{"id":109057,"date":"2020-07-10T07:50:42","date_gmt":"2020-07-10T12:50:42","guid":{"rendered":"https:\/\/centrourbano.com\/?p=109057"},"modified":"2020-07-10T09:58:42","modified_gmt":"2020-07-10T14:58:42","slug":"adquirir-inmueble-instrumento-inversion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/adquirir-inmueble-instrumento-inversion\/","title":{"rendered":"C\u00f3mo adquirir un inmueble como instrumento de inversi\u00f3n"},"content":{"rendered":"<p><em>Cada vez hay m\u00e1s gente interesada en adquirir un inmueble como instrumento de inversi\u00f3n; con el fin de<\/em> <em>tener una segunda fuente de ingresos o independencia econ\u00f3mica<\/em><!--more--><\/p>\n<p>Al <strong>adquirir un<\/strong> <strong>inmueble<\/strong> es importante tomar en cuenta el uso que se le dar\u00e1; ya que puede ser para <strong>uso habitacional<\/strong> o emplearse como un <strong>instrumento de inversi\u00f3n<\/strong>.<\/p>\n<p>Cuando se compra una <strong>casa para vivir en ella<\/strong> influyen varios factores, como los gustos e intereses del comprador, entre otras cuestiones de \u00edndole emocional. Sin embargo, cuando se trata de una <strong>inversi\u00f3n<\/strong>, lo importante es considerar las necesidades del mercado.<\/p>\n<p>Para este \u00faltimo caso, <strong>Roc\u00edo Uribe, directora general de Quality Inmobiliaria Uribe<\/strong>, se\u00f1al\u00f3 que el inmueble debe tener una <strong>buena ubicaci\u00f3n<\/strong>, como una colonia con alta plusval\u00eda y contar con <strong>servicios cercanos<\/strong> y <strong>amenidades<\/strong>; adem\u00e1s de que debe estar en <strong>perfectas condiciones<\/strong>.<\/p>\n<p>\u201cEs importante no comprar ni en la colonia que est\u00e1 de super moda, ni en una zona que no tenga la plusval\u00eda adecuada. Adem\u00e1s, revisar que la interacci\u00f3n entre el <strong>costo por metro cuadrado y el precio<\/strong> no est\u00e9 muy disparada para que, cuando se quiera vender, se obtenga una ganancia\u201d, explic\u00f3.<\/p>\n<p>Asimismo, al invertir en <a href=\"https:\/\/centrourbano.com\/2020\/06\/11\/guia-iniciar-negocio-bienes-raices\/\" target=\"_blank\" rel=\"noopener noreferrer\">bienes ra\u00edces<\/a> es fundamental realizar un <strong>estudio de mercado<\/strong>; a fin de asegurar que en el futuro alguien se interese por rentar o comprar la propiedad.<\/p>\n<p>\u201cLa mayor\u00eda de las veces, un inmueble no se renta o vende porque el precio es el err\u00f3neo y est\u00e1 por encima del promedio de la zona. Por eso se debe hacer el estudio de mercado\u201d, mencion\u00f3 <strong>Uribe<\/strong>.<\/p>\n<p>Por otro lado, es recomendable consultar un <strong>Reporte del Mercado Inmobiliario<\/strong> para conocer los precios del mercado e <strong>indicadores<\/strong> <strong>clave<\/strong> como:<\/p>\n<ul>\n<li>Plusval\u00eda<\/li>\n<li>Time on Market (tiempo promedio de una propiedad en el mercado)<\/li>\n<li>Rentabilidad Bruta de Alquiler<\/li>\n<li>Price to Income<\/li>\n<li>Price to Rent<\/li>\n<\/ul>\n<p>\u201cUn inmueble, al ser un activo de inversi\u00f3n, debe generar rendimientos. Estos se miden por la <strong>Plusval\u00eda<\/strong> o la <strong>Rentabilidad Bruta de alquiler (RBA)<\/strong>\u201d, dijo <strong>Leonardo Gonz\u00e1lez, analista Real Estate del portal inmobiliario <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Propiedades.com<\/a>.<\/strong><\/p>\n<p>Finalmente, al comprar un <strong>inmueble como instrumento de inversi\u00f3n<\/strong>, se debe tener un dinero reservado para darle <strong>mantenimiento constante<\/strong>; ya que es dif\u00edcil que alguien se interese por una propiedad con las paredes despintadas, humedad, puertas y ventanas en mal estado o con el jard\u00edn descuidado.<\/p>\n<p><strong>Uribe<\/strong> declar\u00f3 que, usualmente, quien invierte en bienes ra\u00edces es alguien que ya tiene una casa o departamento propio; no obstante, cada vez hay m\u00e1s gente joven interesada en adquirir un inmueble.
