{"id":107950,"date":"2020-06-15T08:00:05","date_gmt":"2020-06-15T13:00:05","guid":{"rendered":"https:\/\/centrourbano.com\/?p=107950"},"modified":"2020-06-15T10:30:36","modified_gmt":"2020-06-15T15:30:36","slug":"vivienda-media-demanda-costos","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-media-demanda-costos\/","title":{"rendered":"Vivienda media concentra mayor demanda y costos m\u00e1s estables"},"content":{"rendered":"<p><em>El segmento de la vivienda media<\/em> <em>representa m\u00e1s estabilidad y rentabilidad, si se compara con el residencial o residencial plus; los cuales han visto afectada su comercializaci\u00f3n<\/em><!--more--><\/p>\n<p>De acuerdo con la comercializadora de inmuebles <a href=\"https:\/\/quierocasa.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Quiero Casa<\/strong><\/a>, en los \u00faltimos meses la <strong>vivienda media<\/strong> ha sido el segmento con <strong>mayor demanda<\/strong> y con los <strong>costos m\u00e1s estables.<\/strong><\/p>\n<p>Durante los \u00faltimos cinco a\u00f1os, los desarrollos del segmento medio de <strong>Quiero Casa<\/strong> han tenido un incremento en precio de m\u00e1s de 35% en promedio; y se espera que el alza contin\u00fae en pr\u00f3ximos a\u00f1os. Sin embargo, este segmento representa m\u00e1s <strong>estabilidad y rentabilidad,<\/strong> si se compara con el residencial o residencial plus, lo cuales, a causa de la pandemia, han visto afectada su comercializaci\u00f3n.<\/p>\n<p>Por otro lado, el <strong>volumen de construcci\u00f3n de vivienda media<\/strong> se redujo en el primer cuatrimestre del a\u00f1o, pues se registr\u00f3 la edificaci\u00f3n de 50,397 viviendas. Mientras que en el mismo periodo de 2019 se registraron 53,557 y 62,582 en dicho lapso de 2018.<\/p>\n<p>Y, en cuanto a la <strong>plusval\u00eda<\/strong>, <strong>Mateo Turanzas, director de innovaci\u00f3n y transformaci\u00f3n digital de Quiero Casa<\/strong>, se\u00f1al\u00f3 que, en promedio, desde el a\u00f1o 2000, el precio de una vivienda revendida superaba el 30% de su precio original entre los primeros 3 a 5 a\u00f1os; mientras que ahora esos <strong>valores de ganancia<\/strong> se ubican hasta en <strong>50%<\/strong> desde 2015<\/p>\n<p>[quote]\u201cDe modo que la inversi\u00f3n bien valdr\u00e1 la pena; en un contexto en que el <strong>inventario<\/strong> existente es reducido y la <strong>tasa de inter\u00e9s<\/strong> es la m\u00e1s baja desde hace 4 a\u00f1os y de las m\u00e1s bajas en los \u00faltimos 50\u201d, afirm\u00f3.[\/quote]<\/p>\n<p>Por esta raz\u00f3n la comercializadora se focalizar\u00e1 en la <strong>colocaci\u00f3n de espacios de segmento medio.<\/strong> \u201cNos replanteamos algunos objetivos para dirigir los <strong>esfuerzos y estrategias digitales <\/strong>a donde m\u00e1s se requiere; as\u00ed, apoyamos la intenci\u00f3n de compra de quienes no desean demorar sus planes de adquirir un activo del cual podr\u00edan obtener ganancias en el corto, mediano y largo plazo; adem\u00e1s, representar\u00edamos una alternativa cuando la oferta sea poca por todos aquellos proyectos que pararon su construcci\u00f3n\u201d, inform\u00f3
