implementarse\u00a0para adaptar el sector inmobiliario comercial a la nueva normalidad<\/em><\/p>\n<p><!--more--><\/p>\n<p>La firma CBRE present\u00f3 un informe sobre la din\u00e1mica que se puede esperar y las estrategias que deber\u00e1n trabajarse, luego de los visibles cambios que traer\u00e1 la pandemia de Covid-19 al sector inmobiliario de los centros comerciales.<\/p>\n<p>En primera instancia, dio a conocer las cifras que al mes de mayo se suscitaron en los centros comerciales de M\u00e9xico:<\/p>\n<ul>\n<li>Centros comerciales de superficies mayores a 10,000 m2 <strong>cerraron<\/strong>; este es un total de <strong>5 millones de m2 en 814 desarrollos<\/strong>.<\/li>\n<li><strong>La tasa de vacancia<\/strong> qued\u00f3 en 4.9 millones de metros cuadrados (<strong>4%<\/strong> del inventario total).<\/li>\n<li>Esta la expectativa sobre la <strong>entrega de 2.4 millones de m2 de 65 centros comerciales en construcci\u00f3n en los pr\u00f3ximos 3 a\u00f1os<\/strong>.<\/li>\n<\/ul>\n<h3>\u00bfCambios que llegaron para quedarse?<\/h3>\n<p>Para <a href=\"https:\/\/twitter.com\/CBREMexico\">CBRE,<\/a> el hecho de que el <strong>confinamiento<\/strong> haya creado <strong>nuevos h\u00e1bitos de consumo<\/strong>, como hacer la compra desde casa (<strong><em>delivery<\/em><\/strong>) o definir puntos s\u00f3lo para ir a recoger los productos (<strong><em>buy and pick<\/em><\/strong>), implicar\u00e1 un <strong>gran reto para el sector inmobiliario comercial<\/strong>.<\/p>\n<p>Cabe recordar que esta din\u00e1mica ya ten\u00eda tiempo en crecimiento; refiri\u00f3 el estudio de la Asociaci\u00f3n Mexicana de ventas online (AMVO) en el que se reconoce el crecimiento, en los \u00faltimos a\u00f1os, del comercio electr\u00f3nico.<\/p>\n<p>[quote]\u201cLa frecuencia de compra en l\u00ednea ha aumentado en los \u00faltimos a\u00f1os y durante el confinamiento la compra de comida art\u00edculos de supermercado y juguetes tuvieron un incremento superior al 30%\u201d.[\/quote]<\/p>\n<p>Asimismo, el temor a contagiarse de Covid-19 prevalecer\u00e1 en la poblaci\u00f3n, lo que podr\u00eda traer una menor afluencia a los centros comerciales.<\/p>\n<p>As\u00ed, para CBRE <strong>las \u00e1reas de oportunidad del comercio se encuentran en la adopci\u00f3n y perfeccionamiento de nuevos esquemas<\/strong> para la venta e interacci\u00f3n con sus clientes:<\/p>\n<p>[quote]\u201cLa integraci\u00f3n de las plataformas encargadas de la entrega de productos (delivery) al proceso de compra est\u00e1 siendo cada vez m\u00e1s com\u00fan por lo que la adopci\u00f3n de modalidades self check out y pick and go representan un \u00e1rea de oportunidad para los comercios para adaptarse a las nuevas condiciones\u201d.[\/quote]<\/p>\n<p>La firma inmobiliaria reconoci\u00f3 en otro subsector inmobiliario la <strong>factibilidad de acelerar la reactivaci\u00f3n del subsector comercial: <a href=\"https:\/\/centrourbano.com\/2020\/06\/04\/oficinas-cdmx-contraccion-demanda\/\">el inmobiliario corporativo<\/a><\/strong>, debido al flujo de personas que provocan.<\/p>\n<p>[quote]\u201cLos corredores corporativos de oficinas y centros de negocio jugar\u00e1n un papel fundamental para la reapertura, pues su flujo de personas es el principal motor de la demanda comercial\u201d.[\/quote]<\/p>\n<h3>Comportamientos diferidos en el sector inmobiliario comercial<\/h3>\n<p>CBRE hizo un recuento del impacto que la pandemia, en sus distintos escenarios presentados en el pa\u00eds, tuvo en el sector inmobiliario comercial: cuando <strong>comenz\u00f3 la etapa de confinamiento<\/strong>, el sector de <strong>retail tuvo un alza muy importante<\/strong> en las ventas en autoservicio y el sector salud.<\/p>\n<p>En la <strong>etapa m\u00e1s \u00e1lgida del encierro,<\/strong> <strong>el e-commerce<\/strong> hizo que algunas empresas no solo mantuvieran, sino repuntar\u00e1n sus ventas; adem\u00e1s, CBRE hizo \u00e9nfasis en que algunas compa\u00f1\u00edas ten\u00edan la <strong>ventaja competitiva de contar con el respaldo log\u00edstico<\/strong> para
