{"id":105125,"date":"2020-04-14T10:00:55","date_gmt":"2020-04-14T15:00:55","guid":{"rendered":"https:\/\/centrourbano.com\/?p=105125"},"modified":"2020-04-14T19:19:32","modified_gmt":"2020-04-15T00:19:32","slug":"sector-logistico-continua-impulsando-demanda-de-espacios-en-cdmx-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/sector-logistico-continua-impulsando-demanda-de-espacios-en-cdmx-cbre\/","title":{"rendered":"Sector log\u00edstico contin\u00faa impulsando demanda de espacios en CDMX: CBRE"},"content":{"rendered":"<p><em>El HUB log\u00edstico m\u00e1s importante del pa\u00eds se encuentra en el corredor norte de la Ciudad de M\u00e9xico; concentra el 20% de la industria log\u00edstica<\/em><\/p>\n<p><!--more--><\/p>\n<p>La firma inmobiliaria <a href=\"https:\/\/twitter.com\/CBREMexico\">CBRE<\/a> present\u00f3 los resultados sobre el <strong>comportamiento del mercado industrial<\/strong> en las 3 principales ciudades del pa\u00eds, CDMX, Guadalajara y Monterrey en el primer trimestre de 2020.<\/p>\n<p>Sobre la <strong>capital del pa\u00eds<\/strong> presentaron un balance positivo del primer trimestre de 2020 (1T2020) con respecto al del 2019 en cuanto a la <strong>demanda bruta de espacios industriales<\/strong>, con un <strong>incremento del 35%<\/strong> pas\u00f3 de 157,000 m2 a 212,000 m2.<\/p>\n<p>Con relaci\u00f3n a la <strong>demanda nueva el incremento fue del 6%;<\/strong> pas\u00f3 de 114,000 m2 a 120,000. Cabe mencionar que, en materia de <strong>construcci\u00f3n<\/strong>, se registraron 280,000 m2, <strong>un 36% menos que el 1T2019<\/strong>.<\/p>\n<p>Por otro lado, recordaron que la Ciudad de M\u00e9xico concentra el 17% del inventario industrial con 8.9 millones de m2 y subray\u00f3 la <a href=\"https:\/\/centrourbano.com\/2020\/03\/27\/e-commerce-y-logistica-mantienen-positivo-el-sector-industrial\/\"><strong>importancia del sector log\u00edstico en el mercado industrial<\/strong><\/a>, sobre todo en la Ciudad.<\/p>\n<p>Refirieron que <strong>el 20% de la industria log\u00edstica nacional se asienta en el corredor norte de la CDMX<\/strong>, lo que lo convierte en el HUB m\u00e1s importante del pa\u00eds, esto se entiende por la cercan\u00eda que hay al mercado m\u00e1s grande del pa\u00eds con 25 millones de consumidores.<\/p>\n<p>Sobre <strong>Monterrey<\/strong> mencionaron que la <strong>tasa de vacancia<\/strong> se mantiene debajo del <strong>5%<\/strong> y el <strong>inventario industrial<\/strong> incremento en el mismo nivel porcentual. Con relaci\u00f3n a la <strong>absorci\u00f3n bruta<\/strong>, el incremento fue de <strong>53% entre el 1T2019 y el 1T2020;<\/strong> pas\u00f3 de 71,000 m2 a 180,000 m2.<\/p>\n<p>Cabe subrayar que la absorci\u00f3n en la \u2018sultana del norte\u2019 fue en su mayor\u00eda por parte de empresas extranjeras; el <strong>61% de origen estadounidense<\/strong> y 9 de origen japon\u00e9s.<\/p>\n<p>En la capital de Jalisco, <strong>Guadalajara<\/strong>, se report\u00f3 un <strong>repunte importante en la construcci\u00f3n<\/strong> durante primer trimestre del a\u00f1o pasando de <strong>150,300 m2 a 351,000 m2<\/strong>.
