{"id":107515,"date":"2020-06-04T10:30:08","date_gmt":"2020-06-04T15:30:08","guid":{"rendered":"https:\/\/centrourbano.com\/?p=107515"},"modified":"2020-06-04T10:30:08","modified_gmt":"2020-06-04T15:30:08","slug":"oficinas-cdmx-contraccion-demanda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-contraccion-demanda\/","title":{"rendered":"Mercado de oficinas de CDMX reporta contracci\u00f3n del 82% en la demanda"},"content":{"rendered":"<p><em>Durante mayo de 2020, el mercado de oficinas de la CDMX registr\u00f3 una desocupaci\u00f3n de 19,000 m<\/em><em>\u00b2,<\/em><em>\u00a0mayormente en los corredores Santa Fe, Bosques, Insurgentes y Reforma<\/em><!--more--><\/p>\n<p>De acuerdo con la plataforma <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Solili<\/strong><\/a>, el <strong>mercado de oficinas de la Ciudad de M\u00e9xico<\/strong> report\u00f3, en el mes de mayo de 2020, una <strong>demanda bruta de 12,082 metros cuadrados (m<\/strong><strong>\u00b2<\/strong><strong>), <\/strong>con lo que se situ\u00f3 en los niveles m\u00e1s bajos de al menos los \u00faltimos 4 a\u00f1os.<\/p>\n<p>Al comparar los montos de demanda de mayo de 2020 con los del mismo mes de 2019, se registr\u00f3 una <strong>contracci\u00f3n del 82%, <\/strong>mientras que, comparado con abril del 2020, se muestra una <strong>disminuci\u00f3n en la demanda del 53 por ciento<\/strong>.<\/p>\n<p>Debido a la crisis sanitaria por la pandemia de Covid-19, el pasado mes de abril la <strong>ca\u00edda en la demanda de espacios de oficinas<\/strong> se redujo a casi la mitad; pero, durante mayo del 2020, la ca\u00edda era a\u00fan m\u00e1s pronunciada, ya que solo se comercializaron la mitad de los metros que se reportaron el mes anterior.<\/p>\n<p>Lo anterior indica que, conforme ha ido avanzando la pandemia en el pa\u00eds, la situaci\u00f3n en el segmento de <strong>oficinas<\/strong> se ha ido agravando en t\u00e9rminos de demanda.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-oficinas.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-107517 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-oficinas.jpg\" alt=\"\" width=\"602\" height=\"372\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-oficinas.jpg 760w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-oficinas-300x186.jpg 300w\" sizes=\"auto, (max-width: 602px) 100vw, 602px\" \/><\/a>\n<p><strong>Solili<\/strong> destac\u00f3 que, hasta ahora, los <strong>vol\u00famenes de desocupaci\u00f3n<\/strong> se han mostrado estables; sin embargo, han superado a las cifras de demanda.<\/p>\n<p>[quote]\u201cAnalizando este comportamiento, tenemos que, durante el mes de mayo 2020, la <strong>demanda neta<\/strong> del mercado de la Ciudad de M\u00e9xico result\u00f3 ser negativa; reportando una cifra que alcanza los <strong>7,500 m<\/strong><strong>\u00b2<\/strong><strong>,<\/strong> monto similar a lo mostrado el mes anterior\u201d, se\u00f1al\u00f3 la plataforma.[\/quote]<\/p>\n<p>Durante el pasado mes de mayo, <strong>se desocuparon un total de 19,000 m<\/strong><strong>\u00b2<\/strong> de oficinas en la capital del pa\u00eds; mayormente en los corredores Santa Fe, Bosques, Insurgentes y Reforma. Se estima que los vol\u00famenes de desocupaci\u00f3n de oficinas contin\u00faen en aumento en todos los mercados corporativos del pa\u00eds; no obstante, dado que la CDMX concentra el mayor n\u00famero de espacios corporativos, resentir\u00e1 este efecto de manera m\u00e1s acentuada.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/desocupaci\u00f3n-oficinas.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-107518\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/desocupaci\u00f3n-oficinas.jpg\" alt=\"\" width=\"600\" height=\"389\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/desocupaci\u00f3n-oficinas.jpg 764w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/desocupaci\u00f3n-oficinas-300x194.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/desocupaci\u00f3n-oficinas-400x260.jpg 400w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a>\n<p>Por otro lado, se estima un <strong>incremento en los subarrendamientos<\/strong> durante los pr\u00f3ximos meses, debido a la implementaci\u00f3n del home office, la disminuci\u00f3n de la plantilla laboral y las reestructuras financieras.<\/p>\n<p>[quote]\u201cAunque el escenario para el mercado de oficinas actualmente no parece vislumbrarse positivo; a\u00fan hay elementos que puedan ayudar a que este mercado transite en el futuro cercano por panoramas m\u00e1s alentadores.
