{"id":103547,"date":"2020-03-04T19:00:57","date_gmt":"2020-03-05T01:00:57","guid":{"rendered":"https:\/\/centrourbano.com\/?p=103547"},"modified":"2020-03-04T19:03:54","modified_gmt":"2020-03-05T01:03:54","slug":"coworking-gana-mercado-en-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/coworking-gana-mercado-en-monterrey\/","title":{"rendered":"Coworking gana mercado en Monterrey"},"content":{"rendered":"<p><em>El mercado de Monterrey tiene un inventario de 1.52 millones de m\u00b2 de oficinas, de los cuales el 14% se encuentran disponibles<\/em><!--more--><\/p>\n<p>La entrada de grandes firmas de coworking o espacios compartidos como <strong>WeWork<\/strong> a Monterrey, impuls\u00f3 la demanda de oficinas en centros de negocios o <strong>business centers<\/strong> en 2019 hasta 22%, revelan datos de la plataforma inmobiliaria <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Datoz<\/a>.<\/p>\n<p>De acuerdo con un an\u00e1lisis realizado por la compa\u00f1\u00eda, la <strong>absorci\u00f3n bruta<\/strong> de oficinas nuevas en este mercado durante 2019 fue de 53,052 metros cuadrados (m\u00b2), de los cuales 11,240 m\u00b2 fueron rentados por business centers.<\/p>\n<p>\u201cEn 2019 los business center pasan a liderar parte de la demanda de espacios tradicionales de oficinas con el 22%. Esto se debe a la participaci\u00f3n de WeWork tanto en 2019 como en 2018\u201d, refiri\u00f3 <strong>Sergio Mireles<\/strong>, socio fundador de Datoz.<\/p>\n<p>WeWork deton\u00f3 la demanda al realizar la mayor transacci\u00f3n en renta del a\u00f1o en el edificio <strong>T.O.P de Torres Obispado<\/strong>, en el que sum\u00f3 10,528 m\u00b2, cifra que representa 20% de la absorci\u00f3n bruta total de <strong>Monterrey<\/strong>.<\/p>\n<p>La empresa de coworking tambi\u00e9n ayud\u00f3 a que el corredor Obispado tuviera una participaci\u00f3n de 19% en la demanda de oficinas, s\u00f3lo despu\u00e9s de <strong>Valle Oriente<\/strong> que concentr\u00f3 37%, detallan en el reporte.<\/p>\n<p>En agosto de 2018 WeWork se instal\u00f3 en Monterrey con la apertura del edificio Antonio L. Rodr\u00edguez que ocup\u00f3 7,770 m\u00b2 ofreci\u00f3 1,696 escritorios. Al cierre de 2019, la empresa tiene seis ubicaciones, una de ellas en construcci\u00f3n, que suman 32,683 m\u00b2 y 6,494 escritorios.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El mercado
