la liquidez<\/em><!--more--><\/p>\n<p>En M\u00e9xico, los efectos del <strong>coronavirus<\/strong> podr\u00edan afectar los ingresos operativos de aquellos activos inmobiliarios con periodos cortos de renta como <strong>hoteles, centros comerciales y espacios de coworking<\/strong>, seg\u00fan un an\u00e1lisis de la plataforma <a href=\"https:\/\/siila.com.mx\/#!\/\" target=\"_blank\" rel=\"noopener noreferrer\">SiiLA<\/a>.<\/p>\n<p>De acuerdo con la compa\u00f1\u00eda, esto se explica debido a que se encuentran ligados directamente al fuljo de personas como en los centros comerciales, turistas e <strong>inversiones<\/strong>.<\/p>\n<p>El an\u00e1lisis detalla que adem\u00e1s de este problema, existen otros factores como la ca\u00edda de los precios del <strong>petr\u00f3leo<\/strong> y la guerra comercial entre <strong>Estados Unidos y China<\/strong>, que afectan al mercado financiero, y en especial al sector inmobiliario.<\/p>\n<p>\u00abUno de los primeros efectos que se sentir\u00e1n en la <strong>industria inmobiliaria<\/strong> ser\u00e1 una disminuci\u00f3n en la liquidez, hasta no ver un panorama m\u00e1s claro de las consecuencias.<\/p>\n<p>\u00abSin duda, aquellos jugadores con transacciones planificadas para este a\u00f1o, tendr\u00e1n que re-analizar sus supuestos y con ello llevar a buen puerto las adquisiciones o disposiciones de activos o <strong>portafolios<\/strong>\u00ab, destacan.<\/p>\n<p>En contraste, el <strong>sector industrial<\/strong> ser\u00e1 el que menos efectos negativos registre, por la estabilidad de sus fundamentales, como contratos de largo plazo denominados en d\u00f3lares, altas tasas de ocupaci\u00f3n y planes de inquilinos en espacios industriales.<\/p>\n<p>Sin embargo, para el caso de las propiedades especializadas en <strong>manufactura<\/strong>, todo depender\u00e1 de c\u00f3mo se comporte el consumo en Estados Unidos, ya que los bienes de capital est\u00e1n directamente relacionados con las exportaciones a este pa\u00eds.<\/p>\n<p>En el campo de la <strong>log\u00edstica<\/strong> lo que podr\u00eda afectar al activo en el corto plazo es un desajuste en los precios del combustible, ya que este, representa un porcentaje importante en los costos operativos de las
