{"id":104979,"date":"2020-04-13T08:00:01","date_gmt":"2020-04-13T13:00:01","guid":{"rendered":"https:\/\/centrourbano.com\/?p=104979"},"modified":"2020-04-13T09:25:22","modified_gmt":"2020-04-13T14:25:22","slug":"oficinas-1t2020-demanda-4t2019","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-1t2020-demanda-4t2019\/","title":{"rendered":"Mercado de oficinas cierra 1T2020 con demanda superior al 4T2019"},"content":{"rendered":"<p><em>Los<\/em> <em>corredores de Reforma, Insurgentes y Polanco concentran el 78% de<\/em> <em>los proyectos de oficinas en desarrollo; mientras que<\/em> <em>Lomas Altas y Bosques no registran construcciones<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte de Oficinas<\/strong> correspondiente al pri<strong>mer trimestre de 2020 (1T2020) en la Ciudad de M\u00e9xico,<\/strong> de la plataforma <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Solili<\/strong><\/a>, el segmento corporativo cerr\u00f3 dicho periodo con una <strong>demanda<\/strong> 38% por encima del trimestre precedente; y 28% superior a la reflejada el mismo per\u00edodo del 2019.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-104982 alignleft\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-1.jpg\" alt=\"oficinas\" width=\"281\" height=\"257\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-1.jpg 463w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-1-300x275.jpg 300w\" sizes=\"auto, (max-width: 281px) 100vw, 281px\" \/><\/a>\n<p>\u201cSin embargo, consideramos que los pr\u00f3ximos 6 meses habr\u00e1 una mayor cautela que llevar\u00e1 a los desarrolladores a una evaluaci\u00f3n m\u00e1s afinada; donde la <strong>liquidez disponible<\/strong> y el <strong>comportamiento de la demanda<\/strong> ser\u00e1n las claves de las acciones a tomar\u201d, destac\u00f3 <strong>Solili<\/strong>.<\/p>\n<p>Por otro lado, la <strong>construcci\u00f3n de oficinas<\/strong> en la capital del pa\u00eds reflej\u00f3 una contracci\u00f3n de m\u00e1s del 30% durante el 1T2020; con respecto al mismo periodo del a\u00f1o pasado. Y es sobre los corredores de <strong>Reforma, Insurgentes y Polanco<\/strong> donde se concentra el 78% de las construcciones en desarrollo.<\/p>\n<p>En este trimestre destacaron las <strong>edificaciones corporativas de menor tama\u00f1o<\/strong>, a excepci\u00f3n de las grandes construcciones que se sit\u00faan en el corredor de <strong>Reforma<\/strong>; las cuales rebasan los 100,000 metros cuadrados (m\u00b2). Adem\u00e1s, en este corredor, el gobierno local contin\u00faa con el otorgamiento de permisos; lo que lo perfilan como un eje de importantes proyectos ic\u00f3nicos y de gran envergadura.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-104984 alignright\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-2.jpg\" alt=\"oficinas\" width=\"281\" height=\"290\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-2.jpg 415w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Gr\u00e1fico-2-290x300.jpg 290w\" sizes=\"auto, (max-width: 281px) 100vw, 281px\" \/><\/a>\n<p>En tanto, los corredores de <strong>Lomas Altas y Bosques<\/strong> no registraron construcciones de oficinas en el per\u00edodo; y el corredor <strong>Norte<\/strong> destac\u00f3 por su oferta diversificada y amplia gama de precios.<\/p>\n<p>Con respecto a los <strong>precios de renta<\/strong>, en general, el 1T2020 registr\u00f3 un importante ajuste a la baja de 9%; en el marco de un importante incremento de la <strong>vacancia<\/strong> de casi 1%. Ambos indicadores con respecto al 4T2019.<\/p>\n<p>Asimismo, durante este periodo se observ\u00f3 la tendencia de ocupaci\u00f3n de <strong>edificaciones Clase B<\/strong> por parte de empresas que ofrecen el servicio de <em>coworking<\/em>;
