{"id":106936,"date":"2020-05-26T11:43:33","date_gmt":"2020-05-26T16:43:33","guid":{"rendered":"https:\/\/centrourbano.com\/?p=106936"},"modified":"2020-05-26T13:41:29","modified_gmt":"2020-05-26T18:41:29","slug":"mercado-de-oficinas-en-cdmx-cierra-1t2020-con-absorcion-de-9532-m%c2%b2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-de-oficinas-en-cdmx-cierra-1t2020-con-absorcion-de-9532-m%c2%b2\/","title":{"rendered":"Mercado de oficinas en CDMX cierra 1T2020 con absorci\u00f3n de -9,532 m\u00b2"},"content":{"rendered":"<p><em>Cushman &amp; Wakefield se\u00f1ala que, en el 1T2020,<\/em> <em>las repercusiones econ\u00f3micas causadas por el Covid-19 a\u00fan no se vieron reflejadas en el mercado de oficinas de la CDMX<\/em><!--more--><\/p>\n<p>De acuerdo con reportes inmobiliarios de la consultora <strong><a href=\"https:\/\/www.cushmanwakefield.com\/en\/mexico\" target=\"_blank\" rel=\"noopener noreferrer\">Cushman &amp; Wakefield<\/a>,<\/strong> el mercado de <strong>oficinas<\/strong> de la Ciudad de M\u00e9xico cerr\u00f3 el primer trimestre de 2020 (1T2020) con una <strong>absorci\u00f3n neta general de -9,532 metros cuadrados (m\u00b2).<\/strong><\/p>\n<p>El <strong>inventario corporativo total<\/strong> en la capital del pa\u00eds, al cierre del 1T2020, fue de <strong>10 millones 173,820 m\u00b2<\/strong>; de los cuales se report\u00f3 una <strong>disponibilidad de<\/strong> <strong>1 mill\u00f3n 408,483 m\u00b2<\/strong> para todos los corredores de oficinas.<\/p>\n<p>La <strong>tasa de disponibilidad general<\/strong> se ubic\u00f3 en <strong>13.8%;<\/strong> adem\u00e1s, <strong>Cushman &amp; Wakefield<\/strong> mencion\u00f3 que el inventario en construcci\u00f3n se mantuvo sin variaci\u00f3n relevante durante este periodo, con <strong>532,927 m\u00b2 en desarrollo.<\/strong><\/p>\n<p>Por otro lado, la firma se\u00f1al\u00f3 que el comportamiento general de la <strong>econom\u00eda<\/strong> fue de un ligero deterioro en la mayor\u00eda de los indicadores y actividad de negocios. Sin embargo, las <strong>repercusiones econ\u00f3micas<\/strong> causadas por la contingencia sanitaria del <strong>Covid-19 <\/strong>en el pa\u00eds, no se vieron reflejadas en los indicadores m\u00e1s relevantes para el mercado de oficinas; que son el <strong>empleo <\/strong>y la<strong> inversi\u00f3n<\/strong>.<\/p>\n<p>La <strong>devaluaci\u00f3n del peso frente al d\u00f3lar<\/strong>, en un -25%, tuvo un efecto visible en los precios; pues, aun cuando la mayor\u00eda de los corredores de oficinas se cotizan d\u00f3lares, la tendencia en los \u00faltimos meses es fijar los contratos de arrendamiento en pesos o establecer cl\u00e1usulas de tipo cambiario;
