{"id":106243,"date":"2020-05-12T08:05:04","date_gmt":"2020-05-12T13:05:04","guid":{"rendered":"https:\/\/centrourbano.com\/?p=106243"},"modified":"2020-05-12T09:46:22","modified_gmt":"2020-05-12T14:46:22","slug":"conservar-inquilinos-ingresos-contingencia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/conservar-inquilinos-ingresos-contingencia\/","title":{"rendered":"C\u00f3mo conservar inquilinos e ingresos durante la contingencia"},"content":{"rendered":"<p><em>Debido a la situaci\u00f3n actual, los inquilinos que antes<\/em> <em>buscaban departamentos de 20,000 pesos mensuales, ahora revisan opciones de hasta 15,000 pesos de alquiler<\/em><!--more--><\/p>\n<p>La <strong>cuarentena<\/strong>, derivada de la <strong>pandemia de Covid-19,<\/strong> ha afectado la vida laboral de las personas; pues, mientras muchos han podido trabajar desde sus hogares, otros han sufrido despidos o reducciones en sus salarios.<\/p>\n<p>Por esta raz\u00f3n las personas que buscan una propiedad para rentar, han hecho un <strong>reajuste en su presupuesto<\/strong>; es decir, si antes buscaban departamentos de 20,000 pesos mensuales, ahora revisan opciones de hasta 15,000 pesos de alquiler.<\/p>\n<p>Para los <strong>propietarios<\/strong> es fundamental no perder inquilinos, pues perder\u00edan sus ingresos; ya que los inmuebles podr\u00edan pasar mucho tiempo desocupados, pero seguir\u00e1n generando gastos de mantenimiento y pago de servicios. Mientras que los <strong>inquilinos<\/strong> enfrentar\u00e1n gastos extras, como mudanza o alquiler de bodegas. Al final, es importante que se llegue a una <strong>negociaci\u00f3n que beneficie a ambas partes.<\/strong><\/p>\n<p>De acuerdo con <strong>Roc\u00edo Uribe,<\/strong> <strong>directora general de Quality Inmobiliaria Uribe<\/strong>, debido a la situaci\u00f3n laboral de los inquilinos, se han <strong>negociado pagos o ajustado costos<\/strong>; como no aumentar el precio del alquiler o realizar descuentos en los pagos mensuales.<\/p>\n<p>Ante estas alternativas, el portal inmobiliario <strong>Propiedades.com <\/strong>recomienda que cualquier negociaci\u00f3n a la que se llegue quede por escrito en un <strong>contrato provisional<\/strong>, que funcione durante la contingencia; adem\u00e1s de que los descuentos realizados se podr\u00edan agregar de forma diferida en <strong>pagos futuros.<\/strong><\/p>\n<p>Hay muchas opciones viables para lograr acuerdos entre arrendadores e inquilinos; <strong>Uribe<\/strong> sugiere estas <strong>tres posibilidades<\/strong> para que los propietarios no pierdan inquilinos y, por consiguiente, ingresos:<\/p>\n<ul>\n<li><strong>Firmar<\/strong> de inmediato y <strong>aceptar el precio ofertado<\/strong> por los inquilinos nuevos; siempre y cuando sea en un rango razonable.<\/li>\n<li><strong>Aceptar con el precio original<\/strong>, pero dar un <strong>mes de gracia<\/strong> a los inquilinos; a fin de que puedan costear los gastos de mudanza y servicios.<\/li>\n<li><strong>Descontar un porcentaje los primeros meses<\/strong>; pero diferir el pago de ese descuento cuando les convenga a ambos.<\/li>\n<\/ul>\n<p>La directiva destac\u00f3 que, frente al panorama actual, las personas destinan el dinero extra a <strong>compras prioritarias<\/strong> o a <strong>fondos de ahorro para emergencias<\/strong>; por lo que los inquilinos ofertan m\u00e1s bajo por las propiedades. Cuando normalmente se negociaban 500 pesos debajo del precio de alquiler, ahora las ofertas pueden estar hasta 2,000 pesos por debajo.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Debido a la
