{"id":104981,"date":"2020-04-08T09:31:22","date_gmt":"2020-04-08T14:31:22","guid":{"rendered":"https:\/\/centrourbano.com\/?p=104981"},"modified":"2020-04-08T18:38:16","modified_gmt":"2020-04-08T23:38:16","slug":"disminuye-la-demanda-de-espacios-industriales-en-el-1t2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/disminuye-la-demanda-de-espacios-industriales-en-el-1t2020\/","title":{"rendered":"Disminuye la demanda de espacios industriales en el 1T2020"},"content":{"rendered":"<p><em>La demanda de espacios industriales cay\u00f3 un 41% con respecto al 2019; no obstante, la construcci\u00f3n tuvo un alza importante con 186,000 m2 adicionales<\/em><\/p>\n<p><!--more--><\/p>\n<p>La firma Solili public\u00f3 el informe trimestral, correspondiente al primer periodo de 2020, sobre el <strong>comportamiento del sector industrial en el Valle de M\u00e9xico<\/strong>, en el reconoci\u00f3 que la din\u00e1mica inicial en el a\u00f1o no tuvo reflejo alguno sobre la propagaci\u00f3n del Covid-19, que lleg\u00f3 al pa\u00eds hasta mediados de marzo.<\/p>\n<p>En el estudio, aseguraron <strong>que la demanda de espacios disminuy\u00f3 un 41% con respecto al 1T2019<\/strong>. Adem\u00e1s, de las <strong>transacciones que se concretaron<\/strong>, casi el 50% fueron correspondientes al <strong>sector log\u00edstico<\/strong> y la mayor parte de las negociaciones fueron para el sector de alimentos y bebidas.<\/p>\n<p>La <strong>construcci\u00f3n<\/strong>, por su parte, tuvo un comportamiento favorable, con la <strong>adici\u00f3n de 186,000 m2<\/strong>, de los cuales el <strong>63%<\/strong> se concentr\u00f3 en el corredor <strong>Toluca<\/strong>.<\/p>\n<p>El estudio reconoci\u00f3 un descenso en el precio unitario de la renta de espacios Clase A de 3 centavos de d\u00f3lar con respecto a 2019, as\u00ed como de 28 centavos con respecto al 4T del 2019.<\/p>\n<p>Con respecto a la coyuntura sanitaria, Solili adelant\u00f3 que el impacto ser\u00e1 una <strong>contracci\u00f3n en la demanda<\/strong> y una <strong>ca\u00edda en la actividad comercial<\/strong> tradicional. No obstante, el e-commerce tendr\u00e1 una relevancia significativa.<\/p>\n<h3>Espacios industriales en el 3T 2020<\/h3>\n<p>Sobre la <strong>absorci\u00f3n bruta<\/strong> por corredor, <strong>Tepotzotl\u00e1n y Cuautitl\u00e1n<\/strong> son los dos principales corredores, seguido de lejos por Tlalnepantla y Tultitl\u00e1n. El precio de los espacios va de los 2 d\u00f3lares a los 7.5 d\u00f3lares mensuales por m2, con variaciones perceptibles entre Cuautitl\u00e1n, Naucalpan y Tlalnepantla como los m\u00e1s caros, versus Ecatepec, Tepotzotl\u00e1n y Toluca, que, con un espectro de precios m\u00e1s amplio pueden encontrarse precios relativamente m\u00e1s bajos.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Absorcion-bruta.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-104986 size-full\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Absorcion-bruta.png\" alt=\"\" width=\"415\" height=\"448\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Absorcion-bruta.png 415w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Absorcion-bruta-278x300.png 278w\" sizes=\"auto, (max-width: 415px) 100vw, 415px\" \/><\/a><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Precio-de-renta-por-corredor.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-104989 size-full\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Precio-de-renta-por-corredor.jpg\" alt=\"\" width=\"390\" height=\"435\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Precio-de-renta-por-corredor.jpg 390w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Precio-de-renta-por-corredor-269x300.jpg 269w\" sizes=\"auto, (max-width: 390px) 100vw, 390px\" \/><\/a>\n<p>Las <strong>tasas de disponibilidad <\/strong>se han mantenido constantes desde el 3T2018, con cifras que <strong>oscilan el 3%<\/strong>.
