{"id":107745,"date":"2020-06-11T12:12:17","date_gmt":"2020-06-11T17:12:17","guid":{"rendered":"https:\/\/centrourbano.com\/?p=107745"},"modified":"2020-06-11T12:13:48","modified_gmt":"2020-06-11T17:13:48","slug":"existen-elementos-para-tener-optimismo-en-el-sector-industrial-solili","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/existen-elementos-para-tener-optimismo-en-el-sector-industrial-solili\/","title":{"rendered":"Existen elementos para tener optimismo en el sector industrial: Solili"},"content":{"rendered":"<p><em>La entrada en vigor del T-MEC, precios competitivos y comercio electr\u00f3nico motivaran al alza el dinamismo del sector inmobiliario industrial <\/em><\/p>\n<p><!--more--><\/p>\n<p>La firma inmobiliaria Solili emiti\u00f3 un informe sobre el comportamiento del <strong>sector inmobiliario industrial<\/strong> durante la pandemia, as\u00ed como de lo <strong>que se puede esperar para el sector<\/strong>, una vez que la nueva normalidad comienza a ser implementada.<\/p>\n<p>Para <a href=\"https:\/\/twitter.com\/SoliliMX\">Solili<\/a> <strong>la llegada del T-MEC ser\u00e1 una gran oportunidad<\/strong> para el sector inmobiliario industrial debido a que se estima que genere un <strong>impulso en la detonaci\u00f3n de Hubs Industriales<\/strong> que \u201ctendr\u00e1n como requerimiento el desarrollo de nuevas infraestructuras\u201d.<\/p>\n<p>Adem\u00e1s, <strong>las nuevas actividades esenciales <\/strong>(construcci\u00f3n, industria automotriz, fabricaci\u00f3n de transporte y miner\u00eda), <strong>podr\u00e1n desarrollar sus actividades<\/strong> con los debidos protocolos sanitarios que las autoridades hayan dictaminado.<\/p>\n<p>En este contexto, Solili considera que el sector industrial tendr\u00e1 una din\u00e1mica interesante de observar por los siguientes factores:<\/p>\n<ul>\n<li>La entrada en vigor del T-MEC,<\/li>\n<li>Precios de renta competitivos que deban sopesar la contracci\u00f3n del consumo local y el rezago de las cadenas de producci\u00f3n,<\/li>\n<li>El buen desempe\u00f1o, durante la pandemia, del sector log\u00edstico, el comercio electr\u00f3nico y la industria m\u00e9dica.<\/li>\n<\/ul>\n<p>[quote]\u201cLa recuperaci\u00f3n del sector manufacturero se vendr\u00e1 dando de manera gradual una vez implementado el T-MEC y se estima que la demanda de este segmento mostrar\u00e1 un mayor incremento a finales del 2020 y principios del 2021 impulsada por la relocalizaci\u00f3n de empresas asi\u00e1ticas que podr\u00edan buscar instalarse en el pa\u00eds\u201d, adelant\u00f3.[\/quote]<\/p>\n<h3>Gran dinamismo del sector industrial en CDMX<\/h3>\n<p>El mercado de consumo m\u00e1s grande del pa\u00eds, la Ciudad de M\u00e9xico, no tuvo mayor problem\u00e1tica con respecto a las principales variables con las que se mide el comportamiento del mercado industrial.<\/p>\n<p>As\u00ed lo confirm\u00f3 Solili:<\/p>\n<ul>\n<li>Para mayo, la demanda bruta de espacio inmobiliario industrial creci\u00f3 5% con respecto a 2019: 64,000 m2 m\u00e1s; no obstante, con respecto a abril, la demanda disminuy\u00f3 en 20,000 m2.<\/li>\n<li>La demanda neta industrial se mantiene en terrenos positivos: 38,000 m2; Solili hizo hincapi\u00e9 en que este valor da cuenta de que la demanda sigue siendo mayor a la desocupaci\u00f3n.<\/li>\n<\/ul>\n<p>La gr\u00e1fica permite observar que la demanda ha sido mayor incluso en el periodo m\u00e1s \u00e1lgido de la cuarentena que en los primeros tres meses del a\u00f1o.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-de-espacio-industrial-en-CDMX.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-107749\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-de-espacio-industrial-en-CDMX.jpg\" alt=\"\" width=\"676\" height=\"491\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-de-espacio-industrial-en-CDMX.jpg 676w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-de-espacio-industrial-en-CDMX-300x218.jpg 300w\" sizes=\"auto, (max-width: 676px) 100vw, 676px\" \/><\/a>\n<h3>Log\u00edstica y e-commerce, los protagonistas<\/h3>\n<p>Solili hizo \u2018zoom\u2019 a los actores involucrados en mantener din\u00e1mico al sector y obtuvo como resultado que la demanda la sostiene el comercio electr\u00f3nico (e-commerce), el ramo log\u00edstico y los grandes retailers, con gran actividad, precis\u00f3, en el corredor CTT (Cuautitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n).<\/p>\n<p>La desocupaci\u00f3n, por su parte, alcanz\u00f3 cerca de 25,000 m2, que, en el acumulado del a\u00f1o en curso asciende a 111,000 m2, cifra mayor en un 35% con respecto a 2019.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Desocupaci\u00f3n-mensual-industrial-en-CDMX.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-107750\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Desocupaci\u00f3n-mensual-industrial-en-CDMX.jpg\" alt=\"\" width=\"682\" height=\"481\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Desocupaci\u00f3n-mensual-industrial-en-CDMX.jpg 682w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Desocupaci\u00f3n-mensual-industrial-en-CDMX-300x212.jpg 300w\" sizes=\"auto, (max-width: 682px) 100vw, 682px\" \/><\/a>\n<p>Cabe apuntar el se\u00f1alamiento hecho por Solili en el que describe que <strong>la desocupaci\u00f3n no necesariamente es un tema de abandono del mercado<\/strong>, m\u00e1s bien, detallan, se trata de reubicaci\u00f3n ante la necesidad de espacios con distintas caracter\u00edsticas o de mayores dimensiones.<\/p>\n<h3>\u00bfQu\u00e9 pas\u00f3 m\u00e1s all\u00e1 de la Ciudad de M\u00e9xico?<\/h3>\n<p>Al interior de la rep\u00fablica, las plazas de Tijuana y Monterrey tambi\u00e9n tuvieron comportamientos positivos en el terreno de la demanda de espacios. Solili record\u00f3 que esto fue posible gracias a la composici\u00f3n mixta de su infraestructura industrial para fines tanto manufactureros como log\u00edsticos.<\/p>\n<p>No corrieron con la misma suerte aquellas plazas de vocaci\u00f3n meramente manufacturera, esto es puntual en la regi\u00f3n del Baj\u00edo mexicano; no obstante, la demanda estuvo impulsada por empresas del giro log\u00edstico y de almacenaje.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-abril-mayo-2020-espacio-industrial.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-107752\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-abril-mayo-2020-espacio-industrial.jpg\" alt=\"\" width=\"677\" height=\"531\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-abril-mayo-2020-espacio-industrial.jpg 677w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Demanda-bruta-abril-mayo-2020-espacio-industrial-300x235.jpg 300w\" sizes=\"auto, (max-width: 677px) 100vw, 677px\" \/><\/a>\n<p>Para la firma inmobiliaria, este panorama ser\u00e1 similar en lo que resta del a\u00f1o; la infraestructura log\u00edstica seguir\u00e1 siendo demandada; las plazas con vocaci\u00f3n mixta mantendr\u00e1n la
