{"id":10652,"date":"2014-09-11T10:00:22","date_gmt":"2014-09-11T15:00:22","guid":{"rendered":"http:\/\/centrourbano.com\/?p=10652"},"modified":"2014-09-11T09:49:33","modified_gmt":"2014-09-11T14:49:33","slug":"crece-desarrollo-de-vivienda-vertical-en-merida","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/crece-desarrollo-de-vivienda-vertical-en-merida\/","title":{"rendered":"Crece desarrollo de vivienda vertical en M\u00e9rida"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>En la zona de Yucat\u00e1n Country Club el precio promedio de las casas es de 4 a 5 millones de pesos<\/em><br \/>\n<!--more--><\/p>\n<p>En los \u00faltimos a\u00f1os la vivienda vertical obtuvo mayor presencia en la ciudad de M\u00e9rida, en la que se denota la extensi\u00f3n territorial y la consolidaci\u00f3n de distintos productos habitacionales, seg\u00fan refleja el art\u00edculo Tendencias generales del mercado de vivienda en M\u00e9rida, realizado por los especialistas de Softec, Francisco Luna y Gabriela Cano.<\/p>\n<p>De acuerdo con el art\u00edculo, el tama\u00f1o de mercado en la ciudad es de 600 unidades mensuales, en la que 23 por ciento de las ventas totales son de tipo medio, residencial y residencial plus, lo que representa cerca de 400 millones de pesos.<\/p>\n<p>La zona de mayor valor, donde se desarrollan estas viviendas, es el Norte de M\u00e9rida, espec\u00edficamente en lugares como Altabrisa, sitio en el cual se realiza el proyecto Cabo Norte, y la zona de Yucat\u00e1n County Club, cuyos precios oscilan entre los 4 y 5 millones de pesos<\/p>\n<p>Los proyectos de departamentos se destacan con un nivel alto de ventas, principalmente por su ubicaci\u00f3n, dise\u00f1o y ser innovadores en la zona; asimismo, creci\u00f3 el desarrollo de vivienda vertical residencial plus y los conjuntos horizontales tienen mayor aceptaci\u00f3n entre los pobladores.<\/p>\n<p>La mayor\u00eda de los proyectos tienen ventas de 1.5 unidades al mes, con un precio no mayor a los 2 millones 500 mil pesos y plantas de hasta 250 metros cuadrados.<\/p>\n<p>Desde al a\u00f1o 2008 se observ\u00f3 un aumento en producto horizontal, para el cierre de 2013, se vendieron alrededor de 400 casas frente a cerca de 160 departamentos de segmento Residencial y Residencial Plus, lo que representa 30 por ciento de las ventas totales, con precios de 15 mil a 25 mil pesos por metro cuadrado, refiere el art\u00edculo.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
