\u00f1os; mientras que la <strong>tasa de disponibilidad <\/strong>se mantuvo pr\u00e1cticamente sin variaciones respecto al trimestre anterior, con <strong>13.6 por ciento.<\/strong><\/p>\n<p><strong>Cushman &amp; Wakefield<\/strong> destac\u00f3 que los <strong>arrendamientos<\/strong> son compromisos de mediano o largo plazo y representan una inversi\u00f3n importante; por lo que las empresas no suelen evaluarlos o terminarlos precipitadamente.<\/p>\n<p>Por lo anterior, \u201cla <strong>disminuci\u00f3n en la actividad<\/strong> (demanda bruta) no se ha traducido a\u00fan en una <strong>contracci\u00f3n de la absorci\u00f3n<\/strong> (demanda neta) en magnitud que la lleve a terreno negativo para el acumulado de medio a\u00f1o. Antes bien, aun se vivi\u00f3 en el trimestre una inercia que result\u00f3 en una peque\u00f1a <strong>absorci\u00f3n positiva<\/strong> para el total de la ciudad\u201d, mencion\u00f3 la firma.<\/p>\n<p>No obstante, esta situaci\u00f3n no ha sido uniforme en todos los submercados de oficinas de la CDMX; puesto que la mayor\u00eda de ellos tuvieron <strong>absorci\u00f3n negativa<\/strong> durante el 1S2020. No as\u00ed los corredores <strong>Reforma<\/strong> e <strong>Insurgentes<\/strong>, que tuvieron una <strong>demanda neta positiva<\/strong>; con 14,200 y 17,078 m\u00b2 respectivamente.<\/p>\n<p>Con respecto a la <strong>oferta<\/strong>, la consultora se\u00f1al\u00f3 que la suspensi\u00f3n de los trabajos de construcci\u00f3n retras\u00f3 la entrega de los proyectos previstos para 2020; adem\u00e1s de que en la primera mitad del a\u00f1o no se present\u00f3 <strong>ning\u00fan nuevo proyecto<\/strong> o el <strong>inicio de alguna construcci\u00f3n.<\/strong><\/p>\n<p>Finalmente, el <strong>precio de renta<\/strong> tuvo una <strong>contracci\u00f3n de 4.4%,<\/strong> comparado con el segundo trimestre de 2019, y se ubic\u00f3 en 21.72 d\u00f3lares por m\u00b2 al mes. Para los edificios clase A el precio de salida promedio se ubic\u00f3 en 23 d\u00f3lares por m\u00b2, un declive anual de 5.1 por ciento.<\/p>\n<p>\u201cEl momento excepcional que vive el mercado ya est\u00e1 motivando a los propietarios y administradores de edificios de oficinas a ofrecer <strong>incentivos sobresalientes<\/strong> a los prospectos de inquilino. La variaci\u00f3n en las rentas de salida, que ya presentaba un cambio negativo antes de la presencia del <strong>Covid-19<\/strong>, probablemente seguir\u00e1 en esa l\u00ednea; pero con importantes
