{"id":107504,"date":"2020-06-05T08:00:51","date_gmt":"2020-06-05T13:00:51","guid":{"rendered":"https:\/\/centrourbano.com\/?p=107504"},"modified":"2020-06-04T10:32:11","modified_gmt":"2020-06-04T15:32:11","slug":"recuperacion-sector-inmobiliario-nueva-normalidad","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/recuperacion-sector-inmobiliario-nueva-normalidad\/","title":{"rendered":"Prev\u00e9n ligera recuperaci\u00f3n del sector inmobiliario en \u2018nueva normalidad\u2019"},"content":{"rendered":"<p><em>Expertos se\u00f1alan que el<\/em> <em>mercado inmobiliario se mantendr\u00e1 en movimiento gracias a las facilidades crediticias que las instituciones han generado para reactivar la econom\u00eda<\/em><\/p>\n<p><!--more--><\/p>\n<p>Expertos de la firma inmobiliaria <a href=\"https:\/\/www.lamudi.com\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Lamudi<\/strong> <\/a>prev\u00e9n una <strong>ligera recuperaci\u00f3n del sector inmobiliario<\/strong> durante la \u2018nueva normalidad\u2019, debido a que la industria de la <strong>construcci\u00f3n<\/strong> ser\u00e1 de las primeras en retomar sus actividades, con nuevas medidas sanitarias mediante el sistema de sem\u00e1foros.<\/p>\n<p>Lo anterior significa que, si se dan las condiciones de certidumbre laboral y financiera para las empresas, el sector inmobiliario podr\u00eda registrar un crecimiento dentro del <strong>primer semestre de 2021.<\/strong><\/p>\n<p>De acuerdo con la <strong>C\u00e1mara Nacional de la Industria de Desarrollo y Promoci\u00f3n de Vivienda (<a href=\"https:\/\/centrourbano.com\/2020\/05\/25\/reiteran-desarrolladores-compromiso-para-reactivar-a-mexico\/\" target=\"_blank\" rel=\"noopener noreferrer\">Canadevi<\/a>),<\/strong>\u00a0la <strong>construcci\u00f3n<\/strong> es una actividad imprescindible para reactivar el crecimiento econ\u00f3mico del pa\u00eds tras las afectaciones por el Covid-19; adem\u00e1s, la importancia de la vivienda radica en que es una actividad que detona 37 de 42 ramas econ\u00f3micas.<\/p>\n<p>Uno de los segmentos m\u00e1s afectados por la pandemia fue el de las <strong>oficinas,<\/strong> que, tras la declaraci\u00f3n de cuarentena obligatoria, vio una ca\u00edda en la demanda de aproximadamente 57%, y seg\u00fan expertos, se esperan ocupaciones por debajo del 70% en promedio, derivadas de la incertidumbre econ\u00f3mica; as\u00ed como ajustes generalizados en las rentas.<\/p>\n<p>Una vez que se reactiven las actividades, se tendr\u00e1 que plantear un nuevo acomodo que permita <strong>reducir los riesgos de contagio en las oficinas<\/strong>; por ejemplo, el establecimiento de rutas de entrada y salida a \u00e1reas comunes, evitar aglomeraciones en vest\u00edbulos y accesos, adem\u00e1s de la correcta desinfecci\u00f3n de espacios y monitoreo de la salud de los empleados.<\/p>\n<p>Por otro lado, el <strong>mercado residencial<\/strong> ha visto una recuperaci\u00f3n en el segmento de <strong>inter\u00e9s social, <\/strong>con una variaci\u00f3n porcentual positiva de 2%. Sin embargo, el segmento <strong>residencial<\/strong> ha sido el m\u00e1s golpeado por la pandemia, ya que el n\u00famero de potenciales inversionistas baj\u00f3 un 36% de enero a abril; no obstante, las b\u00fasquedas en ventas han registrado una variaci\u00f3n porcentual de 93% m\u00e1s que en el mismo per\u00edodo el a\u00f1o pasado.<\/p>\n<p>Los expertos de <strong>Lamudi<\/strong> destacan que, durante la \u2018nueva normalidad\u2019, uno de los cambios que se vislumbran en los modelos de vivienda, son los <strong>arquitect\u00f3nicos,<\/strong>\u00a0ya que, con la cuarentena, la poblaci\u00f3n podr\u00eda relegar algunos lujos por espacios m\u00e1s aptos para sus nuevas necesidades.<\/p>\n<p>Asimismo, afirman que el <strong>mercado inmobiliario<\/strong> se mantendr\u00e1 en movimiento gracias a las <strong>facilidades crediticias<\/strong> que las instituciones han generado para reactivar la econom\u00eda.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Expertos
