{"id":105624,"date":"2020-04-24T08:23:51","date_gmt":"2020-04-24T13:23:51","guid":{"rendered":"https:\/\/centrourbano.com\/?p=105624"},"modified":"2020-04-24T08:23:51","modified_gmt":"2020-04-24T13:23:51","slug":"inventario-oficinas-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inventario-oficinas-monterrey\/","title":{"rendered":"Inventario de oficinas en Monterrey crece 7% durante 1T2020"},"content":{"rendered":"<p><em>Este trimestre, la tasa de disponibilidad de oficinas<\/em> <em>tuvo un incremento de casi 3% respecto al trimestre anterior; y de casi 4% respecto al mismo periodo del a\u00f1o anterior<\/em><!--more--><\/p>\n<p>De acuerdo con reportes de la plataforma <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Solili<\/strong><\/a>, durante el <strong>primer trimestre de 2020<\/strong> <strong>(1T2020), <\/strong>el <strong>inventario de oficinas en Monterrey<\/strong>, Nuevo Le\u00f3n, se increment\u00f3 por encima del <strong>7%<\/strong>; ya que ingresaron a la oferta de la ciudad <strong>cuatro nuevos edificios<\/strong>, que adicionan 87,000 metros cuadrados (m\u00b2).<\/p>\n<p>Cabe destacar que, con los espacios que se sumaron este trimestre, en la ciudad de Monterrey suman <strong>1 mill\u00f3n 191,074 m<\/strong><strong>\u00b2<\/strong><strong> de espacios corporativos<\/strong>; y es en el corredor <strong>Valle Oriente<\/strong> donde se registra el mayor inventario de oficinas, con un poco m\u00e1s de <strong>410,00 metros cuadrados.<\/strong><\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Resumen-del-mercado.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-105627 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Resumen-del-mercado.jpg\" alt=\"\" width=\"552\" height=\"391\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Resumen-del-mercado.jpg 640w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Resumen-del-mercado-300x212.jpg 300w\" sizes=\"auto, (max-width: 552px) 100vw, 552px\" \/><\/a>\n<p>En t\u00e9rminos de <strong>vacancia<\/strong>, la capital neolonesa report\u00f3 una moderada desocupaci\u00f3n y demanda durante el <strong>1T 2020<\/strong>; y la <strong>tasa de disponibilidad<\/strong> de oficinas tuvo un incremento de casi <strong>3%<\/strong> respecto al trimestre anterior; y de casi <strong>4%<\/strong> respecto al mismo periodo del a\u00f1o anterior. Seg\u00fan <strong>Solili<\/strong>, estas son cifras muy altas para un mercado con el tama\u00f1o que Monterrey reporta.<\/p>\n<p>Adem\u00e1s, los desarrolladores de la ciudad prev\u00e9n que, en el corto plazo, <strong>esta disponibilidad contin\u00fae al alza<\/strong>; debido a la nueva oferta que se espera ingrese vacante al mercado, que entrar\u00eda a competir con otros espacios que fueron adquiridos en venta por inversionistas y pasar\u00edan a formar parte de la oferta en renta de la ciudad.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-renta.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-105628\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-renta.jpg\" alt=\"\" width=\"599\" height=\"347\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-renta.jpg 692w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-renta-300x174.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-renta-240x140.jpg 240w\" sizes=\"auto, (max-width: 599px) 100vw, 599px\" \/><\/a>\n<p>Por otro lado, el <strong>precio promedio de renta<\/strong> del mercado de Monterrey se contrajo en m\u00e1s de un tercio este trimestre; debido a la depreciaci\u00f3n que el peso tuvo respecto al d\u00f3lar, pues aproximadamente el 70% de los espacios disponibles se comercializan en pesos.<\/p>\n<p>\u201cEn general, aunque el <strong>precio promedio de renta<\/strong> tiende a la baja, observamos el efecto contrario en los <strong>precios de venta<\/strong> que reportan incrementos durante el per\u00edodo. Por otra parte, los desarrolladores de la zona se mantienen con cautela; lo que se refuerza con el hecho que este trimestre no iniciaron construcciones\u201d, se\u00f1ala <strong>Solili<\/strong>.<\/p>\n<p>Finalmente, la <strong>absorci\u00f3n bruta<\/strong> durante el 1T 2020 report\u00f3 25,000 m\u00b2;
