{"id":104508,"date":"2020-03-23T09:00:46","date_gmt":"2020-03-23T15:00:46","guid":{"rendered":"https:\/\/centrourbano.com\/?p=104508"},"modified":"2020-04-01T14:27:04","modified_gmt":"2020-04-01T20:27:04","slug":"sector-vivienda-rumbo-a-la-recuperacion-en-este-2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/sector-vivienda-rumbo-a-la-recuperacion-en-este-2020\/","title":{"rendered":"Sector vivienda, rumbo a la recuperaci\u00f3n\u00a0en este 2020"},"content":{"rendered":"<p><em>La producci\u00f3n de vivienda econ\u00f3mica mostr\u00f3 una ca\u00edda de 22% en 2019, cuando se construyeron 103,328 unidades, en contraste con las 132,789 unidades producidas en 2018<\/em><!--more--><\/p>\n<p>Para el sector inmobiliario en su conjunto, 2019 represent\u00f3 un a\u00f1o de retos. Concretamente, en el caso del segmento residencial, el panorama que se vivi\u00f3 en el a\u00f1o fue cautela, ante un entorno e transici\u00f3n.<\/p>\n<p>Este escenario represent\u00f3 que varios indicadores que reflejan el comportamiento de la industria cayeran. Sin embargo, para algunas voces, el escenario en el arranque de 2020 se ha clarificado un poco, por lo que habr\u00eda oportunidades de iniciar el camino de la recuperaci\u00f3n.<\/p>\n<p>Espec\u00edficamente, en el tema de la producci\u00f3n de vivienda, los n\u00fameros del Registro \u00danico de Vivienda (RUV) indican que, en 2019, se construyeron 181,210 unidades. Esta cifra representa una ca\u00edda de 14% en comparaci\u00f3n con 2018, a\u00f1o en el que se construyeron 210,808 viviendas.<\/p>\n<p>En comparaci\u00f3n con el primer a\u00f1o de la administraci\u00f3n anterior, la cifra de producci\u00f3n registrada en 2019 signific\u00f3 una ca\u00edda de 27.14%. Y es que, en 2013, la producci\u00f3n lleg\u00f3 a 248,733 unidades.<\/p>\n<p>En ese sentido, la producci\u00f3n de vivienda econ\u00f3mica cerr\u00f3 2019 con ca\u00edda de doble d\u00edgito, esto en comparaci\u00f3n con 2018. De acuerdo con las cifras de la plataforma, en el a\u00f1o que acaba de terminar se produjeron 103,328 casas con valor por debajo de los 513,699 pesos, lo que representa una ca\u00edda de 22% en relaci\u00f3n a las 132,789 unidades construidas en el a\u00f1o anterior inmediato.<\/p>\n<p>Es preciso mencionar que, en relaci\u00f3n al primer a\u00f1o del gobierno anterior, la producci\u00f3n de vivienda en 2019 cay\u00f3 39.27%, pues en 2013, el n\u00famero de unidades econ\u00f3micas construidas lleg\u00f3 a 170,149.<!--more--><\/p>\n<p><strong>Din\u00e1mica en el mercado<\/strong><\/p>\n<p>En relaci\u00f3n a los precios de vivienda, Sociedad Hipotecaria Federal report\u00f3 un incremento anual acumulado de 8.6&amp;, esto en comparaci\u00f3n con 2018.<\/p>\n<p>De acuerdo con el \u00cdndice de Precios de la Vivienda del banco, correspondiente al 4T2019, al cierre de 2019, el precio promedio de una vivienda fue de un 1 mill\u00f3n 093,000 pesos; en el caso del precio mediano, la cifra se ubic\u00f3 en 631,000 pesos.<\/p>\n<p>\u201cEl \u00cdndice SHF de Precios de la Vivienda de casas solas, en condominio y departamentos con cr\u00e9dito hipotecario mostr\u00f3 en el cuarto trimestre de 2019 una apreciaci\u00f3n de 7.7% a nivel nacional en comparaci\u00f3n con 2018. As\u00ed, en el acumulado de 2019 el \u00cdndice SHF se apreci\u00f3 8.6% en el \u00e1mbito nacional respecto a 2018\u201d.<\/p>\n<p>Por tipo de vivienda, las unidades nuevas registraron un incremento en el costo del orden de 8.9%; en el caso de las viviendas usadas, el aumento se ubic\u00f3 en 8.3 por ciento. De acuerdo con la informaci\u00f3n de SHF, \u201cpor primera vez desde que se tienen mediciones, la proporci\u00f3n del mercado de vivienda usada de 53.4% fue mayor al de vivienda nueva de 46.6 por ciento\u201d.<\/p>\n<p>Por segmento, el banco detall\u00f3 que las viviendas del econ\u00f3mico-social tuvieron una apreciaci\u00f3n de 7.7% en 2019. En el caso de la vivienda media-residencial el valor creci\u00f3 9 por ciento.<!--more--><\/p>\n<p><strong>Venta de Vivienda <\/strong><\/p>\n<p>Por otro lado, en lo que se refiere a la comercializaci\u00f3n de unidades, las estimaciones de la firma de consultor\u00eda Softec indican que, en 2019, la venta de vivienda se redujo en 21.3 por ciento. De esta manera, de las 306,624 casas desplazadas en 2018, el a\u00f1o que reci\u00e9n concluy\u00f3 cerrar\u00eda con 242,136 unidades desplazadas.<\/p>\n<p>Al respecto, los datos presentados destacan que el sector de la vivienda econ\u00f3mica ser\u00eda el m\u00e1s golpeado, con una baja de 45.3 por ciento. As\u00ed, el n\u00famero de unidades pasar\u00eda de 4,485 en 2018, a 3,951 en 2019.<\/p>\n<p>En relaci\u00f3n al financiamiento, es preciso destacar que la banca, Infonavit y Fovissste sumaron una colocaci\u00f3n de 379,654 millones de pesos en cr\u00e9ditos. De este total, de acuerdo con datos del Sistema Nacional de Informaci\u00f3n e Indicadores de Vivienda (Sniiv), la banca fue el responsable de colocar 187,612 millones de pesos, mientras que Fovissste coloc\u00f3 cerca de 35,000 millones de pesos.<\/p>\n<p>En el caso del Infonavit, la inversi\u00f3n salida de las arcas de instituto alcanz\u00f3 los 157,046 millones de pesos. Sin embargo, si se suma la derrama generada con instituciones privadas en productos de cofinanciamiento, el organismo impuls\u00f3 una inversi\u00f3n de 219,396 millones de pesos.<\/p>\n<p>Es importante se\u00f1alar que seg\u00fan c\u00e1lculos de SHF, la demanda de vivienda en 2019 se coloc\u00f3 en 935,674 acciones, lo que representa una baja de 7.1% en relaci\u00f3n a lo alcanzado en 2018. De este total, 573,342 corresponder\u00eda al rezago de vivienda cumulado, mientras que 272,332 a la formaci\u00f3n de nuevos hogares.<!--more--><\/p>\n<p>&nbsp;<\/p>\n<p><strong>Demanda de vivienda a nivel nacional 2019 <\/strong><\/p>\n<ul>\n<li>En el a\u00f1o que acaba de concluir se demandaron 935,674 acciones, es decir 7.1% menos que en 2018.<\/li>\n<li>57% de la demanda de vivienda en 2019 se La cifra representa una baja de 28.11% en comparaci\u00f3n con 2018.<\/li>\n<li>Nuevo Le\u00f3n, Jalisco y quintana Roo, se ubicaron como las entidades con el mayor registro de vivienda ante el
