{"id":109070,"date":"2020-07-09T09:38:04","date_gmt":"2020-07-09T14:38:04","guid":{"rendered":"https:\/\/centrourbano.com\/?p=109070"},"modified":"2020-07-09T09:38:04","modified_gmt":"2020-07-09T14:38:04","slug":"e-commerce-acelera-desarrollo-de-centros-logisticos-ultima-milla","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/e-commerce-acelera-desarrollo-de-centros-logisticos-ultima-milla\/","title":{"rendered":"E-Commerce acelera desarrollo de centros log\u00edsticos \u2018\u00faltima milla\u2019"},"content":{"rendered":"<p><em>Seg\u00fan previsiones de CBRE, en los pr\u00f3ximos dos a\u00f1os en el Valle de M\u00e9xico habr\u00e1 un boom de desarrollo de complejos log\u00edsticos del tipo \u2018\u00faltima milla\u2019<\/em><\/p>\n<p><!--more--><\/p>\n<p>La compa\u00f1\u00eda <a href=\"https:\/\/twitter.com\/CBREMexico\">CBRE<\/a> dio a conocer que <strong>los centros de distribuci\u00f3n (Cedis) conocidos como \u2018\u00faltima milla\u2019 han encontrado un vertiginoso crecimiento<\/strong> como consecuencia del comercio en l\u00ednea (<strong><a href=\"https:\/\/centrourbano.com\/2020\/06\/25\/mas-alla-del-e-commerce-que-viene-para-el-sector-del-retail\/\">e-commerce<\/a><\/strong>) que a su vez se vio acelerado por el confinamiento, <strong>consecuencia de la pandemia por Covid-19<\/strong>.<\/p>\n<p>El Vicepresidente Senior de Industria y Log\u00edstica en CBRE M\u00e9xico, Francisco Mu\u00f1oz, record\u00f3 que <strong>hist\u00f3ricamente, los centros de distribuci\u00f3n,<\/strong> maestros de los operadores log\u00edsticos y productores, se alojaron <strong>en la zona metropolitana<\/strong> de la Ciudad de M\u00e9xico, en la salida a Quer\u00e9taro y en el <strong>corredor CTT<\/strong> (Cuautitl\u00e1n, Tultitlan y Tepotzotl\u00e1n).<\/p>\n<p>La r\u00e1pida popularizaci\u00f3n del comercio online y el consecuente incremento en la demanda de este tipo de servicios, explica el experto, han hecho que <strong>la competencia entre los distribuidores se mida en el terreno de los tiempos m\u00ednimos de entrega. En ese sentido, los cedis \u2018ultima milla\u2019 se busca que se alojen m\u00e1s al centro de la ciudad, cerca de los consumidores finales.<\/strong><\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Tendencias-de-comercio_Ecommerce.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-109072\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Tendencias-de-comercio_Ecommerce.jpg\" alt=\"\" width=\"670\" height=\"481\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Tendencias-de-comercio_Ecommerce.jpg 670w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Tendencias-de-comercio_Ecommerce-300x215.jpg 300w\" sizes=\"auto, (max-width: 670px) 100vw, 670px\" \/><\/a>\n<p>[quote]\u201cPara ser competitivos y entregar r\u00e1pidamente a los clientes deber\u00e1n instalar centros de \u201c\u00faltima millas\u201d dentro de la ciudad, por ejemplo, en Vallejo, Naucalpan, Mixcoac, Granjas M\u00e9xico, Acoxpa e Irrigaci\u00f3n; sin embargo, la Ciudad de M\u00e9xico est\u00e1 saturada de construcciones\u201d.[\/quote]<\/p>\n<p>Sin embargo, la Ciudad de M\u00e9xico, urbe con m\u00e1s de 8 millones de habitantes (m\u00e1s 16 millones en la zona metropolitana), ya no tiene las grandes dimensiones de espacio que demanda la industria log\u00edstica por lo que se vuelve indispensable optimizar los cedis \u2018\u00faltima milla\u2019, explica francisco Mu\u00f1oz.<\/p>\n<p>[quote]\u201cNo hay espacios grandes y el valor de la tierra es muy elevado. Por ello, en conjunto con los desarrolladores y todos los jugadores de este mercado, analizamos que la \u201c\u00faltima milla\u201d ten\u00eda que contar con caracter\u00edsticas espec\u00edficas\u201d.[\/quote]<\/p>\n<h3>Las caracter\u00edsticas que deben tener los desarrollos \u2018\u00faltima milla\u2019<\/h3>\n<p>La necesidad de implementar desarrollos last mile al interior de las ciudades, en particular de CDMX, hace <strong>indispensable optimizar los espacios<\/strong>; entre las recomendaciones que el vicepresidente senior de industria y log\u00edstica de CBRE se encuentran las siguientes:<\/p>\n<ul>\n<li>\u00c1rea, en metros cuadrados, de 3,000 a 10,000 versus los 50,000-100,000 en cedis maestros.<\/li>\n<li>Hasta el 70% o 75% construida y 25% de \u00e1rea maniobras (contra la que ocupa un centro de distribuci\u00f3n tradicional: 50% de \u00e1rea construida y 50% de patio de maniobras)<\/li>\n<li>Edificio de almacenamiento de 2 a 3 niveles para diferentes marcas y alturas de 5 a 6 metros para desplazamiento r\u00e1pido de mercanc\u00edas<\/li>\n<\/ul>\n<p><strong>La expectativa para CBRE es que en la Ciudad de M\u00e9xico, en los pr\u00f3ximos dos a\u00f1os habr\u00e1 un gran boom de cedis \u2018ultima milla\u2019<\/strong> que permitir\u00e1n disminuir a un m\u00e1ximo de 4-5 horas la entrega de productos pedidos a domicilio.<\/p>\n<p>Los cedis \u2018\u00faltima milla\u2019, last mile, forman parte del <strong>\u00faltimo punto de la log\u00edstica de la entrega de productos<\/strong> adquiridos en plataformas digitales, inmediato anterior a la entrega con el cliente. Por ello son tan relevantes en la organizaci\u00f3n de los tiempos de entrega, objetivo puntual que buscan reducir.<\/p>\n<p>No obstante el desarrollo de las ultimas semanas, CBRE record\u00f3 que los Cedis \u2018\u00faltima milla\u2019 ya estaban en el ojo de los desarrolladores e inversionistas desde el inicio del 2020, ya que las ventas online ten\u00edan ya cierta penetraci\u00f3n en el mercado
