{"id":107493,"date":"2020-06-04T09:00:13","date_gmt":"2020-06-04T14:00:13","guid":{"rendered":"https:\/\/centrourbano.com\/?p=107493"},"modified":"2020-06-04T10:47:39","modified_gmt":"2020-06-04T15:47:39","slug":"efectos-que-ha-provocado-el-covid-19-al-sector-inmobiliario-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/efectos-que-ha-provocado-el-covid-19-al-sector-inmobiliario-industrial\/","title":{"rendered":"Efectos que ha provocado el Covid-19 al sector inmobiliario industrial"},"content":{"rendered":"<p><em>Mientras el sector industrial manufacturero se vio afectado, las compras en l\u00ednea relanzaron el industrial log\u00edstico, sobre todo, en el Valle de M\u00e9xico<\/em><\/p>\n<p><!--more--><\/p>\n<p>El director del sector industrial de Newmark Knight Frank (<a href=\"https:\/\/twitter.com\/NKF_Mexico\">NKF<\/a>), Patricio Dom\u00ednguez, realiz\u00f3 un balance sobre la din\u00e1mica que el sector inmobiliario industrial ha tenido en lo que va del a\u00f1o, en un contexto de desaceleraci\u00f3n persistente y que se ha visto acentuado por la irrupci\u00f3n del Covid-19 en el pa\u00eds.<\/p>\n<p>Para poner en contexto, Patricio Dom\u00ednguez record\u00f3 que <strong>en 2019 se lograron colocar 700,000 m2<\/strong>, mientras que <strong>en los \u00faltimos 5-7 a\u00f1os antes del 2019 se colocaban 1 mill\u00f3n, 1 mill\u00f3n 500,000<\/strong> metros cuadrados. Para este <strong>2020<\/strong> sostuvo que <strong>a mayo<\/strong> se han colocado \u00fanicamente <strong>200,000 m2<\/strong>.<\/p>\n<p>Tambi\u00e9n indic\u00f3 que la demanda de espacios industriales decreci\u00f3 de manera pronunciada; solo en el primer trimestre del a\u00f1o <strong>aument\u00f3 la disponibilidad con 700,000 m<sup>2<\/sup><\/strong> y se alcanz\u00f3 una tasa de disponibilidad del 6.1%.<\/p>\n<p>En este tenor, <strong>los sectores industrial automotriz, manufacturero, maquila y retail, han sido los m\u00e1s afectados<\/strong> por la coyuntura sanitaria y, adelant\u00f3, tardar\u00edan hasta un a\u00f1o en recuperarse.<\/p>\n<h3>Mercado industrial log\u00edstico del Valle de M\u00e9xico corri\u00f3 mejor suerte<\/h3>\n<p>Patricio Dom\u00ednguez explic\u00f3 que en el caso de la Zona Metropolitana de la Ciudad de M\u00e9xico la din\u00e1mica es distinta, e inclusive favorable. Apunt\u00f3 que el 90% de la infraestructura existente es de tipo log\u00edstico-distribuci\u00f3n.<\/p>\n<p>NKF explic\u00f3 que la principal raz\u00f3n de esta din\u00e1mica industrial en el Valle de M\u00e9xico se debe al <strong>incremento de las ventas digitales<\/strong> y precis\u00f3 que 3 de cada 10 pymes \u2018le han entrado\u2019 a la venta online.<\/p>\n<p>Hizo hincapi\u00e9 en que <strong>el corredor del norte CTT (Cuautitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n) y Toluca seguir\u00e1n incrementando su actividad<\/strong> en t\u00e9rminos de edificaci\u00f3n: se construir\u00e1n 500,000 m2 de parques y 600,000 parques industriales. No obstante, la coyuntura sanitaria genera previsiones de fin de a\u00f1o con tasas de disponibilidad del 8% al 9% cifras, precis\u00f3 Dom\u00ednguez, no vistas desde hace 8-9 a\u00f1os.<\/p>\n<h3>Lo que viene para el sector inmobiliario industrial<\/h3>\n<p>La clave para salir airoso en el sector en los pr\u00f3ximos meses e incluso a\u00f1o-a\u00f1o y medio est\u00e1 en generar estrategias en materia de precios; as\u00ed lo describi\u00f3 el director del sector industrial de NKF:<\/p>\n<p>[quote]\u201cLos retos para este 2020 y 2021 estar\u00e1n en los precios de arrendamiento de naves industriales donde desarrolladores e inquilinos tendr\u00e1n que establecer estrategias de precios para que no se vean afectados por las fluctuaciones del tipo de cambio, as\u00ed como por la escasez de tierra\u201d.[\/quote]<\/p>\n<h3>N\u00fameros a nivel regional<\/h3>\n<p>Este fue el balance de la industria a nivel regional:<\/p>\n<ul>\n<li>El Baj\u00edo, donde se concentra la industria automotriz, ha venido registrando contracciones en los \u00faltimos dos a\u00f1os, con sobreofertas en Guanajuato y Quer\u00e9taro;<\/li>\n<li>El corredor Norte, en Tijuana, donde se tiene un buen ritmo de la actividad con n\u00fameros positivos y con la llegada de los sectores de log\u00edstica, distribuci\u00f3n y almacenaje;<\/li>\n<li>Ju\u00e1rez, era un mercado rezagado y lleva dos a\u00f1os con mucho dinamismo con edificios especulativos que se rentaron antes de terminarse;<\/li>\n<li>Monterrey, sigue siendo un mercado sano,<\/li>\n<li>Guadalajara, sigue siendo atractivo, ya que es un mercado organizado<\/li>\n<li><strong>Ciudad de M\u00e9xico ser\u00e1 el de mayor crecimiento<\/strong> para poder atender las necesidades de 25 millones consumidores\u201d<\/li>\n<\/ul>\n<p>Asimismo, Patricio Dom\u00ednguez reconoci\u00f3 que la din\u00e1mica del gremio de bienes ra\u00edces trae ya un acumulado de <strong>tiempos complejos<\/strong>
