El resultado obtenido es desalentador: el <strong>1T2020<\/strong> es el que <strong>menor volumen de construcci\u00f3n corporativa<\/strong> ha reportado en los \u00faltimos trimestres que <strong>oscilaron los 300,000 m<sup>2<\/sup><\/strong>.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Montos-de-construcci\u00f3n-oficinas_-Monterrey.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-106866\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Montos-de-construcci\u00f3n-oficinas_-Monterrey.jpg\" alt=\"\" width=\"628\" height=\"420\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Montos-de-construcci\u00f3n-oficinas_-Monterrey.jpg 628w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Montos-de-construcci\u00f3n-oficinas_-Monterrey-300x201.jpg 300w\" sizes=\"auto, (max-width: 628px) 100vw, 628px\" \/><\/a>\n<p>Solili explic\u00f3 que las principales razones a este freno constructivo se deben a la incorporaci\u00f3n de una importante cifra de <strong>oferta adicional<\/strong>, al tiempo que <strong>no se inici\u00f3 la construcci\u00f3n de ning\u00fan nuevo edificio<\/strong> corporativo y <strong>hay una <a href=\"https:\/\/centrourbano.com\/2020\/05\/22\/nuevo-leon-y-chihuahua-entidades-que-mas-invierten-ante-covid-19\/\">expectativa vigente en torno a la forma en la que puedan desenvolverse los hechos econ\u00f3micos post-Covid-19<\/a><\/strong>.<\/p>\n<p>No obstante, el estudio reconoci\u00f3 que la expectativa es positiva en el gremio inmobiliario corporativo de la Sultana del Norte; en ese sentido mencion\u00f3 que dos edificios de oficinas, que en su <strong>conjunto sumar\u00e1n 18,000 m<sup>2<\/sup> m\u00e1s al \u00e1rea rentable<\/strong>, se encuentran a la espera de la liberaci\u00f3n de permisos para arrancar obras.<\/p>\n<p>En materia de disponibilidad, Solili apunt\u00f3 que se observa un valor muy alto, dado el tama\u00f1o del mercado regio; la explicaci\u00f3n recae en una mayor oferta de espacios y una desocupaci\u00f3n moderada.<\/p>\n<p>[quote]\u201cLos fuertes vol\u00famenes de nueva oferta, as\u00ed como una desocupaci\u00f3n moderada generaron un impacto en el incremento de la <strong>disponibilidad<\/strong> que cerr\u00f3 el trimestre con <strong>18.8%,<\/strong> cifras relativamente altas para un mercado del tama\u00f1o de Monterrey\u201d.[\/quote]<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Vol\u00famen-trimestral-nuevas-oficinas.jpg\"><img loading=\"lazy\" decoding=\"async\" que la expectativa de total de espacio para oficinas terminado para este a\u00f1o ser\u00eda de 145,000 m<sup>2<\/sup>; luego del embate de la emergencia sanitaria por Covid-19, se prev\u00e9 que el a\u00f1o cierre con solo 130,000 m<sup>2<\/sup> de nueva oferta.<\/p>\n<p>Cabe recordar que la emergencia sanitaria y las medidas para contener su propagaci\u00f3n hicieron mella en las actividades econ\u00f3micas en general y particularmente en la industria de la construcci\u00f3n.<\/p>\n<p>En ese contexto, Solili confirm\u00f3 que el desarrollo de nuevos proyectos corporativos se
