{"id":104345,"date":"2020-03-27T08:14:59","date_gmt":"2020-03-27T14:14:59","guid":{"rendered":"https:\/\/centrourbano.com\/?p=104345"},"modified":"2020-03-27T09:42:07","modified_gmt":"2020-03-27T15:42:07","slug":"e-commerce-y-logistica-mantienen-positivo-el-sector-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/e-commerce-y-logistica-mantienen-positivo-el-sector-industrial\/","title":{"rendered":"E-commerce y log\u00edstica mantienen positivo el sector industrial"},"content":{"rendered":"<p><em>NKF asegur\u00f3 que el contexto actual mantendr\u00e1 el dinamismo en las operaciones de e-commerce y log\u00edstica, ya que se atender\u00e1n las necesidades de la poblaci\u00f3n<\/em><\/p>\n<p><!--more--><\/p>\n<p>En el marco de un contexto desfavorable a nivel internacional debido a la pandemia por Covid-19, <strong>las operaciones de e-commerce y log\u00edstica se ver\u00e1n favorecidas y altamente demandadas<\/strong> para la satisfacci\u00f3n de las necesidades de la poblaci\u00f3n.<\/p>\n<p>As\u00ed lo asegur\u00f3 Giovanni D\u2019 Agostino, presidente en M\u00e9xico y director regional para Am\u00e9rica Latina de Newmark Knight Frank (NKF), quien afirm\u00f3 que pese a un panorama adverso en el primer trimestre del a\u00f1o, el mercado industrial en Am\u00e9rica Latina, y en particular en M\u00e9xico, presenta signos positivos.<\/p>\n<p>Esto debido a las restricciones que hay en cuanto a la movilidad y el congestionamiento de personas en los sitios en general, as\u00ed como de consumo. Sin embargo, existe la necesidad de acercar bienes a la poblaci\u00f3n consumidora.<\/p>\n<p>De acuerdo con un reporte de investigaci\u00f3n de NFK correspondiente al cierre del 2019, las ciudades m\u00e1s grandes del pa\u00eds como la CDMX, Guadalajara y Monterrey tuvieron crecimiento en su inventario y en la demanda de espacios para las operaciones log\u00edstico-industriales.<\/p>\n<ul>\n<li><strong>Ciudad de M\u00e9xico<\/strong><\/li>\n<\/ul>\n<p>Tuvo una <strong>absorci\u00f3n acumulada de 2.63 millones de metros cuadrados<\/strong> (m2), que se traduce en un crecimiento de 80% con respecto a lo reportado en 2018.<\/p>\n<p>La capital del pa\u00eds y la zona metropolitana cerraron con una tasa de disponibilidad del 6.6%. Al inventario industrial de clase A incorporaron 937,000 m2 a los 10.6 millones de m2 del tercer trimestre; el total asciende a 11.2 millones de m2.<\/p>\n<p>En cuanto a naves en construcci\u00f3n, pasaron de un volumen de 519,000 m2 en 2018 a 583,000 m2 con una tasa de disponibilidad del 6.2% al 6.6%.<\/p>\n<p>En tanto, <strong>los corredores con mayor superficie disponible<\/strong> est\u00e1n en <strong>Cuautitl\u00e1n, Estado de M\u00e9xico, con 271,000 m2, y en Tepotzotl\u00e1n con 175,500 m2<\/strong>.<\/p>\n<ul>\n<li><strong>Guadalajara<\/strong><\/li>\n<\/ul>\n<p>La perla tapat\u00eda por su parte report\u00f3 un crecimiento de 50,000 m2 en el \u00faltimo per\u00edodo del a\u00f1o y una tasa de disponibilidad del 4.7%. <strong>El volumen de construcci\u00f3n super\u00f3 los 300,000 m2<\/strong> y la <strong>absorci\u00f3n acumulada<\/strong> del a\u00f1o <strong>sum\u00f3 180,000 m2<\/strong>.<\/p>\n<ul>\n<li><strong>Monterrey<\/strong><\/li>\n<\/ul>\n<p>La ciudad regia super\u00f3 los <strong>6 millones de m2 en inventario<\/strong>; su <strong>tasa de disponibilidad pas\u00f3 de 8.1% a 6.5%.<\/strong> La <strong>absorci\u00f3n bruta<\/strong> fue de poco m\u00e1s
