{"id":105784,"date":"2020-04-28T12:00:54","date_gmt":"2020-04-28T17:00:54","guid":{"rendered":"https:\/\/centrourbano.com\/?p=105784"},"modified":"2020-04-28T14:19:56","modified_gmt":"2020-04-28T19:19:56","slug":"la-venta-de-vivienda-nueva-repunto-31-en-enero","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/la-venta-de-vivienda-nueva-repunto-31-en-enero\/","title":{"rendered":"La venta de vivienda nueva repunt\u00f3 31% en enero"},"content":{"rendered":"<p><em>La comercializaci\u00f3n de unidades rompi\u00f3 una din\u00e1mica negativa observada en el cierre de 2019 <\/em><!--more--><\/p>\n<p>En enero, la <strong>venta de vivienda nueva en M\u00e9xico<\/strong> registr\u00f3 un repunte. Y es que, en el primer mes de 2020, la comercializaci\u00f3n de unidades lleg\u00f3 a 24,317 operaciones, lo que representa <strong>un alza de 31.7%<\/strong> en comparaci\u00f3n con el mismo mes, pero de 2019.<\/p>\n<p>Este resultado se destaca luego que 2019 cerrara con <strong>una baja de 21.8%<\/strong> en el n\u00famero de viviendas vendidas. En el ejercicio, se report\u00f3 un total de <strong>322,598 operaciones<\/strong>, en contraste con las 412,400 unidades vendidas en 2018.<\/p>\n<p>Si se compara con <strong>la actividad de diciembre<\/strong>, el n\u00famero de unidades vendidas en enero <strong>represent\u00f3 un incremento de 13 por ciento<\/strong>. Y es que en el \u00faltimo mes de 2019, la venta de vivienda alcanz\u00f3 las 21,507.<\/p>\n<p>De acuerdo con datos de la firma <strong>Realty World<\/strong>, el resultado observado en enero de 2020 <strong>se ubica como el mejor arranque de a\u00f1o por lo menos desde 2015<\/strong>. En este ejercicio, durante enero se colocaron <strong>25,890 unidades nuevas en el mercado<\/strong>.<\/p>\n<p>Cabe se\u00f1alar que en <strong>noviembre de 2019<\/strong>, la venta de vivienda alcanz\u00f3 las 30,000 unidades. Con ello, la c<strong>ifra obtenida en diciembre represent\u00f3 una baja<\/strong> de 28 por ciento.<\/p>\n<p>Si se observa la actividad en la transici\u00f3n entre 2018 y 2019, tambi\u00e9n se destaca una <strong>din\u00e1mica a la baja<\/strong>. En <strong>noviembre de 2018<\/strong>, el n\u00famero de operaciones con vivienda nueva alcanz\u00f3 las 37,131; para diciembre, <strong>la cifra se redujo a 23 759<\/strong>, es decir, una ca\u00edda de 36 por ciento. Y es que, de acuerdo con <strong>Jorge Paredes<\/strong>, presidente de Realty World, hasta antes de la llegada del <a href=\"https:\/\/centrourbano.com\/cobertura-covid-19\/\" target=\"_blank\" rel=\"noopener noreferrer\">Covid-19<\/a>, se <a href=\"https:\/\/www.youtube.com\/watch?v=qdxMGm-vBxk&amp;t=9s\" target=\"_blank\" rel=\"noopener noreferrer\">esperaba que la din\u00e1mica inmobiliaria<\/a> repuntara en el a\u00f1o.<\/p>\n<p>En entrevista con Centro Urbano, el especialista indic\u00f3 que con lo visto al arranque del a\u00f1o se esperaba un crecimiento de hasta 4% en 2020.<\/p>\n<p>\u201cDif\u00edcilmente pudi\u00e9ramos esperar el rebote. Antes del coronavirus esperaba un rebote en los n\u00fameros en general de los segmentos de la vivienda. Ahora, despu\u00e9s del coronavirus, definitivamente los n\u00fameros van a ser rojos y no hay manera de que se reviertan.<\/p>\n<p>\u00abYo esperaba crecimientos moderados. <strong>A lo mejor del 2% al 4% con n\u00fameros positivos<\/strong> en general en todos los segmentos de la vivienda.
