balance sobre la importancia de llevar a cabo procesos de <strong>valuaci\u00f3n inmobiliaria en tiempos coyunturales,<\/strong> como lo es la crisis sanitaria y econ\u00f3mica por el Covid-19.<\/p>\n<p>Ante la actual situaci\u00f3n, el Senior Managing Director de Valuation &amp; Advisory Services de CBRE en Latam, Chris Maugeri, se\u00f1al\u00f3 que la importancia de la valuaci\u00f3n inmobiliaria es mayor en tiempos de crisis: \u201cEs a\u00fan m\u00e1s importante valuar su activo en momentos de crisis para la toma de decisiones\u201d.<\/p>\n<p>Explic\u00f3 que para los <strong>bancos<\/strong> es importante <strong>tener un panorama completo sobre los cambios que han sufrido los valores<\/strong> de las propiedades y evaluar riesgos de activos, cuyo valor se desploma.<\/p>\n<p>Asimismo, para <strong>los propietarios<\/strong> es importante revisar el <strong>impacto de la crisis al valor de sus activos<\/strong> para tener elementos a la hora de trabajar en estrategias sobre el futuro.<\/p>\n<p>Por su parte, el especialista de Valuation &amp; Advisory Services de CBRE M\u00e9xico, detall\u00f3 algunas de las <strong>utilidades que tiene un estudio de valuaci\u00f3n<\/strong> para los representantes inmobiliarios:<\/p>\n<ul>\n<li>El estudio de mercado para definir el producto inmobiliario y la zona donde se instalar\u00e1,<\/li>\n<li>Adquisici\u00f3n del predio,<\/li>\n<li>Definici\u00f3n y dimensi\u00f3n del proyecto a desarrollar,<\/li>\n<li>Financiamiento y captaci\u00f3n de capital para su construcci\u00f3n,<\/li>\n<li>Desinversi\u00f3n del activo y su traslado de dominio,<\/li>\n<li>La aportaci\u00f3n a un fideicomiso y reportes financieros anuales para empresas privadas y p\u00fablicas.<\/li>\n<\/ul>\n<p>En este contexto, CBRE reconoci\u00f3 que ha realizado la valuaci\u00f3n de m\u00e1s de 1,500 activos con el objetivo central de \u201caportar una visi\u00f3n amplia del entorno inmobiliario, cuantificar factores externos e internos que influyen en cada proyecto para su puesta en marcha y ofrecer
