{"id":105066,"date":"2020-04-13T17:27:29","date_gmt":"2020-04-13T22:27:29","guid":{"rendered":"https:\/\/centrourbano.com\/?p=105066"},"modified":"2020-04-14T00:15:46","modified_gmt":"2020-04-14T05:15:46","slug":"asi-podria-impactar-el-covid-19-en-el-sector-inmobiliario","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/asi-podria-impactar-el-covid-19-en-el-sector-inmobiliario\/","title":{"rendered":"As\u00ed podr\u00eda impactar el COVID-19 en el sector inmobiliario"},"content":{"rendered":"<p><strong>Por Jaume Molet P\u00e9rez<\/strong><!--more--><\/p>\n<p>Como la gran mayor\u00eda sabe, el 2019 fue un a\u00f1o complicado para el sector inmobiliario despu\u00e9s de que se implementaron\u00a0 nuevas regulaciones para terminar con temas de corrupci\u00f3n y el mal manejo de recursos de las administraciones pasadas, sin embargo, se esperaba que el 2020 ser\u00eda el a\u00f1o de la recuperaci\u00f3n del mercado.<\/p>\n<p>Pero en el segundo mes del a\u00f1o comenz\u00f3 una crisis a nivel mundial por el COVID-19, un virus cuyos contagios han llegado a\u00a0 una escala de pandemia en tan solo dos meses, creando una contingencia sanitaria alrededor del mundo, que\u00a0 nos hace pensar, a los que formamos parte del sector, que dicha situaci\u00f3n\u00a0 retrasar\u00e1 cualquier repunte econ\u00f3mico, no solo a nivel nacional sino a nivel global.<\/p>\n<p>El pron\u00f3stico, realizado a trav\u00e9s de un consenso, es de un fuerte impacto en la econom\u00eda global en la primera mitad de 2020, seguido de un repunte, que recuerda la recuperaci\u00f3n despu\u00e9s del brote de SARS en 2003.<\/p>\n<p>Una medida de prevenci\u00f3n que ha tomado la sociedad civil junto con empresas y autoridades es la de mantenerse en cuarentena para evitar, en medida de lo posible, la exposici\u00f3n ante el virus, generando as\u00ed la campa\u00f1a #Qu\u00e9dateenCasa.<\/p>\n<p>Esta medida ha generado un incremento, no solo de actividad en redes sociales y en diferentes servicios de streaming, sino tambi\u00e9n en las b\u00fasquedas inmobiliarias, ya que la gente no deja de necesitar una vivienda ya sea en venta o en renta.<\/p>\n<p>Por ejemplo, en <strong>Lamudi<\/strong> detectamos que de marzo de 2018 a marzo de 2020 hubo un incremento de b\u00fasquedas de 36%, tomando en cuenta que el comportamiento de las b\u00fasquedas inmobiliarias es estacional, es decir, suele ser el mismo cada mes de cada a\u00f1o, de manera que se puede apreciar que durante la cuarentena el aumento de tr\u00e1fico en portales inmobiliarios ha sido significativo.<\/p>\n<p>Las propiedades en renta o en venta todav\u00eda tienen oportunidad en el mercado inmobiliario, para lo que es importante estar actualizado y tener presentes los distintos canales adecuados para cumplir los objetivos. No cabe duda que en estos tiempos, internet se ha vuelto el medio de comunicaci\u00f3n y promoci\u00f3n m\u00e1s demandado.<\/p>\n<p>Entre m\u00e1s se expanda el brote y m\u00e1s persista, mayor es la posibilidad de un impacto m\u00e1s prolongado en la econom\u00eda global y, por extensi\u00f3n, en los mercados inmobiliarios.<\/p>\n<p>Con este panorama es dif\u00edcil separar el impacto econ\u00f3mico actual y el probable, y las noticias que, en la mayor\u00eda de los casos, provocan m\u00e1s temor que certidumbre. La trayectoria exacta del brote y el efecto econ\u00f3mico resultante todav\u00eda\u00a0 son desconocidos.
